 In Baltimore All HomeRome Listing Appointments Are Made By Me! One of the most important things I do in my business is  make my own appointments.     Not a coordinator, not a Centralized Showings and not an assistant. This is the service I give to my clients. Sure if it is a vacant property a Lockbox with  'show anytime' is fine for many. If I have taken the responsibility to list the property, I will take the responsibility for getting agents and buyers into the property.

Had an agent email me at 1:00 AM wanting to show one of my listings at 10AM, this same day!
When I checked the email...it was still  too early to call the seller. Before 8:00 am the agent calls, asking for the 10:00 AM showing. 
I was able to reach the seller but could not arrange the showing until 12noon. That was not acceptable to this agent. "I have lot of  showings."

From experience, I can relate to this post from a buyer's agent point and from a listing agent's point.
Many years ago, my buyer clients were viewing a home with me and the owner was home. This buyer expressed serious interest asking specific questions of the seller.

Last weekend I had a really good reminder of why I make my own appointments and do my own follow-up. Here's what happened.
I made an appointment with the showing desk of a large brokerage for Saturday at 2:00 pm. The other day I was talking with a older person whose family was trying to get her to move. I found myself saying emphatically: "Don't do anything you don't want to. But DO everything that you want to." And when I was done, it felt good and right.
I thought about how this simplifies my business and my life:

I just couldn't let it go, this topic of listing agents wanting to be present during a showing. Last February I talked about how I make my own appointments, and as often as possible, I also do the showings. It's not that I don't have enough to fill up my time – does this calendar look as if I have nothing better to do? And no, I'm not a greedy listing agent wanting to steal buyers; I have all the referrals I can handle and then some. What I do want is to get the house sold!

No not that that kind of "I Do"!                                                                                             But as a listing agent I do make my own appointments!                                                      
Every once in a while, when I'm talking with another real estate agent, the subject of appointments comes up.   When I say that I always - yes, always - make my own appointments, I can almost predict what will happen. The eyes widen, the brow furrows, there's a quick intake of breath, and then, "You're kidding!"
No, I'm not. "But doesn't it waste your time?" they ask.
