Q. What are the important factors when I sell my home?
A.   Chris feels the location is the most important, but you have no control over that. You do control your home's condition and selling price. Chris as your Seller's Agent will work with you on both of these. He has the tools to assists us with setting the appropriate selling price. He has the experience and judement to advise you on what things might be done to put your home in an appropriate condition for presentation to buyers.
Q. What things are sold with your home?
A. Objects that are attached to the house or property itself, whether they are nailed, screwed, planted or otherwise affixed, stay with the house and are included in the sale; light fixtures, built-in appliances. When Chris and Deane sold our home, we had expensive chandeliers and bathroom water faucets. We said in listing contract that we would replace these with an inexpensive substitutes, unless the buyers wanted to buy them. We itemized dozens of items that were negotiable this way.
Q. What is a Lockbox?
A. Most agents in Ft Meyers and Naples area use electronic boxes, which operate on an infrared system, so no old fashioned key is required. The box has a U hook that fits around the Door Knob. Below this hook is a key box that holds the keys to your home. This key box is opened when the agent points a remote control and a release mechanism is triggered. A built in cell phone, in the box hidden behind the key box, phones the central computer to see if this remote control is authorized with the proper password. The password is changed each night by the central computer when Chris puts his remote control into the telephone cradle at his desk. When the key box is released giving Chris the key to your house, a sensor records his user ID and phones it back to the central computer. Chris can query the central computer any time and find out which agents have visited your home and at what time.
Q. What is Seller's Remorse?
A. When you sell your home you might become worried and fearful that you've made a mistake by selling. You feel maybe you sold your home for less than it's worth. Or maybe you sold a home that was irreplaceable and you will always miss it. This is seller's remorse and it happens when you are beginning to have doubts about your ability to do something so complicated as selling your house. Choose a really good real estate agent and fully understand what is being done and why. When you do in fact participate in the selling process, and take the opportunity to question things as they happen and even cause somethings to be done differently, then you feel confident about the whole process and its outcome (the successful sale of your home with your participation and thoughtful guidance).
Q. What is Escrow?
A. An escrow is a bank account and officer in charge of it, who is a neutral person who holds all of the documents and funds related to your homes sale and simultneous purchase process. The account will be opened as soon as a buyer gives an earnest money deposit to the agent to demonstrate to you as the seller, that the buyer earnestly desires to buy your home. The escrow account and officer may be an attorney, escrow agent, or title agent. The money will be held on account until the closing of title when it will be turned over to the sellers. In Florida, the money can earn interest at the request of the payer. Some of the states where Chris has been licensed require that all escrow money be paid interest. But here in Florida you must formally request it.

