What is the Real Estate Market Like in Northern Virginia? As a full time Realtor, I must get this question 5 times a day.  While many people shy away from me when the find out I am a Realtor (afraid I am going to slyly convince them to sell their house?), most people want to hear how things are 'down in the trenches.'

Gloom and Doom is all we hear these days, but there are bright spots in the Reston Real Estate Market. Each of the zip codes in Reston has a variety of housing types (condominiums, townhouses and single family homes) which has an impact on the average sales price.
The real bright spot is the North Point area, the section of homes north of Baron Cameron Avenue in the 20194 zip code.  In this market, the average days on market was 73 days, but the average sales price was up from the same quarter last year by 10.23% for an average of $559,200. … (0 comments)

There was an interesting article in the Washington Post this morning, 12/17/07.  Written by Shankar Vedantam, the article titled 'Bad Ideas Can Be Contagious,'discusses the phenomenon of 'group think' and how it affects the decisions we make.  What I found most compelling about the article was the assertion that this phenomenon largely contributed to the Real Estate bubble.  Also discussed is the idea that those of us in the Washington D.C. metro area felt largely distanced from real estate market corrections, but now that the correction has been accepted as fact, it is believed by all.

Somewhere along the way (probably when houses were selling before going in the MLS), the mentality about real estate prices shifted. It used to be that an agent would show a client homes around their price range that fit their needs and if they liked a home they would make an offer.  Then came the craziness.  Suddenly, buyers/agents would only look at homes that they thought were accurately priced or below their maximum price.  (of course, if you are paying full price that maximum is really important).

Every day we are bombarded with stories both about the rebound in the housing market and the horrors that yet await us. As a real estate professional, I wade through these stories, comparing them with what I know to be true about the consumers in my market.  I look at my local employment and job creation numbers and I make a determination about how to answer when I am inevitably asked, "how's the market?"

In response to my own negative postings, I decided it is time to talk about some positives in the real estate market. Not generally a negative person, I think that there are some good (better) things going on:
1) I actually heard 2 financial specialists talk positively about the real estate market this morning, on the Early Show and on Good Morning America. They said it was a geat time to buy!
2) My listing clients understand how difficult marketing their homes can be in this market and are extremely responsive to my suggestions and open to discussing offers.

I am working with a client in Northern Virginia who has recently moved here from out of state.  She is in a great position to buy, but has a very specific idea of the type of home she would like, the area in which she would like to live, and the price that she would like to pay.
I am sure I have said enough for the experienced realtors to know that she is going to have a tough time finding the house of her dreams!

I am interested to hear how everyone feels about the so-called "Spring Market."  I have been so busy I can barely keep up.  Interestingly, however, I am seeing this activity in pockets.  I have several listings which have virtually no traffic (even at very competitive prices) and others that have almost immediately gone under contract.  I put in the same amount of pre-market preparation time (as do the sellers), and yet, nothing! It seems like some areas are regaining the momentum and others are not.
