realtors: Why are you showing my listing when they CAN'T afford it???!!! - 03/14/10 02:06 PM
So the story goes.
 Realtor shows house to buyer client, client loves house, client lowballs (seriously lowballs) an offer, seller rejects and counters, offering closing costs if they'll be realistic. 1 week goes by, Realtor shows house to same client AGAIN, buyer make another (little better) lowball offer. Seller says X marks the spot and don't bother me with ridiculous offers when we're getting showings and 2nd showings out the wazzoo!
 
Today 4 days later. Realtor calls AGAIN. Seller still lowballing close to 30K. Now this is a moderately priced home folks-192K not the 3-500K where we get these ridiculous … (151 comments)

Miss manners I'm not and PC definitely not, but there is one thing that gets my goat on a regular basis in this industry.
I don't believe it's a particular brokerage although some from specic firms are worse than others. I'm just venting a little here but I think it's integral to our business and professional appearance to give feedback after a showing.
We're all very busy people. The last thing we need to do is track an agent down only to remind them of the style, color, street..whatever..of the listing they showed!

For over a year now my office has been preparing for the coming storm. Some of you are already beginning to see the rip currents but still havent' experienced the tsunami. DOOM GLOOM...Nope..not if you're prepared.
What is the storm? The sarcastic side of me raises my eyebrow that you'd believe the media for one moment that the worst is over! Oh, but you say..I'm already doing great this year. Yup you will. Don't worry..it's not something you can catch..at least I hope not for your sake! In determining what a home is worth for both buyers and sellers we all know we go through hoops and die small deaths when it comes to pricing the home accordingly. So have you determined any of your listings as floccinaucinihilipilification?
In the Greenville and Travelers Rest area I hate it when that happens. Floccinaucinihilipilification can be a make or breaker for getting that listing!

Yesterday I blogged about the seeming plethora of unprofessional REALTORS out there who don't use Centralized Showings and you can't reach them to set appointments to show! Frustration no doubt! But what about those same REALTORS who show your listings and NEVER reply to any type of feedback!
Is it me, the market, PMS or a lack of professionalism (umm does used car salesman ring a bell?) that has REALTORS tripping over themselves to gain buyers and listings but generates a total apathy to the miracle that is the telephone or email. How do I know. Because I"m a flipper. Albiet a novice flipper. We're on house #1 with one sold, one rented and one in renovation scheduled to hit the market mid-Oct.
I just read on lovely PMSNBC that "flippers" are part of the reason for the economic downturn in real estate. I do know many investors now that are really hurting, just like builders with too much inventory and few buyers out there. And the "fllippers" were labeled greedy.

GAIHN  That is the short name for The Greenville Area Interfaith Hospitality Network. A bit like Habitat For Humanity however it is driven by area churches. I'm proud to be a part of GAIHNS latest project through a conglomeration of my church, Springwell in Taylors, Cornerstone and several others that have united with out dickering about denomination or attendance. It's wonderful to see over 200 people who will converge on a small home near the mall in Greenville to remodel this old house which was donated by a local business owner.

Ok guys I know many of you feel politics and real estate don't mix and I agree. We will however experience differently via both candidates. So I've decided to conduct an independent poll. Ok I'm posting for two reasons. One to get an answer to this dilemma about open houses. Two, to get to 30K points before tomorrow morning. It's been my benchmark for a long time. So here's the real topic...
I spent my "day of worship/rest/Sabbath" at two open houses. Of course I was at church singing this morning so pulling a 14 hour day on a Sunday is always tiring. That's the exact quote Rush Limbaugh used today to describe Sara Palin for VP. I have to admit that I haven't fully been on board with McCain as a REALTOR as his immigration issues have really affected so many of my builders and contractors with illegals.
However, here comes a woman, with 5 children, the last of which is only 4 months old and has Downs Syndrome, a Christian and an active member of the NRA. Is this what the Republican party has been looking for? It seems so in recent polling which really has boosted McCain.

I was reading an article on MSN this morning about housing prices nationwide and how the economic slump has affected all classes even the wealthy. This one statement jumped out at me:
In Denver:"Don't be fooled, Stan and Christine Penton say. Regardless of income, everyone has been hammered by the surge in gas, energy and food prices. They have friends with six-figure incomes whose power has been shut off over late payments." Six figures and they're sitting in the dark????!!!

I've learned a HUGE amount from AR this week and many of you have responded to my blogs. But there is a thread that runs through this industry that we need to address.
We are competitors but not in competition. How does that work? It is my humble opinion that there is more than enough business out there for us to do correctly. We all make mistakes and some people take advantage of others' weaknesses. Let's stop the madness!
