My simple listing appointment.
The work and research is done prior to the appointment.
Lots of questions  are asked including their motivation for selling, description of the house, special features, time frame, where and why they are moving, what they owe, and their financial expectation.
 
At the appointment, they get to  talk, share their concerns and ask all the questions
 
In a folder are properties that are active, sold, under contract, coming soon, temporary off the market and big Z info. In that same folder is a listing agreement completely filled out with red check marks for their signatures. This folder stays closed. It may or may … (35 comments)

On my planet, every seller would know their bottom line. They would have a definite figure of what they "would" walk away with.
 

 
Bottom Line 
 
Recently had a referral from a friend with a seller who wanted to work with me and asked when I was available to list her home. While we were still on the phone I looked up  the tax records and listing history, found her property  had been on the  market several times with several different agents. There was a lock box, but no showings, no advertising and a low co-op fee.

I love to list and I love to list special homes...not just Clone-onials. Today I met a potential seller and am waiting for the answer to this question:
 Are You 100% Sure You Want to List With Me ?
Until I get that positive answer, I decided to share one photograph as a teaser. This home is even done in shades of my favorite color.

The One That Got Away Quite a few years ago my friend and neighbor called asking  my opinion about whether or not to sell her Baltimore home. We visited over coffee and some good conversation. Since she owned her home out right, her only expenses were utilities, taxes and upkeep. She loved her home which was  a rancher..all on one floor and was very happy there. 100% Sure! Another Baltimore HomeRome Listing Sold!   At the end of May, I went on a listing appointment referred to me by good friends, and a former client's sister.  They have become one of my favorite sellers and today we had final settlement. The Hospital is Only as Good as the Doctor Who Treats You! The school is only as good as the teacher your child gets! And the real estate company is only as good as the agent you work with.
When associated with the big real estate company, I asked three questions on a listing appointment...now there are only two questions.
1-Are you 100% sure you want to sell your house?  2-Are you 100% sure you want to use me?

Yesterday, I went on a listing appointment and  posted about  A Delightful Letter Carrier ..Named Jim.  The seller was only 98.5% sure  she wanted to use me. Remember, I ask two questions on a listing appointment. -First question: Are You 100% Sure  you want to sell? -Second question- Are you 100% sure you want to use me?  
 
This home owner would not make decision without sleeping on it. This morning, as promised, a call  was received leaving the following message:

This week, I received a personal call and an email from HGVT! They are looking for first time sellers to highlight. Piece of cake...right? Not really. I took a look at all my listings and not one of them qualify as first time sellers. If married neither could own a home that they sold previously.

Recently had a call from a seller who wanted to work with me and asked when I was available to list her home. While we were still on the phone I looked up  the tax records and listing history, found this  property  had been on the  market several times with several different agents.
Figure there must be a problem - why did it not sell? Was it overpriced, was it in poor condition, was there some other obstacle that could not be seen on “paper?"
