Usually when I say "auction," I'm talking about the accelerated marketing that's been so successful for TRAC Auctions. But this time is a little different. There's still a building involved (though it is not for sale). This time it is the paintings and sculpture and gorgeous ceramic art for sale. And just to keep it interesting …the #1 bar in America, recently chosen by "Esquire" magazine. I have been oh, so wonderfully busy this week. Negotiating and ratifying a contract on the Southfield listing. A successful auction at 7001 Park Heights, , two sellers waiting for me to do the listing agreement, then showings on my latest two listings, Terrapin and Oakland. There have been seminars and meetings - CRS and Gee Dunsten last week, a WCR luncheon, a webinar with Frances Flynn Thorsen, a networking evening with Vito Simone at his Canton office, a planning meeting for an art auction in May, lunch with my publisher, and a funeral. In today's market, a professional real estate agent owes it to the seller to consider and present all options for selling a property, especially when it has been on the market for a while. Accelerated Marketing can be one of those options. There's a popular perception that "Auction" = "Distressed Property." That's a holdover from the Depression and the downturn of the 1980's, but no more true today than the idea that direct mail is the only way to advertise. In reality, "Auction" can mean "Non-contingent, NO closing costs, NO commissions, NO inspections!" Doesn't that sound better to the seller? Bidders

Is there anyone out there who hasn't felt the change? That engine that was roaring ever onward and upward ran out of gas, and now we're coasting. Okay, we have a different market, but that doesn't mean we can't still get people to look at and buy houses. You might remember my earlier experience with what I call "Accelerated Marketing." Yes, it's an auction, but it's more than that. Case in point – yesterday on Stevenson Road in Baltimore. We decided to apply Accelerated Marketing to this wonderful stone rancher, along with five other properties, all scheduled for January 10. January

The day dawned cool and bright – perfect for the accelerated marketing event (some know it as an auction) of an historic church property belonging to the gifted artist and my friend, Tatiana. As the temperature slowly climbed and the sun shone through the tall trees surrounding the buildings, people gathered for the 11:00 a.m. event. The auctioneers from Auction Brokers set up a tent and had music playing while people wandered the grounds and explored the church building, modern addition, and kiln building. The evening was a hot one, even for early September in the Baltimore area. The open house was to start at 6:30, and at 6:00 there was already a crowd gathering outside, fanning themselves – at least there was a breeze, though a warm one. To be fair to the owners, we wouldn't open until the official start time. After all, it's not easy getting 6,000 sq.ft. in open house condition, working full time, having a life, and sharing the space with a couple of beautiful greyhounds.
