Seven Steps To Getting Out Of A Sales Slump. - 05/30/08 08:45 AM
Every sales person goes through a slow period, don't let a few lost sales get you down. Here are some suggestions on how to get back on track fast. •1. Don't waste time feeling sorry for yourself. Even if your slump is caused by factors you can't control, such as a downturn in the real estate market in your area, or a family illness, your only option is to double your efforts. That means making up your mind that you're going to make more calls, see more people, and get ready for the turn around. •2. Get out into

Sellers Who Rather Go Into Foreclosure. - 05/29/08 09:41 PM
It is becoming a common theme with some sellers that are facing foreclosure not to care any longer and just let the home go into foreclosure. It seems these sellers are facing obstacles that they think are too insurmountable to handle. It is heart wrenching when you discuss the ramification with a seller that is on the ropes about foreclosure and all they say is that they want out --- they do not care any longer. It seems that these sellers have had all the wind taken out of their sails. I for one have given many sellers pep talks that are on the

What Does Your Email Inbox Say About You? - 05/29/08 08:14 AM
What would life be like if we did not have an email account? I recall the first time that I got my email account back in those days I did not have many acquaintances that had email --- so when I found someone that did have an account I was elated with the fact that I could email that person, and await hopefully for a response. Now days many of us have not one but several email accounts, and without a doubt most of the accounts receive email daily from the annoying Spam to Phishing to the eagerly await reply. Not to

Designations & More Designations ---- Are They Beneficial? - 05/26/08 10:18 AM
The subject is Designations. How essential are they? I have started to investigate the relevance designations place in a REALTOR® life. Which brings up several questions that I have. •1. How beneficial are those designations that we as agents seek? •2. Have these designations made the agents that have them better then those that do not have them? •3. Does the public understand the difference between a CRS designation versus a GRI designation? •4. Has having a designation increase you income? •5. What designation are important? Almost daily I receive emails on the subject of getting you designation for this

What Mike Ferry's Opinion is of the Upcoming Real Estate Market? - 05/23/08 05:48 PM
I attended Mike's Management Retreat here in Irvine, California on 5/19-21. He sponsors a once a year retreat for brokers and managers to attend for three days. After three days, I walked away with the following: •· This market is going to be like this for another two years. Turn around starting in late 2010. •· He's a get back to basic's person. •· Stop, wasting time sitting in the office or your home office and get out and meet people. •· Do the things that other agents do not want to do: IE: door knocking, expires etc. •· He has

New Vision For Downtown San Marcos, California. - 05/23/08 05:19 PM
The city unnveiled plans to revamp several blocks of Mission Avenue west of the civic complex at the Richmar Specific Plan Workshop on May 6. For several years the City Hall area of downtown has been an incongruous island of development surrounded by old and uncoordinated properties. The project envisions the city as a modern mixed-used development similar to the successful Plaza de Paseo to the west. The new project includes 65 acres of property and is roughly bounded by Richmar Ave to the north, Woodward Street to the east, Pico Ave to the west and Autumn Dr to the south.

Does Your Broker Play Favorites? - 05/13/08 09:58 AM
In the last several weeks I have interviewed agents that wish to leave their brokerage not because of the commission split, or other perks that they could be seeking, but because of the favoritism that is being show to certain agents in their brokerage. It's a reason that I had not considered could be a ‘why' an agent would choose to after many years of being with a company decide that they feel that it's time to go. When I delved further into the "why", I found that it could stem from: •1. Lack of quality leads being given to them

What A Real Estate Auction Can and Cannot Do! - 05/03/08 11:27 AM
Lately my telephone has been ringing off the hook, with sellers and real estate agents calling about selling their home and listings auction style. Without a doubt there is a common recurring theme that I hear from the seller as well as agents seeking to get their home or listings sold. So, I would like to explain what an auction can and cannot do with aiding in the sale of a home. The list below encapsulates the ingredients that must be present when selling and going auction style: •1. A seller must be motivated, this includes price, and the property must qualify.