The laws are very clear on dispostion or disbursement of the escrowed money by the esrow officer.And the rulings by the courts always favor the seller. Many a buyer has lost their earnest money deposit to the seller in contract disputes. The most common of these involve the lender promising the buyer that the buyer would get a mortgage loan, the buyer then releases the financing contingincy in the purchase contract, then three days before closing, the lender withdraws their promise because they learned of undisclosed information about the buyer. The buyer cannot purchase the home since the loan fell through. This is an open and shut case. The escrow officer will be directed by Florida Real Estate Commission to disburse the money to the seller.
Q. What is Agreement of Sale?
A. This is the most important document in sale of your home. It is the contract that specifies the terms of the deal. The agents involved prepare and present this to the sellers and buyers It specifies the names of the parties, a description of the property taken from the deed, the sale price,and provisions such as how much is the deposit, what items such as appliances convey, what inspections will be needed, who pays the cost of needed repairs, how long does the buyer have to obtain a committment for a mortgage, etc
Q. What is the Closing of Sold Home?
A. This is the formal meeting of the seller and buyer with their closing agents who are attorneys or title agents. They can all be together or more usually the buyers and their closing agent meet and the sellers and their closing agent meet. Or often the paper work will be done by the closing agent(s) and forworded by courrier to a party such as specially designated real estate agent or bank officer. Then the buyer or seller will meet with that designee. For three of the last Close of Sale that Chris and Deane had for their own homes, Chris was in one state and went to a designee and Deane was in another state and went to a designee, after their closing attorney had forwarded needed paper work to the two designees.
The closing agents will work with the lender(s), the real estate agents, the title insurance companies, and other services, they will calculate where all the dozens of different categories of money are disbursed, finalize all the legal documents, explain all documents to the buyer seller, be certain all signatures are correct, record all documents at the court house, and send out all the money. This all takes about five days. It is infrequent, but some problems can come up after the closing.
Q. What is Property Disclosure?
A. Florida law does require you as the seller to disclose to the new buyer, all material defects about your home that you are aware of. Florida has a form that the owner fills out, and on the form you go through all the list of material items and check yes, no, don't know. Then you sign the form as truthful. It is important for you to make an effort to fully disclose everything you know about your home. What the law is looking for as a material fact includes facts about the house's condition (roof leaks) and legal issues (bathroom redone without a permit) that could negatively impact the home's value.
Q. How do I know what to sell my home for?
A. Deciding a listing price for your home is one of the more important decisions you need to make. If you price too high, potential homebuyers will not look; if you price too low, you may leave money on the table. Two methods are used to calculate a price: the comparative market analysis (CMA) and a certified appraisal report.They both compare the list price and final sale price of homes similar to yours that are in the same neighborhood and factor in the home's condition, and amenities, such as a view, that may increase the value of your home.
Q. Can I sell my home for less than what I owe on it?
A. This is called a Short Sale and it depends on the lender. Maybe the lender will let you a part of the difference between the sale price and loan amount, and the lender will write off the rest as a loss. which still must be paid. The lender may need to get permission from Fannie Mae or Freddie Mac or the PMI insurance company.
Q. If I am going to sell my home at a loss, can I deduct this from taxes?
A. The IRS does not allow this to be deducted. Chris has a friend who did one thing to make a deduction allowable. She knew in December that she was going to move to another state in June. She placed a small home-for-rent ad in the classifieds for a month to month rate of $45. She listed the house in the MLS in June and moved. The home had a buyer in October. The fact that she had actively pursued a renter for 12 months, made the home an investment property. She deducted the capital loss at the rate of $3,000 per year for six years.
Q. Do I have to pay taxes on the money I receive for my home?
A. No. You pay federal income tax on any Capital Gain Income from owning the home. And the first $250,000 ($500,000 for couples) of Gain is exempt from taxation. Gain is the difference between what you paid to buy and improve the home, and what you sell the home for. The tax rate for Gain is significantly lower than the tax rate for regular ordinary income. You also must have used the home as a residence for at least two of the five years before the sale.
Q. Is it better to sell or buy first?
A. This depends on the situation. In Oct 2004, Chris calculated that it was THE right time to sell in Daytona and buy in Naples. He felt that if he did not sell by end 2004 or early 2005, he could not sell for maximum price. He sold in May 2005. He figured the time to buy in Naples was immediately. He bought in December 2004. So he bought 6 months ahead of selling. It was a gamble that paid off well. ( by summer of 2005, the house he bought in Dec 2004 went up in value and the house he sold in May 2005 went down in value ). Can you make two mortgage payments if you would wind up needing to? If the answer is no, then you have to sell first. But then where do you put all your things and yourself if you don't own another home to go to. If you sell first, it frees up your equity and tells you for sure what home you can buy on your next home. If you cannot cover double mortgage payments, you can try to take a bridge loan, a short term loan that bridges the period between the sale of your current home and the purchase of your new home.
Q. Could you explain some of the Newspaper abbreviations?
A.   Here are a few of the mystery words.

Q. Is it OK to let my buyer move in to the home before inal closing?
A.   Sometimes the buyer wants and needs this. Boy is it risky. Chris as Seller's agent would say perhaps when there is a construction permanent mortgage, and the buyer has effectively bought the home before it was built. But much can blow up. The loan might fall through. These owners-to-be are actually renters and they may damage the home, and then the loan falls through. They may start modifying the home by painting, or building a deck. The worst night mere which does happen is they burn the home down, and then who wants a burnt down home. If it seems just absolutely necessary it can be handled with a standard contract addendum that covers early buyer possession.

Just look over some of his four dozen books at the private LANDLORD AGENCY. Mr Irwin is author of The For Sale by Owner Kit where he says "I always recommend trying a fizzbo before listing with an agent. Hang a sign out front for 30 days and see what happens. The guy next door may want it".
JUST ONE EXPERIENCE FROM CHRIS: Years ago, Chris would recommend this to friends and family, until his friend got badly injured. His friend who wanted to list with an agent, at Chris's insistance, put up a FSBO sign and after 30 days with not one visitor, he listed it in MLS with an agent. A couple across town found out (because it was in MLS) about it being for sale and said "John we have been admiring your house on the water for years. We wish we would have known it was for sale. We just purchased an MLS house through our Agent." It took John 9 mounths to find a buyer. What Chris learned was, for every single day that your home-for-sale is not given full and complete exposure to the market place of buyers, you may be missing a one and only buyer for your home.

