buyers agent: Redneck Realtors on the Loose-Someone Help them PLEEZE! - 03/14/10 05:53 PM
This is a blog from about 6 months ago but based on what I saw today whilst showing..it's completely relevant. You might want to get a mirror and check this out for yourself! Like it or not we are called upon to portray to the world, our professionalism. That extends to your hair!! This may sound trite, but as I look through some of the profiles of my colleagues on this and other sites, it seems we may have a problem!! We're stuck in the 70's and 80's with our hair and make up ladies! And guys..this can run for you

buyers agent: PREAPPROVAL is CRUCIAL!!! - 03/08/10 12:29 PM
Every week I get calls and emails from people out looking for homes who want to see them NOW. And I get showings from agents for their clients. Problem is...not Pre-Approved! What is up with that. You buyers agents should know better and for you clients, there are three key reasons why your pre-approval is so important. 1. A pre-approval is just that, taking your basic info and making sure that your credit is ok to go forward with a purchase. The benchmark of today's lenders is a score of 620. If you're not there, most can offer some kind

buyers agent: If you want me to SELL YOUR LISTING-Then Answer Yer Dang Phone!! - 10/22/08 03:26 PM
I have the best possible clients! Pre approved, over qualified, plenty down and ready to move with NOTHING to sell. They've picked out some nice homes and are ready to rock and roll. So I call to make the appointments on two of them. Guess what!??? No answer not only at the brokerage, but not with the agent office line OR cell. All day...no response to my voice mails!! What the heck do I do. These folks will write an offer tonight!! And no answer. Still don't know if it's ok to show. This happened last week with a different listing

buyers agent: It Feels Like the First Time! Listing Virgin! - 09/12/08 05:51 PM
Remember the first time? Yeah you can equate it to that? Well the euporia you feel after any "first" time is the way I feel right now. My first listing just got a contract. I'm typically a buyers specialist so that buyer virginity is now long past. But the excitement and thrill of that first listing has re-energized me as an agent when I was feeling really low about not having so many sales this year. So, I challenged myself to step outside my comfort zone and, as our CEO Gary Keller says, GET LISTINGS, as that's where the real money

buyers agent: Are Open Houses Even Worth It??? - 09/01/08 01:57 AM
Ok I'm posting for two reasons. One to get an answer to this dilemma about open houses. Two, to get to 30K points before tomorrow morning. It's been my benchmark for a long time. So here's the real topic... I spent my "day of worship/rest/Sabbath" at two open houses. Of course I was at church singing this morning so pulling a 14 hour day on a Sunday is always tiring. But after doing all of the normal things I got two couples at one home, one looker at the next. I spent the day sitting in a perfectly staged nice lower

buyers agent: Thanks AR for the Boost I needed! - 08/13/08 03:45 PM
Just want to say thanks to the community for responding to my various topics. I've been a Buyers Agent solely for 4 years now and wanted to step out of my comfort zone to begin taking listings. It's finally panned out and tomorrow, thanks to an investor I know and have worked with, I will get four of his listings. Here in Greenville, Travelers Rest and the Upstate of SC I'm starting to really make a mark. Granted they're really low listings, but they're a start. And if I can market and get them sold then he will float me more

buyers agent: We Are Your Seatbelt.... - 08/06/08 05:41 AM
In our team meeting yesterday, our Team Leader brought up the analogy that we agents are like a seatbelt for our clients. Just as a seatbelt and carseat are required by law and are not there to RESTRICT your rights, so too are we agents around, not to steer or prevent you from a deal, but rather guide you through it safely. This is particularly true in the vast FSBO market out there. The story was of two of our own agents who had been working with clients for a very long time and shown multiple homes. On their own

buyers agent: How do I go from Buyers Specialist to Listing Agent? Need Help! - 07/24/08 07:55 AM
In the Upstate of Greenville and for my team, I'm a Buyer's Special Agent 007. I can lead generate with a passion and convert leads. I can sell dirt to a farmer. But I have absolutely not a clue how to overcome my own objections and do what needs to be done in this compression market and that is to start really focusing on listings. I want to do it. I know how to do it. I just dont' like to do it. Therein is the problem. I know Active Rain is geared toward networking. But there are so many of

buyers agent: How Much House Can Your Buyer REALLY Afford? - 07/22/08 10:38 AM
Have you ever asked yourself that question and are still wondering the answer? Well, there is a simple answer and you should use it with your clients consistently to act in THEIR best interests..even if you don't sell them a home. You dont have to be a lender to figure this out. There is no magic dollar amount that someone should be looking for regarding the "perfect home". How much house your client can afford differs per family based on many factors, including location, income, savings, personal preferences, and the PLAN of attack you help them set up to purchase. OH
