As I knock on the door, I notice the lovely, well-tended and mature gardening around the front door.  I meet my potential client and I can tell they are more nervous about the listing appointment than usual.  It turns out they have been in their house for 30+ years.  This is not an unusual situation.  The question is always, 'where and how do I begin?'

How much to ask for my house? This has always been the most important question in selling your house, but never more than today.  A bad guess as to what the market will bear can cost you months--and even as much as a year--to sell your home today.
There is a lot of misinformation out there.  I read a quote today, not from a Realtor, that in summary said that it was okay to set the price high--that a seller would probably not see backlash from that decision.

listings: Unofficial Update on the Northern Virginia Real Estate Market - 01/29/08 10:10 AM
I have talked to a number of agents (all with different firms and who work in different markets) who have held open houses over the past two weekends. Without exception, all have reported an increase in traffic from open houses held before the holidays.  Personally, I have seen formerly reluctant clients making offers on homes.  This is huge.  Over the past several months, even well qualified buyers seemed content to 'wait it out' and no one was really out looking. Now they are not only looking, but actually writing offers!
I feel like we might be seeing the beginning or our Spring Market...

listings: First Time Buyers Can Make the Difference! - 10/30/07 07:28 AM
In Northern Virginia we have seen a decided slow down in sales.  Things will sell, if prepared and priced properly, but not necessarily on the Seller's time line. 
I think that WHEN the market turns around, it will be in large part due to the first time buyer.  The way I see it, when you have listings at the top of the market sitting for months on end, it is due to the listings a tier below sitting, too.  Those listings are sitting because the listings in the starter-detached home market or the large townhouse market are not selling.  It goes … (2 comments)
