For the life of me, I can't understand why Realtors feel it is so hard to meet an appraiser when he/she appraises the home. Be kind to the appraiser and supply him/her with the comps used to determine value.  A few kind words and actions might go a long way to supporting the price the home sold for. After all, it was the agent who worked with the seller to determine the price the home was listed at,  negotiated a price, based on something-----.  What a great way to show value to your seller, that you have done everything you can to substantiate the price.  After that, it is in the appraiser's hands, but at least, you have the satisfaction of knowing you did all you could for your your seller.
