Are you sick to death yet of getting that call? Will your seller lease/purchase, bond for title, rent? I know I am although I've been told that this is the next "wave" to come. As agents we can put this information in the remarks section of MLS so that agents showing do know if that property meets the criteria. But I've had buyers agents try to beat me up over the fact that my sellers (who are flip investors for the most part) will not even consider these options.

Well some of you saw my previous post on Green homes so you're no stranger to the fact that I'm not PC when it comes to both life and Real Estate. And surprisingly my clients appreciate that. It's like going on a date and people tell you not to talk about religion or politics. Again surprisingly, those things come up during showings, listings and throughout real estate transactions with other agents all the time here in Greenville, Travelers Rest and the Upstate.

Here in the south we have some interesting characters..sometimes too interesting. When I was at a local REALTOR function recently I saw some things that blatantly have to go! The economy is in turmoil as we all hear. Foreclosures and short sales at all time highs. It's been a great time for our buyers. But are you personally looking at this market for investments? If you're not, you could be cutting your nose off to spite your face.

Ok I'm posting for two reasons. One to get an answer to this dilemma about open houses. Two, to get to 30K points before tomorrow morning. It's been my benchmark for a long time. So here's the real topic...

J.D. Power and Associates has surveyed customers about new-home builders, this study measured customer satisfaction of home buyers and sellers with the largest national real estate firms. Overall satisfaction was determined by examining three factors for the home-buying experience: agent (65 percent); office (21 percent) and services (13 percent).

Why does it always seem that the lower the price point, the more difficult and unrealistic buyers are?
Same goes for the very high end ones as well.
I am blessed (we're all blessed to have any good buyer right now) to have a buyer at all that is qualified no matter the price point. They just seem to take a little more energy and want the things and quality of a $150K house in a 70K. I actually think I"ve found one but we'll see. This will be short but sweet. We're finally in a big boy bed..and it sucks! Gawd the crib was so much easier and he was confined. I want to keep my beautiful boy behind bars until he graduates high school to assure at least 4 straight hours of uninterupted sleep.

A man was browsing the paper for a new car when he saw a new listing that said 2004 Mercedes Wagon, macked out, low mileage -$50