Selling your house yourself, without having an agent represent you, is a transaction commonly referred to as a For Sale By Owner or FSBO ("fizz-bo"). Some people who have tried the FSBO route and lost a lot of money by doing it, refer to it as FSBI ("fizz-bee") or For Sale By Idiot. There are several reasons to use a seller's agent to represent you in the selling of your home.
AARP: Don't be "penny wise and pound-foolish." A lot is at stake when you sell your home. It is not simply a matter of finding a buyer. Legal documents describing the responsibilities of the buyer and the seller must be prepared. State and local laws and rules must be satisfied. Some people may be knowledgeable enough to handle these details on their own, but most of us need help.
CNN MONEY: Hesitance to pay a broker's fee, which often is as high as 6 percent of the sales price, can also backfire. Selling a home on your own can be a boon to your bottom line, but it's a lot of work and if you don't do it right you may give up and go with a commissioned real estate agent anyway.
Equity Title Company: It's always a good market in real estate - when you know what you're doing. Structuring transactions, arranging financing, and finding the right buyers are some of the keys to success. And no one knows more about the trends in today's market than your local real estate broker or agent.
Forbes: You might look to save the commission by not hiring a real estate broker, but that could very likely translate to a lower offer from a savvy buyer who realizes you are doing just that. You need to hire a real estate agent with a reputable company in your area that can demonstrate a track record of successfully marketing and selling homes like yours. A sign in the yard and some newspaper ads just won't do the job anymore. Your agent needs to apply a sophisticated, fully integrated marketing approach, which would include distinctive signage, multiple Web listings, editorial media-type coverage, and even first-rate direct mail.

Selling your home can be stressful. Read on....

Selling the home you live in and perhaps buying another one at the same time, is a somewhat stressful endeavor. Not only is Chris a real estate agent, but he and Deane have put their own home on the market, and moved to a newly purchased home more than once, and we managed to survive.
When you decide to sell your home you should ask yourself some basic questions. Why do you want to sell? Job relocation? Don't like your neighborhood? Home too small or too large? Tax reasons?
Is it good financial sense to sell? What does the market look like? Is it a sellers market with homes being purchased very quickly? Is it a buyers market with homes sitting on the market a long time? Will you make money or lose money if you sell? Do you have enough money to make the down payment and closing costs for another home?
Are you willing to deal with the stress involved? Allowing your home to be toured by many agents and prospective buyers. Keeping your home extra clean and in showcase condition. Anticipating when an offer will be made. And perhaps searching for a new home at the same time.
There are always simple cleaning, improvements, repairs, and "staging" that will help prepare your home for selling. Chris will assist you as your seller's agent to determine which things will make a real difference to buyers.

Setting the right price in the listing agreement is critical to getting buyers to in fact review your home on the MLS computer and come out to tour your home. How do you set a listing price... Read on

It is a fact that when buyers look at your home, they are always curious about what you paid for it. Well this is a public record at the courthouse. And of course the price you paid for your home has nothing to do with what you are asking for it today. Chris paid $50,000 for a home which today is worth $35,000 and Chris paid $50,000 for a home which today is worth $800,000. So what.
The price that you list your home for, will not be related to three things. What you paid for it at some past time. What you could have sold it for at some past time. What you perhaps can sell it for at some future time. Chris' nearby neighbor paid $250,000 for a home in 2000. He could have sold it for $650,000 in 2005. He will likely be able to sell it for $1,000,000 at some time in the future. He has it MLS listed in 2007 at $500,000.
The price you list your home for today will be the 'fair market value' if you in fact wish to sell it. Some agents will suggest unrealistically high asking prices. This is called in the business, buying the listing. You need to be cautious when agents you interview suggest listing at a price that is out of line with the prices of other homes like yours. Maybe someone will pay too much for your home. But buyers are generally too smart to overpay. And the higher price (beyond fair market value) will hide your home from the eyes of a possible buyer.
There are plenty of agents who will list your home at a price that is to high (and too low - need be careful here too). Later when your home does not sell, these agents start suggesting big price reductions. To get the attention of the buyers and their agents in your area, give your home a fair market value price from the very start.

When these sorts of uncomfortable things begin happening to you, your brain's defenses kick in. A signal is sent out saying ‘help I am being overwhelmed by all this.'

Generally, how do you combat trauma - during the experience of buying a home.

· Keep a sense of humor about you. You can be deadly serious and still have a fun time.

