That rider reads TOO LATE.
After ratifying the contract this evening, I asked the seller if I could put up my sign rider. Big smiles and a thumbs up.

Is it very late Saturday night and a wonderfully busy day. It started with a scheduled showing at 11 AM that I turned into an Impromptu OPEN HOUSE.
Since I plan to be at the property, why not put up the open signs?
Today, the day before Mother's Day, Sudbrook Park Neighborhood had their annual flower sale. It was held in the open space across the street from my 1022 Windsor Rd.
It was so nice to see the cars ...a mini traffic jam, bikes, strollers and walkers stopping to pick up containers of colorful flowering plants.

What Happened To The Sudbrook Hotel?
Built in the late 1800's this hotel, known as the Woodland Inn was in Pikesville. The dining room catered to the owners of the nearby cottages, and the porch was lined with rocking chairs.
This was the 'in' place for Sudbrook Park social affairs.
Sudbrook Park is in the National Register of Historic Sites and Places.
By 1924 the hotel was an unused shell and burned to the ground in 1926.
In the mid 1950's, four Cape Cod homes were constructed where the hotel once stood.
Within the next few weeks, I will be representing one of these charming homes in Sudbrook Park.

We have a ratified contract on this 4 bedroom, 4 level spit in the Willow Glenn area of Pikesville 21208.
We have a lovely buyer's agent, and all of us are excited for my sellers and this happy first time buyer.
We still need to do the inspections, appraisal and all the other good stuff that goes with the sale of a property.
At the home inspection, tomorrow, I will ask the new buyer and her agent to put up the TOO LATE sign.
