For over a year now my office has been preparing for the coming storm. Some of you are already beginning to see the rip currents but still havent' experienced the tsunami. DOOM GLOOM...Nope..not if you're prepared. What is the storm? The sarcastic side of me raises my eyebrow that you'd believe the media for one moment that the worst is over! Don't worry..it's not something you can catch..at least I hope not for your sake! In determining what a home is worth for both buyers and sellers we all know we go through hoops and die small deaths when it comes to pricing the home accordingly. So have you determined any of your listings as floccinaucinihilipilification? In the Greenville and Travelers Rest area I hate it when that happens. Floccinaucinihilipilification can be a make or breaker for getting that listing! In the fun blog of the day, it's my small way of contributing to us continually self educating realtors. I've been blessed to work with 4 consistent sellers over the past 3 years. They are high powered investors who "flip" homes here in Greenville and the surrounding Upstate in SC. But boy have pickens been slim. Now that's not to say there aren't a plethora of homes that go to the county auction each month-200/mo on average. But the banks have all of a sudden started holding on to inventory. Some say its to make their portfolios larger so investors on Wall Street will invest in their banks. I'm a believer. Every week I get calls and emails from people out looking for homes who want to see them NOW. And I get showings from agents for their clients. Problem is...not Pre-Approved! What is up with that. You buyers agents should know better and for you clients, there are three key reasons why your pre-approval is so important.
1. A pre-approval is just that, taking your basic info and making sure that your credit is ok to go forward with a purchase. The benchmark of today's lenders is a score of 620. If you're not there, most can offer some kind (3 comments)

If you're working with investors buying or selling properties, or if you're an investor yourself, be aware that it's becoming more difficult to move these properties. In the contentious lending arena in which we find ourselves, things used to be easier...not so now. It's the old 90 day rule. We all should know as REALTORS that you cannot sell a property within 90 days if lending is involved due to transfer of the deed. Cash can still happen. Used to be that we could write a contract during this 90 day period and close on the 91st and all was well. (4 comments)

Ok someone has called off a sign or emailed you with a message that they're interested in buying or selling. Now what. So many in sales get cold feet at actually having a phone conversation, IE talking WITHOUT the computer. It's very easy in our day and age to let our website give our credentials. Well I guess because the wording of the actual contract is lawyer talk! In South Carolina and here in Greenville, the Buyer Agency agreement is a 4 page jumble of marbles in the mouths of normal folk and even to most agents. Explaining it is another issue. And even when it's explained and you find yourself in that scenario, it can really spook a buyer. We love to sell our company listings and help our fellow agents, but the buyers think we're steering or leading because we tell them we're in Duel or Designated Agency. Of course we're not! Ok everyone's talking about down markets...Folks there's no such thing as a down market. It's either a buyers market or a sellers market! Ok so this is a buyers market. So if you're looking to buy, you've picked the ideal time. Prices are comparable to 2004! If Wal-Mart can roll back prices well the real estate market has done the same. Mountain and farm properties are especially rocking right now as land prices drop. This is the time to buy a home in the Upstate of SC. Thousands cheaper than NC just minutes away and incredible views and homes with beaucoups (2 comments)

Yesterday I blogged about the seeming plethora of unprofessional REALTORS out there who don't use Centralized Showings and you can't reach them to set appointments to show! Frustration no doubt! But what about those same REALTORS who show your listings and NEVER reply to any type of feedback! Is it me, the market, PMS or a lack of professionalism (umm does used car salesman ring a bell?) that has REALTORS tripping over themselves to gain buyers and listings but generates a total apathy to the miracle that is the telephone or email. I have the best possible clients! Pre approved, over qualified, plenty down and ready to move with NOTHING to sell. They've picked out some nice homes and are ready to rock and roll. So I call to make the appointments on two of them. Guess what!??? No answer not only at the brokerage, but not with the agent office line OR cell. All day...no response to my voice mails!! What the heck do I do. These folks will write an offer tonight!! And no answer. Still don't know if it's ok to show. This happened last week with a different listing (14 comments)

Open houses, fliers, emails, direct farming and lead generation sites. Our team of Connie Rice & Partners has all of these in place. We're doing everything we can to lead generate to get some of our listings sold. I'd love advice from all of you who went through this in the 70's and 80's. As lending has tightened, so our leads have become a plethora of unqualified kids with terrible credit scores, no down payment and just a prayer for a home.
Maybe the end of this endless election will kick start something. Maybe then lenders will ease just a (10 comments)

Here in the south we have some interesting characters..sometimes too interesting. When I was at a local REALTOR function recently I saw some things that blatantly have to go! The way we dress is one thing. I"ve blogged before about unscrupulous hairdos for professionals. But what about vacuum packed pants and facial hair. Now I know some of you guys and gals might be offended by this and that is not my intention (I'm actually making a funny statement). Today was one of those messages at church that changed my life as a REALTOR, wife, mother and friend. It was about the Margin between work and the rest of your life. Time management in essence. It was so in my face, it brought tears and I hope that sharing it with you will help you keep your life within margin as well. What does that mean? Sabbath: used to be a Blue day. We're all trying our best to keep up with rising and falling prices in real estate in our markets. Not to mention keeping up with the daily lending changes and laws. Let's not even talk about the DOW. So how do we make sure we're representing our sellers the best but still being completely honest in our pricing of their homes and makeing sure they understand that we're doing our best. But when it comes to networking the most mundane person you meet at the Chamber meeting is the person who tells you all about his business. BLAH BLAH BLAH When you were trying hard for that first date, what did you talk about. YOURSELF. And guess what? Then you shut up and let the other person talk about THEMSELF. Don't feel they represent us common folk either here in the south or dem crazy folks what like that snow in Id A ho. So I've decided to run for president myself. See if my issues are yours and vote for a Redneck President. Real issues here. First on taxes: I say nope. Let's do the fair tax thing..that way even them there illegals have to pay there share.