There is a difference between what you can qualify to borrow and what you can afford, and comfortably pay for. Do not set yourself up for failure in the first few years of your home. You will have a monthly cost of P I T I & F. Principal Interest Taxes Insurance and Fee for home association, and Occasional money for repairs and casualty damages. The interest on your mortgage and your property taxes are deductible from Federal Income Tax, and that needs to be considered (but these are perhaps changing).

Do research and investigation on terminology, instruction, advice, location and pricing. Good Real Estate and Mortgage Agents will do much of this. Internet, Books, Newspapers, Magazines, and TV are all good sources. Why, What, Where, When, How, and most of all, research before serious home hunting begins, allows the buyer to proceed at an intelligent pace. The more informed you are, the more you are able to proceed in a cautious manner.

When you are actually inspecting homes.
When you are on a driving tour with your agent, to actually walk through prospective homes, do not forget to check out the neighborhoods around these homes. Be sure you are aware of the area around a home that you are going to buy. Information about schools, utilities, hospitals, current and future freeways, the homeowners association, information about adjacent land usage.

As you go though homes, remember you are looking for the home that is the MOST perfect for you, not the MOST PERFECT HOME IN AMERICA. Do not ask for a lot of opinions. It may be comforting, but too many ideas just makes it more difficult on you. Focus on what your feelings are.

You almost, sort of, maybe, know what you want to buy.
Choose YOUR home because YOU are in love with it. There are about 150 very important things about a home. But the other 149 things, do not mean as much as this number 1 thing.

Believe Chris when he says, some times are better times to buy then other times. But there is no such thing as the right time to buy. Chris was just recently congratulated by another very successful agent for making a buy at a just right time. Chris really made the buy at just a better time.

Ask anyone who has been in the real estate business for a while (real estate agents, lenders, builders), and they will agree, it is a losing battle to:

· Calculate the perfect time to buy, sell, build.
· Second guess the interest rates.
· Calculate when prices will rise, fall, level.

You are making an offer.
People shy away from making decisions, since it is often just easier and more comfy. Nothing ventured, nothing lost. In Chris's case nothing ventured, nothing gained. Making decisions is tough and bothersome, and people often decide not to decide. People in real estate often hear complaints about ‘the deal we missed, why didn't we buy it when we had a chance'? Pre qualify for home mortgage

To determine How Much Home Can You Afford, use this Freddie Mac calculator (first you may want to completely read this whole report).

For those interested in how it is calculated, use the Work sheet at the bottom of this report.

Traditionally when persons bought a home, they made 20 percent of the home's price as a down payment. But times are changing and lenders no longer require 20 percent down payment. Some loans require as little as three percent down which means you can finance a larger amount of the purchase price. You may be surprised to find that you are able to buy your own home, when you are thinking it can not be done. The very first thing to do is to be pre qualified.

Freddie Mac was chartered by Congress to provide a continuous source of capital to finance America's housing. The U.S. Department of Housing and Urban Development (HUD) oversees Freddie Mac. Chris wishes for you to use their Calculator to be pre qualified.

There are many calculators on the internet, but this Freddie Mac calculator is an excellent choice. Also, at this point, when you are only using my site to learn about real estate, it is none of Chris's business how much you earn and other financial information that is private. We do not put calculators on our sites (like so many others do) because we do not want to collect any of the private information the calculators need.

To calculate the affordable price range to fit in your budget, use the Freddie Mac site. There is a form for you to enter a few numbers about your income and expenses, and it will give you a very rough estimate of the home price range that you are financially qualified to buy. The calculator is based on the standard affordability ratios used to determine qualification for mortgage approvals.
The housing payment ratio (known as front ratio) compares the being-calculated monthly mortgage payment to your monthly income.
The total debt ratio (known as back ratio) compares your total monthly obligations, including this being-calculated mortgage payment, to your monthly income.

For those interested, here is a discussion of these standard affordability ratios used to determine qualification for mortgage approvals. The ratios 28 and 36 are commonly used ratios. These numbers can be changed up or down by lenders, making it harder or easier for you to qualify for a given price range home.
The 28 refers to the percentage of your gross income, before taxes, that may be spent on this new home mortgage expenses, such as principal, interest, real estate taxes and insurance(s). These new mortgage expenses may not exceed 28 percent of your gross income.
The 36 refers to the percentage of your gross income, before taxes, that can be spent for payments on all your current debts, such as credit cards and car payment, plus the new mortgage payment. These total expenses for the new mortgage and other debt expenses may not exceed 36 percent of your gross income.

