virginia: A practical guide to navigating the POA Act in Virginia - 09/19/17 12:29 PM

In Virginia, there is a law, The Property Owners' Association Act,  that provides a prospective buyer with a framework and a time frame for reviewing the Property Owners Association (POA) Documents associated with a specific property. Upon receipt of these documents  the buyer has three days from receipt of the Property Owners Association Documents to review, and if necessary void, the contract. This sounds very simple, but what exactly to buyers and sellers need to know about this when they have a contract to buy or sell a home in Virginia?   There can be more than one Property Owners Association per home. In Reston, for … (0 comments)

virginia: Post Super Bowl Commentary: Understanding Virginia vs. Maryland - 02/03/13 08:59 PM
And the Ravens win Super Bowl 2013...   While I was rooting for the Ravens, having a team from nearby Maryland did not guarantee that the locals were all cheering for Baltimore. In fact, there is a strange unwillingness for the two states to have the same fans--even though the Redskins and the Ravens rarely play one another (although, D.C. is over the river for Virginians, that seems not to be an issue when fans choose to root for the Redskins--and their stadium is in Maryland!).    If you are not from the D.C. Metro area, you may be unaware of the Virginia vs. … (3 comments)

It is time to sign up for 2013 Summer Day Camps in Reston, Virginia.
If you have young children, summer can be a hard time to keep them busy. When my kids were little, I found that mixing some structured time in with plenty of downtime was a great formula for happy days.
The Reston Association has begun (January 28, 2013) registration for it's popular Day Camps. They offer a variety of different camps and also offer some extended care options for working parents. virginia: Reston, Virginia Has a Home For Everyone! - 11/16/12 04:17 AM
You may have read about Reston, Virginia in one of your college classes. It is one of the early 'planned communities.' I remember sitting in my Fine Arts elective and having the professor begin talking about Lake Anne Plaza (also called Washington Plaza), where I spent many hours of my childhood. As a child, I did not understand what an interesting place Reston was; it was simply where I lived. It was a little surreal to have it show up in one of my college courses!
Now that I am an adult, and particularly since I am a Realtor, I … (1 comments)

virginia: How I Know Spring Has Arrived to Reston, Virginia - 04/25/12 09:15 PM
When we bought our Reston, Virginia home, almost 11 years ago, we made a lot of changes, including moving and editing the landscaping.  This one plant, however, was one of my favorites. As a single specimen, we had to find a place where it would get the right sun conditions, yet still look like it belonged.
We found the perfect spot, and each Spring when it blooms, I know that Spring has finally arrived! Yesterday, I took this photo.
I guess Spring has officially arrived to Reston, Virginia!

virginia: Where Am I in Reston, Virginia? North Point Pavilion - 03/22/12 12:10 AM
This is the North Hills Picnic Pavilion. Located in the heart of North Point, in Reston Virginia, this pavilion is used by residents throughout Reston. I have attended birthday parties, graduation parties, end-of-year class parties and seen corporate events hosted there.
It is a great place for a barbecue. There is a sunny field right next to it with a small tot-lot. It really lends itself to large groups, while providing shelter in the event that a little rain falls on your party. There are portable bathrooms, electricity and water available.
It is available to Reston Association members for $150 and … (1 comments)

virginia: New Laws in Virgina for 2012 - 01/01/12 11:29 PM
There are a couple of changes in the law for 2012 that Virginians need to know about, or may be interested in.
An important one for Northern Virginia residents is the increased toll at the main plaza of the Dulles Toll Road. The new rate is $1.50, up from $1.25. The other on/off-ramps will remain at $.75.   Other laws include stricter rules for Abortion Clinics and a prison reform law that will require that 10% of money earned by inmates be put into an account so that there is  money available to them when they leave prison.   Another new law allows new mothers the option to receive a … (2 comments)

virginia: Exploring Leesburg, Virgina - 12/02/11 12:20 AM
If I did not live in Reston, Virginia, there is a pretty good chance I would live in Leesburg, Virginia.
For years, my children attended school in Leesburg, VA and I got a pretty good sense of the wonderful community of Leesburg. It has a great downtown area and some of the most beautiful old homes in the area (I have always wanted one of those great old homes!).
If you work in the District, living in Leesburg is not for the feint of heart. The commutes can be long, but there is bus service, the Dulles Greenway, and, if all … (2 comments)

virginia: Can the Buyer Change Their Mind? - 05/19/11 03:42 AM
Dear Holly,

My home has been under contract for the past month. Yesterday, my purchaser told me they will be transferred in the next two years and wants to get out of the contract. I can't believe this! I had no idea that was a possibility for them or I would not have accepted their offer.I need to talk to an attorney, but have no idea what I should be asking. Can you provide any insight?

Thank you,

Blind-sided
