Gee, Ma Do I Have To Prospect Today? - 10/29/07 07:24 AM
Most sales agents hate to prospect. They will do almost anything to avoid it. They would rather eat dirt, have a root canal, see their in-laws move-in next door. I think you get the idea. As a typical real estate agent this fear and loathing of prospecting is so en-grained that some agent will never be persuaded to love it. Not to fear I am not going to ask you to start chanting "I love prospecting" What is necessary is to accept that prospecting is a part of your job and if you do not prospect you will be out of

House Foreclosure Less Important Than Credit Cards to Some. - 10/25/07 08:38 AM
Conventional wisdom has it that people will do everything to keep their homes. Not any more. The proliferation of foreclosure and the housing downturn is giving rise to a new mentality. People will risk losing their homes while doing everything to keep their credit cards. Many homeowners instead of missing a payment on their credit cards they will let the house payment slide. The questions is WHY? The majority of the responses to this question is they still need to access the credit card. Also the credit card companies are not making it more difficult to get credit cards, like the

10 Commandments of Handling Objections. - 10/22/07 04:53 PM
Don't take objections personally. Easy to say hard to do. When so much of a Realtors ego gets involved. Just remember that no one can make you feel less unless you give them permission.Handling objections is simply changing their perceptions: Your vision and your prospect's vision of what's possible are what creates your reality. Do not let an objection such as; will you take less commission? Become a road block, just focus on all you bring to selling their home. Re-emphasis the quality of your service.Look at objections as an opportunity to improve your skills. The more objections that you get,

Accountability, Accountability, Accountability; As a Real Estate Agent. - 10/17/07 07:02 PM
I just got off the phone with a high profile real estate motivation-coaching company. The program is to help you sell more and to reach your goals, for a mere $1,000 dollars a month with a year non-negotiable commitment to this program. The coaching company is well known. Every week I am given an assignment and I will then receive a once a week call from my coach to see how well I did on that weeks assignment and the call is to last approximately one hour. The issue I have with all these coaching programs, is that they all are

I Hate My Realtor. - 10/14/07 10:30 AM
At a charitable event that I attended recently, I was going thought the dessert line, and as I was waiting to get to my semi healthy dessert (chocolate covered strawberries) I could not help but over hear a conversation that was transpiring ahead me, with two women. They both were going on about the short comings the agents that they hired to sell their home had. I mean they were each complaining in such a vociferous tone that I was fascinated and embarrassed at the same time. The one person started out with what a slug her agent was and the other

One of lifes little surprises. - 10/02/07 07:22 PM
Today I had a very pleasant surprise, I was asked to participate in a focus group for the local real estate board that I am affiliated with. The focus group invited local brokers to partake in a question and answer session about how the board could improve servicing the brokers. In my group the invitation was extended to 25 and 9 of us showed up. The moderator was a outside company that both recorded and wrote down are discussion. The top three things that floated to the surface and we bandied back and forth were the following: Dealing with short-sales, the classes