Buying a home is expensive.
Assess your finances. Do you have cash for down payment and closing? Can you afford the mortgage, taxes and insurance? Get as much of the work done with a lender as is possible at this stage. This helps to know how much you want to spend and to get a jump on the paper work.Your personal situation will determine the best kind of loan for you. Chris will help you narrow your search among the many options available and discover which loan suits you best.

Determine your housing needs.
Your home should fit how you live, with spaces and features that appeal to the whole family. Before you begin looking, make a list of your priorities - things like location and size. Should the house be close to certain schools? your job? to public transportation? How large should the house be? What type of lot do you prefer? What kinds of amenities are you looking for?

Establish the minimum
requirements and a 'wish list.' Minimum requirements are things that a house must have for you to consider it, while a "wish list" covers things that you'd like to have but aren't essential. Chris will help you to 'refine' these as you actually look at property on the computer.

Go out and look
over all the communities offered in Southwest Florida - both resale and brand new homes. This will help you to know where you want to live. This website has much information on all the places to live.

Look at communities that will allow you to best live your daily life. Some people choose communities based on schools. Do you want access to shopping and public transportation? Is access to local facilities like libraries and museums important to you? Do you prefer peace and quiet of rural communities? When you find places that you like, talk to people that live there. They know a lot about the area and will be your future neighbors. Pick a neighborhood that you feel comfortable in.

NEW HOME WARRANTY

When you buy a brand new home it may come with a ten year warranty. When you buy a re-sale home, you may be able to transfer the original warranty to you. The typical New HomeWarranty covers one year for systems, appliances and work- manship; and two years for mechanical; and ten years for any structural defects. And this is a wonderful warranty to have. But many buyers expect much more. New homes do not have bumper to bumper sixty thousand mile quarantees like cars. Some home warranties are backed by the builder and in some cases the builder does not warrant the home but rather is covered by special companies that do that for him.

This builder really has nothing more than an insurance policy. And the issuers of this policy intend to cover problems that arise due to the actions of the builder and not the actions of nature. For example a structural defect, may be defined as something that causes the home to be unsafe. Sometimes these warranties have binding arbitration clauses that take away your right to go to court for a dispute. Also they do not cover expenses you may have for renting a home or hotel while repairs are being made.

RESALE HOME WARRANTY

Re-sale Home Warranty are sold by home service contract companies,or home protection companies or home warranty companies, or residential service companies and in Florida these are not insurance companies.

The typical Re-sale Home Warranty covers one year for systems and appliances and you ordinarily cannot buy any coverage for structural problems. Some warranties provide optional roof leak coverage. (roofs are technically structural elements but are commonly seen as system elements to stop water and rain from entering a home).

This warranty protects you against cost of unexpected repair or replacement of systems and appliances. The warranties that we have purchased do not require any cost to us. But some do require a service call charge such as thirty dollars. These warranties also offer you an element of convenience. Many companies handle claims twenty four - seven and they arrange everything. You just sit back and await the service technician to arrive.

WHAT YOU SHOULD KNOW WHEN YOU BUY A HOME

FIND AGENT
Find a suitable real estate company and agent. When Chris moved to Naples he shopped for a Real Estate Company that he would want to buy a home from. That would be the company he could affiliate to.

He chose Premiere Plus because the people there were laid back, warm and friendly, and truly concerned to make you feel comfortable. Chris has been in the business since 1976 and could quickly spot people who were really professional and had plenty of KNOWLEDGE.

He saw that at Premiere Plus, the customer comes first, and they only pick agents who are really good ones. He liked their size. They were not too big or too small, but just right. Florida has firms with thousands of agents. Even here in SW Florida there are firms with many hundreds of agents. And there are firms with a dozen agents. Chris felt comfortable with a firm of a hundred or so agents. Enough to cover the area in a thorough and diverse way, but not so large that the agents and their customers felt and got lost.

Picking an agent to work for you as a customer is even more important. This is the gal or guy who you will be closely working with for a while. Choose one who has lots of KNOWLEDGE and who is willing to let you benefit from it by being AVAILABLE to you. Pick one who will provide you with FULL SERVICE and STICK by you for the whole process until your real estate needs are fully met. And by all means, pick someone you like. In other words do not use the agent who is mediocre, who you can never reach, who might give you some service and who disappears like a magician before you are done.

GET PRE-APPROVED
Real estate agents prefer to work with-qualified buyers. This will help you to know with some accuracy what your price range is AND the type of home and neighborhood you should search for. It will also help to start immediately making the financial planning needed to purchase. Pick a Mortgage Agent and begin making your loan happen, right up front.

