HUD recently announced the launch of the HUD Language Line, a telephone language service pilot that will offer live, one-on-one interpretation services in more than 175 languages. Accessible throughout the nation, the language line will help HUD staff to better communicate with Limited English Proficient (LEP) individuals and families about HUD housing programs, services, and activities. The present administration is pondering turning thousands of government owned foreclosures into rental properties to help boost falling home prices. Should a real estate agent bear the expense of turning on utilities on a vacant home or should the buyer? Here in California more and more vacant homes do not have the utilities on because they are either banked owned or a short sale in process (and having the utilities off discourages squatters). HUD makes it apparent that they are not responsible for having the utilities on any of their properties, and it is up to the agents or the buyer to have them turned on for any inspections at the agents or buyers expense. If you have a FHA loan you can go to HUD and ask them for a one time interest free loan to pay off the delinquency of your current FHA loan. This is called a partial claim, this becomes a second mortgage and is not due and payable until the first loan has been paid off or you sell your home.
