ar contest: Appreciation Makes Each Day Better - 11/07/22 02:46 PM

There is much to say about appreciation and how it improves each day.
How much can one be thankful for? The answer is unlimited.
Every day is a time to feel gratitude; look around to see who gets me through the days, weeks, months, and years so I don't do it alone. Too many to count, but here is a partial list:
My photographer, webmaster, computer tech,  marketing/advertising person, bookkeeper, attorney, accountant, mechanic, hairstylist, and radio producer. And others, like appraisers, contractors, lenders, inspectors, medical professionals, and other personal services, keep my business running and my life better.
There are so many contacts throughout the … (16 comments)

ar contest: Twenty Minutes Is Longer Than It Used To Be - 03/10/22 01:44 PM
By gosh, I think I've done it.
Below is my old blog signature, which  I wasn't even aware that it is not a signature,

BEFORE

Then the lightbulb goes off when I read about this month's challenge hosted by Craig Daniels—and inspired by Eileen Burns.
Here goes my attempt to create a signature using Craig's Video as a guide.
My goodness, this guy is a genius! Creating a simple tutorial takes much time and effort, but it seems almost impossible until you try it. It's like anything new, oh so easy once your know-how. And is a  building block one step at a time.
Think anything … (22 comments)

ar contest: Sharing The Love...February Contest - 02/27/21 04:42 PM

This month's contest hosted by Rocky and Kathleen suggests we write about positive things that agents do and serve the community as a priority.
How in the world do I pick just one? Dozens fit this criterion-take a look at our leaderboard, and anyone would be a good candidate.  Over the years, I have spoken with most of them, so how do I choose one to highlight?
Easy, when I picked up the phone and found out tomorrow was the birthday of Dr. Karen Lewis, Broker 954-2489149. I was delighted that Karen was out celebrating tonight. But she still took my call! … (14 comments)

Yep, follow the rules, and you can rack up additional points with your thankful posts.

ar contest: No Changes But Fine Tuning - 10/29/20 04:59 PM

Real Estate in 2020
It's not so much change.
It's about fine-tuning.

For All Buyers

-Prequalify before a showing. Not just financial. Ready to purchase IF the right house is available today? Is it the right neighborhood? Is it the right school district? Is it the right style? Is it the right number and locations of the bedrooms?  Is it the right number and style of baths? Is it the right kind of heat?
Is it accessible for everyone’s needs? Is the property approved for government loans? Are they aware of the Condo, HOA & Coop rules? Is it a pet and/or child-friendly neighborhood? Always … (19 comments)

April's challenge is coming to an end tomorrow. Yep, Thursday the 30th is the last day of the month, and midnight is the cut off time to submit your entry.
We've had some beautiful submissions by some wonderful caring members showing how terrific this real estate industry is and what it's all about.
They are each showing how professionals can help others during this particular time.

If you choose, please take some time and let us know what you are doing or just stop by and read those that have taken the time to share.
Some of the posts are inspiring, and some … (8 comments)

ar contest: Boast-A-Post The Rome Way - 02/01/20 06:01 PM

Richie Alan Naggar is hosting BOAST-A-POST

This challenge is a winner on its own. It gives us a chance to take someone who has made an impression on us and write about their post. There are so many who have inspired me over the past fourteen years! The tricky part of this challenge was choosing just one. I was not so sure that part was even possible!

In thinking about this challenge, I went back really far to Lenn Harley, who is ActiveRain's first million point achiever.
I was thrilled to be sitting with her at RainCamp when she hit that milestone. It was a huge … (44 comments)

ar contest: Before Real Estate - 10/02/19 09:11 PM
An ActiveRain Challenge for October 2019 - 'In My Past Life I…'
is hosted by Jeff Dowler, CRS
In researching just what to write about,  this post came up written by another AR member Erika Rae Albert, Austin Real Estate Expert

Real estate was not my first career.

 Receiving my nursing diploma

The first started many years ago when my goal was to be a nurse. And I filled that goal, became a Pediatric RN, and then a head nurse.
Loved it.

Nursing prepared me for life. And it was probably the best at teaching me how to sell.
If you can convince a patient, especially a child, to take a yucky tasting … (23 comments)

ar contest: So Many Questions - 09/14/19 11:29 AM

Thank you Debe Maxwell, CRS for hosting the September challenge in Active Rain.

The questions we hear from buyers and sellers are not much different this year than in the past.
Should I sell now?
Is the market going to decline or improve?
Should I buy now with interest rates so low?
Will prices drop?
Will prices continue to escalate?
Is this the time to get into real estate?
What is my house worth now?
Do you think I can get more if I wait a couple of years?
Should I sell right now to maximize my profit?