When you locate homes you may want, you will have more negotiating power and an edge over other homebuyers who are not pre-qualified. The seller who is looking at your offer will feel more assured that in fact you are able to get the mortgage you need. You will feel more assured too, because you have been doing what the mortgage agent told you to do, to get ready for loan approval.

KNOW WHAT YOU WANT
Do not try to buy a home without knowing what you need and want in a home. The good agent will work carefully with you to make sure you are aware of what the choices are, and which neighborhoods and homes will want to check out.

Is your family growing? What are the schools like? Is the neighborhood suitable for them? How does your furniture work there? How long is your drive to work? How long will you live there? There is so much to consider, and a really good agent will help you to cover all the angles.

FIND MORTGAGE AGENT
Find a suitable mortgage company and loan agent. Just like you pick a real estate agent to sift through thousands of homes and to help you choose, you need to pick a mortgage agent who will sift through thousands of loan possibilities and will narrow them down to ones that meet your needs, and then will help you to choose from alternatives.

Select a mortgage company that has access to many, many loan sources and types. Use the same criteria you use for a real estate agent to pick a mortgage agent. Choose one who has lots of KNOWLEDGE and who is willing to let you benefit from it by being AVAILABLE to you. Pick one who will provide you with FULL SERVICE and STICK by you for the whole process until your mortgage needs are fully met. And by all means, pick someone you like.

Chris knows by much experience that the area where most home purchases have problems is in the mortgage process. This is truly a complicated process and you need to pick a good mortgage agent. Chris and Deane have made home purchases that did not seem possible to get mortgaged, with the help of good mortgage agents. Chris is biased but he truly believes that the best thing to do is get one person who is both your Real Estate Agent and your Mortgage Agent.

MAKE A SUITABLE OFFER
This is not only Price, but is also Down Payment, the Time Frame for closing title, and your Ability to Pay. The offer to purchase is the formal, legal contract form that is completed by the Real Estate Agent (using information provided by the Mortgage Agent). This document will be about 10 pages long and will be presented to the property Seller.

The Seller is basically saying here is how much money I want for the sales price. Here is how much earnest money down payment I want to protect my interest since I am taking my house off the market and turning away other buyers (likely forever). Here is when I want to close title on this home (for many reasons like I need to pay for another home by this date.) And last, I sure do hope this buyer can financially swing this offer they make to me.

When you make the contract offer, you are giving some firm answer to all of these. How you answer these is really, really important. You and your Real Estate Agent must give some thought here. This offer contract is what will be negotiated between your Agent and the Seller Agent. A good Real Estate agent prepares you to understand what to expect in the Contract phase of the purchase so you will not be doing this suddenly when you find the home you want. But these issues should be dealt with as early as possible, before the time to make an offer.

TIMING IS CRUCIAL
Home buying is sort of complicated, like juggling some apples, baseballs, and potatoes. This is one of the things that make it a time of anxiety for people. There is so much to coordinate, and so many people involved. If you already own a home, you may need to sell your current home to qualify for another one. You may find a buyer for your present home when you still have not found another home. You may find another home but the home owner can not move out until their brand new home is completed, and in the mean time you have a buyer for your present home who needs to move in right now.

There are movers, surveyors, inspectors, maybe repairmen, title attorneys, utilities, and many more to coordinate. When Chris and Deane moved from Daytona Florida to Naples Florida, they had to sell two homes in Daytona, buy a home in Naples, make a piggy back mortgage for the Naples home, get Deane operated on, arrange for movers from two locations in Daytona to one in Naples, arrange for three cars and a motor home to go from Daytona to Naples, arrange for five inspections, the survey, title insurance, signing home owners association papers, and a furniture layout plan for the Naples home, plus arrange for electricity, gas, water, trash, telephone, newspaper, cable and high speed computer, to be turned off at the two Daytona properties and turned on at the Naples home.

And if this sounds complicated, it was much, much more complicated than it sounds. A top notch Real Estate agent and Mortgage agent will do much to keep the timing for things, as on-track as possible. While the agent can not do everything, the good agent will assist you to keep everything moving along in a timely manner and try to make the whole endeavor a much less pressure-filled experience.

FIRST TIME HOME BUYERS

BUY or RENT

A home is an investment. When you rent, your monthly rent is money gone forever. When you own your home, you deduct a large part of your monthly mortgage payment from your income tax ( loan interest and property taxes). In addition, the value of your home may go up over the years. Finally, you will have the pride of home ownership. Having a home that is all yours that you can improve the way you want it and these improvements belong to you.

