south carolina: IMPORTANT Advice for Your Investors and FHA Guidelines - 11/30/08 06:04 AM
If you're working with investors buying or selling properties, or if you're an investor yourself, be aware that it's becoming more difficult to move these properties. In the contentious lending arena in which we find ourselves, things used to be easier...not so now.
It's the old 90 day rule. We all should know as REALTORS that you cannot sell a property within 90 days if lending is involved due to transfer of the deed. Cash can still happen. Used to be that we could write a contract during this 90 day period and close on the 91st and all was well.

south carolina: Why is Duel or Designated Agency so Hard for Buyers to Understand - 11/30/08 03:42 AM
Well I guess because the wording of the actual contract is lawyer talk! In South Carolina and here in Greenville, the Buyer Agency agreement is a 4 page jumble of marbles in the mouths of normal folk and even to most agents.
Explaining it is another issue. And even when it's explained and you find yourself in that scenario, it can really spook a buyer. We love to sell our company listings and help our fellow agents, but the buyers think we're steering or leading because we tell them we're in Duel or Designated Agency. Of course we're not! Ok everyone's talking about down markets...Folks there's no such thing as a down market. It's either a buyers market or a sellers market! Ok so this is a buyers market. So if you're looking to buy, you've picked the ideal time. Prices are comparable to 2004! If Wal-Mart can roll back prices well the real estate market has done the same. Mountain and farm properties are especially rocking right now as land prices drop. This is the time to buy a home in the Upstate of SC. I have the best possible clients! Pre approved, over qualified, plenty down and ready to move with NOTHING to sell. They've picked out some nice homes and are ready to rock and roll. So I call to make the appointments on two of them. Guess what!??? No answer not only at the brokerage, but not with the agent office line OR cell. All day...no response to my voice mails!! What the heck do I do. These folks will write an offer tonight!!

Open houses, fliers, emails, direct farming and lead generation sites. Our team of Connie Rice & Partners has all of these in place. We're doing everything we can to lead generate to get some of our listings sold. I'd love advice from all of you who went through this in the 70's and 80's. As lending has tightened, so our leads have become a plethora of unqualified kids with terrible credit scores, no down payment and just a prayer for a home.

Here in the south we have some interesting characters..sometimes too interesting. When I was at a local REALTOR function recently I saw some things that blatantly have to go! The way we dress is one thing. I"ve blogged before about unscrupulous hairdos for professionals. But what about vacuum packed pants and facial hair.

Today was one of those messages at church that changed my life as a REALTOR, wife, mother and friend. It was about the Margin between work and the rest of your life. Time management in essence. It was so in my face, it brought tears and I hope that sharing it with you will help you keep your life within margin as well.

south carolina: South Carolina History-The Textile State and History of Housing In Greenville - 10/18/08 11:32 AM
Greenville SC, the Upstate and surrounding counties from the beginning of the 20th century made their industry a nation wide name with textiles. Cotton, hemp, you name it. And now a group of SC folks interested in preserving the heritage of the homes created by these mill towns, have started a heritage foundation named the Camperdown Mills Historical Society.

I love to Flip houses. I need my own TV show! And in this economy our household is a bit leery of the stock market. Of course it will correct but the question is: when? So what is the solution? Go FLIPPIN nuts!
My husband and I have flipped two this year. One sold in three days, the other is rented. We currently have one under remodel scheduled to hit the market in a few weeks and are getting ready for the next one which is a no brainer and should only take a few weeks to fix up.

After recently relocating my parents here from Cincinnati, my mom asked me about local retirement communities. Not nursing homes, communities with amenities. So I decided to look it up and check. There is 1..yes I said ONE, established community in Greenville near Woodruff Road. This is unacceptable.
But within weeks after this conversation, I was happy to see the development of an incredible community at Furman University just north of downtown and close to Travelers Rest at the base of Paris Mountain.  It's called the Woodlands at Furman and is geared toward active seniors and outdoor activities. When you think of Illegal Immigration, the general population thinks primarily of border states: Texas, New Mexico, Florida, California. And certainly these have issues. But believe it or not, South Carolina is up there as well. We're not "technically" a sanctuary state and this was made clear last week in a raid on a local business.
Now, I'm not against immigration. My grandparents on both sides immigrated to this country from Ireland and Italy. But they did it right. As a REALTOR, I've seen in SC, any number of builders and contractors, losing their jobs to immigrants who do the jobs … (8 comments)

It's been two and a half years...long working hard working years. A toddler,  three flips and countless clients later..it's time. I've been putting it off for so long just to get that one last transaction in. But the end is near. Today is my last day. I'm not sad, I"m exhilarated!
I'M FINALLY GOING ON VACATION! No I'm not stopping real estate. Just taking a break from phone, fax and blogging for about two weeks. Even my toddler needs a break.

How do I know. Because I"m a flipper. Albiet a novice flipper. We're on house #1 with one sold, one rented and one in renovation scheduled to hit the market mid-Oct.
I just read on lovely PMSNBC that "flippers" are part of the reason for the economic downturn in real estate. I do know many investors now that are really hurting, just like builders with too much inventory and few buyers out there. And the "fllippers" were labeled greedy.

If you don't believe in reincarnation, you'd better re-evaluate your thinking. The Resolution Trust Corporation which was a fund created by the gov. asa  clean up solution to the S& L Crisis of the 80's and 90's is looking more like Frankenstein today!
After a roller coaster week, stocks soared this morning as investors basically hear the news that a forthcoming announcement by the government could create a financial medium to buy bank's assetts and then hold them.

south carolina: I LOVE the Buyers In this Market Right NOW! - 09/18/08 12:03 PM
Yeah ok..not all of them.  But for the most part we have REAL buyers, buyers who are qualified, have good credit, nothing to sell or something under contract, and want to move NOW!
Some of these buyers have been cultivated for nearly a year. Some just recent.  But everyone in the past three weeks has been awesome to speak to, enthusiastic about the future - and trying not to watch the doom and gloom of the mainstream media.