These questions we get all year long, but I … (15 comments)

ar contest: Art And Books And Real Estate - 03/12/19 06:22 PM

March Active Rain Challenge - Book Smart because Books and art often go hand-in-hand.
Our friend Endre Barath, Jr. has suggested we take the photo above and write about it.
Seems pretty simple to me.
Just a few weeks ago, I went to one of my favorite places... The ACC show held each year right in Baltimore. Each year that I been on AR, I have not only gone to the show but have written a blog along with a video of what I thought were some of the highlights.
The spotlight was on the artists whose work I admired and also the most interesting people. Those that were … (13 comments)

ar contest: February And Love Is In The Air - 02/02/19 03:53 PM

Lisa Von Domek is hosting the February Contest...Love Is In The Air.
The challenge is about choosing a transaction that made me feel good.
Picking just one transaction is not so easy, but here it is.
It was a home that I was listing for a family who had bought and sold with me over many years. This time it was a parent's home and one that was in disrepair.  With the owner well in her nineties...the entire family decided to do an " AS IS " sale.
The condition was not even appropriate for interior photos. When the property was mentioned to my professional photographer,  he wanted … (22 comments)

ar contest: Marketing The Rome Way September's Contest - 09/01/18 07:00 PM

It's the end of September and the last day for this month's challenge.  This contest is how to market the last part of the year including
  Halloween
Thanksgiving
Christmas

The last quarter of the year has always been my favorite time to build inventory.
The best time to list a house is now...October and November.
There will be less inventory and fewer buyers...but the buyers who are out looking in the next couple of months will be serious buyers...not tire kickers or those out for decorating ideas from the spring and summer open houses.
These are buyers who have time off at the … (10 comments)

ar contest: Catch Them Doing Something Right - 05/02/18 08:03 PM

How can we make the Real Estate business better?
How can we highlight and show appreciation for the best of the best.

It so easy to say something negative or point out flaws about MLS remarks, bad photos, inaccurate information, mistakes, poor communication and the list goes on.

How can we help the other professional?

Nothing better than being complimented by one of your peers.

Just think of the impact we could have by noticing when another agent or vendor or stager or lender or title attorney or inspector.. does a good job or goes out of their way to make a transaction pleasant … (40 comments)

ar contest: Love Is In The Air The Rome Way - 02/18/18 03:55 PM
Love is in the air is a contest sponsored by Lisa Von Domek
and Lisa says...
'This contest is all about a transaction that you loved to handle because it made you feel so good...I am positive that you have had more than one transaction that you loved, so you will be rewarded for each story that you share..... (limit 3...ActiveRain is generous, but let's not get crazy!)..'

All my transactions are feel good ones. When you work with the best sellers that you like and respect, the transactions are very special. They are not all perfect, there are some bumps along the way but you work them … (12 comments)

ar contest: Paying It Forward...The Rome Way - 11/05/17 03:22 PM
There is a November challenge hosted by Belinda Spillman .
With ActiveRain we see members, every single day, paying it forward...helping others and helping each other. This entire platform is a caring group that I am glad to be a part of.

A few years ago, I wrote about this
elderly couple who had to give up their pet
when buying a condo. Pets were not allowed.
It was some time after-wards that I learned about ESA Emotional Support Animals, Care and Comfort pets, in addition to the ADA protected service dogs.
This has been  been dealt with some strong emotions from places that are not pet friendly. … (35 comments)

ar contest: The Good The Bad And The Ugly - 09/12/17 07:31 PM

So the contest is to tell it all...the good, the bad, and the ugly. As someone said go for it spill it, air your laundry for all to see. Let's see what I can come up with.

The Good is my dedication to going to the gym on Mondays, Wednesdays and Fridays for the past 15 plus  years. My motivation is a wonderful trainer who I trust to keep me safe, strong and injury free. With all the hard work, John even makes the hour go by fast and it is fun. Some days when it is cool enough, 50-60 degrees, we go outside … (24 comments)

ar contest: Personal, Not About Real Estate - 08/01/17 05:27 PM

For the past two and a half years I have gone out every Saturday night with the same person. This is someone I have known for many many years. It was through mutual loss that we reconnected.
My TLH passed away over four years ago and Karen lost the love of her life three years ago.
We have much in common. Karen grew up, on the street, I now live, next door to our best friends. We are both RN's and know each other from the Pediatric Clinic at Sinai hospital where I was a head nurse.
Karen, a dog lover, named her … (21 comments)

ar contest: Best Business Practices The HomeRome Way - 08/01/17 01:42 PM

My best business practice from the first year was connecting with people from the different areas of my life.
Guess I should start from the beginning and
Why I Chose Real Estate...It Really Was an Accident!
I was rear ended while driving and had neck and back issues and surgery was recommended. Since they could not guarantee the use of my hands...I decided against it. That was a mild way of saying I refused the operation.
They advised me not to lift more than five pounds. Whoa! My box of clay weighed 50 pounds..no more ceramics for awhile.

During this time I get a "cold" … (15 comments)

ar contest: How Do You Sell Unusual, Unique, Funky Homes In Baltimore FAQ - 06/04/17 02:32 PM

My passion is unusual and unique homes. They are harder to sell and stay on the market longer than the typical cookie cutter homes.
Unique homes require unique marketing to attract unique buyers looking for these gems.

Marketing and patience is needed to find that one buyer who is going to love your home?  Can you handle hearing comments like "what's wrong with the house" or  "do you think it will appraise" ?
Owning and loving these special homes takes
an owner's patience
both emotional and financial when it is time to sell.

Do you have this kind of patience and do you have time to find the right buyer?

Owners … (5 comments)

ar contest: I Need Some Sleep - 05/16/17 07:54 PM

My main strength is my nurturing nature to help clients do what is right for them.
I have talked sellers out of selling their homes and I have talked buyers out of purchasing what I thought was not the right home.
I have encouraged buyers to rent rather than buy.
I have convinced potential sellers to stay in their present condo rather than go to assisted living.

Just recently I helped long time friends who 'thought ' they wanted to sell their home and move to a condo.
I took the time to show them numerous places, ran an ad for a particular development and … (11 comments)