WHO IS a first time buyer

Generally, a first time homebuyer is a person who meets one of these criteria. An individual who has had no ownership in a principal home during the past three years. This includes a spouse ( if either meets the above test, they are considered first-time home buyers). A single parent who has only owned with a former spouse while married. This means if you have owned in the past you can still be considered a first time home buyer.

SPECIAL FINANCING

There are many special programs (government and private) to help first time buyers obtain financing. Chris will help you check these out. These programs help you as a first time home buyerin several ways. They can permit you to pay lower interest rates than others, reducing the size of your monthly payment. They can allow you to make a smaller than normal down pay-ment, making it more possible for you to save the money you need. They can allow you to pay the mortgage over a longer period, reducing the size of the monthly payment.

CASH REQUIRED

To be honest, this is usually the largest road block to first time home buyers.The lender will work with you to make it possible to own your first home based on what money you have. The two kinds of cash you need are: the down payment and the closing cost. While the regular down payment for home buyers is ten or twenty percent of purchase price, special programs for first time buyers allow down payments for as little as three percent and even no money down. Closing cost are somewhat variable, but usually will cost several percent of the purchase price. It is possible in some cases to negotiate for the seller to pay closing costs.

MONTHLY COST

The mortgage payment is usually made of four parts: principal: (the repayment of the amount you actually borrowed); interest: (payment to the lender for the money borrowed); homeowners insurance: (monthly amount to insure the property against loss from fire, and other hazards required by lenders); and property taxes: (the city / county taxes assessed on your home).During the life of the loan, you pay far more in interest than you pay in principal - sometimes two or three times more!

Because of the way loans are structured, in the early years you will be paying mostly interest in your monthly payments. In the final years, you'll be paying mostly principal. So in the early years your tax deductions are almost the whole mortgage payment. Then in later years the deduction is smaller.

Of course you have your monthly utilities. If your utilities have been covered in your rent, this may be new for you. Chris will work very carefully with you to know what utilities are for areas where we are looking for homes. In addition, you might have homeowner association or condo association dues. You will have property taxes for the city / county. Taxes normally are rolled into your mortgage payment. Chris will work carefully to help you anticipate expected taxes for homes we are looking at.

CLOSING

For first time buyers, closing can be a real mystery. Basically, you will sit at a table with Chris, maybe the agent for the seller, and the the seller, and a closing agent. The closing agent may be an attorney or may be a title company agent. This agent will have a stack of papers for you and the seller to sign. While the closing agent is giving you a basic explanation of each paper, you may want to take the time to read each one and/or consult with your agent to make sure you know exactly what you are signing. This will all take an hour or two and then the keys for your new home are given to you.

What does stage your home mean -

It is not a good idea to present your home to the buying public, with out first making some special preparations. The home in which you live, has evolved into a place that is a very personal and special to you. It is not necessarily as appealing to everyone else. Everyone's tastes are just very different from each other. The staging of your home means to change it in some ways to make it appealing to most everybody.

A set of principles and rules have been developed by home design and home selling professionals to accomplish this. When you worked to make your home just the way you loved it, you were truly decorating your home. You choose very special and unique wall and floor coverings and colors. You placed lamps and other objects that were your favorites. Now persons from all walks of life and with every kind of taste you can imagine, are going to be moving through your home.

When buyers go into your home, they should be there to evaluate a home's physical features. But nevertheless they make judgments about your home's decorating features. The purpose of staging your home is to overcome this human tendency, and force buyers to look at the home as if it could be their home. We need to make the home look large, bright, neutral, and impersonal.

Deane calls it making your home look cold on purpose.

Why should you stage your home - Because it is a way to put dollars in to your bank account. Here are some time-proven rules that apply. ·When you do not stage your home, the buyers never really have the chance to see your home for what it could be when it becomes their home.· When you do stage your home, it generates immediate buyer interest in your home, so the buyers do have the chance to see how your home may become their home.· When you do not stage your home, you tend to loose out to the competition, receiving no offers or low offers.·When you do stage your home, you tend to sell your home faster and for top dollar. You should stage your home to make it look very much different than the ordinary home that people live in. You want it to look big and airy and bright and squeaky clean. You do not want it to look small and crowded and dark. It is a good idea to not have anything in the home that will distract buyers from seeing the home. Your home has pluses and minuses, and you need to bring out the pluses and minimize the minuses. Your home should look better than other homes for sale. And above all, you want your home to work, and not be broken.

What is done to stage your home - We need to empty out some of the contents, make colors low key and neutral, place furniture to open up pathways, put away personal items like trophies and family pictures. You must pay special attention to important spaces such as closets, garage, kitchen, and baths. You ought to repair things that are broken. If you have outdoor spaces and features, they need to look as first class as you can get them. Curb appeal is so important. Buyers will simply not enter your home when they score its outside appearance as poor.You do it just like you see it done on the dozen TV shows that treat this topic. Sometimes your home will need very little staging, and you may wish to do it yourself with some advice from your Realtor. Or the home may need much done, and you will get some others to help you. This is often the case when you need licensed professionals to repair broken things, or workers to do lawn work. In Southwest Florida there are many professional Home Stagers you may hire to give you advice on what specific things you may do. You give the home, in side and out, the once over.

Make a short written plan of what must be done, and what could be done if there is time and money. Deane and Chris always have a really nice and well kept home. When something breaks on any of their property, they have it fixed immediately. They don't have any housekeeping assistance, but keep the home pretty darn clean for a working couple. When ever they sell a home, the list of things needing done to stage the home is always long. If you have many things needing done, it does not reflect on what sort of a home maker you are. It only says that your home was a normal one and very personalized and comfortable for you. You are going to give your home a facelift, room by room and yard area by yard area. Some parts will need absolutely nothing done. But there are areas that will need attention. At first, you are only making a plan, which can help you decide what to do. You can change your mind as you go along. Sometimes you will begin a staging task and discover that it is just way too much, and eliminate it. When Chris was cleaning the kitchen tile, he discovered that the baseboards around the tile needed cleaning, and added this to the plan. Many persons first do the de-cluttering. Areas that need special attention are closets and the garage, and kitchen / bath cabinets. People do not open your dresser drawers to gaze in. But they are buying the kitchen / bath cabinets. All around your home may be small furnishings and objects that you have collected to give that personal touch. Some people have many pictures and wall hangings on the walls. All of these might be removed and put away. You may have things you plan to keep and these can be placed in a rental storage unit. Some things you may wish to sell and give away.

Perhaps cleaning and repairing the inside and outside of your home would be next. You do not want to do just an ordinary cleaning. Do a super spring house cleaning. Some will hire professional services for this. It depends. There may be some heavy duty things requiring strength and endurance or special tools and skills. Some examples are cleaning all the floor tile grout, or removing overgrown shrubs that detract from the homes curb appeal. You do not want to spend a whole lot of money doing repairs. It is critical to repair all small things. These are inexpensive, annoying to buyers, and there is no excuse for not fixing them. You can probably fix a loose doorknob yourself. But you ordinarily would not repair your own hot water tank if it is broken. Chris and others may be able to give you some ideas about what broken things you could leave as is and report on your seller's disclosure, form. Next comes some furniture re-arranging and furniture removal to create more space and improved walkways though your home. If there are things you do not need when you move, these could be sold or given away. Others may be moved to storage. A good rule for furniture is to try hard to eliminate things which are not needed. A sparsely furnished home is much more spacious and appealing to buyers. When buyers enter your home, there should be natural flowing path ways about the home.

You do not need buyers to be dodging and avoiding pieces of furniture. And most of all you want each room to be as open as possible. It is highly (repeat highly) desirable to have as much empty wall space as you can manage. Buyers want to see walls to evaluate the possibilities they have to fill them up. When Deane shops for a home, she is not interested in knowing a room's width and length. She wants to know how many linear feet of wall there is, and the single longest stretch of wall. Also as you remove pictures and hangings from walls and furniture from blocking walls, it is important to patch picture hanger holes and blemishes with some filler. Even if you do not repaint over these it is better to have them repaired.

Will the air smell fresh and completely free of annoying or unhealthy odors and chemicals? Have the kids forgotten you are selling the home, and made a bulletin board out of the refrigerator you had all cleared off? Are all the beds unmade? Is there dirty laundry scattered about the laundry room? Do you have all the waste baskets around the home freshly emptied out? Is the dishwasher full of dirty dishes? Is the refrigerator so full you could not fit a can of soda in it? Is the swimming pool a beautiful emerald green or is it a blue color like it should be?

Maintain your sanity when you stage your home - Chris will provide you with some written guidelines and checklists to use as you do your staging. He will give you some useful pointers as he inspects your home for filling out the MLS detailed advertising form. It is really important that you do not get over wrought with staging. You should start staging very early in the selling process, because it takes time. If you plan the tasks and tackle them one at a time, it will work out just fine. You are not rebuilding your home. You are just getting it to its very most presentable condition.
