Not All Home Inspections Are Like A Root Canal
I prepare my sellers for a home inspection by saying : Having your home inspected is like having a root canal and a colonoscopy at the same time. You don't want to be there because every nook and cranny will be checked out. That convinces my sellers to leave.
Today my wonderful sellers left but not before they prepared the house with a plate of snacks, a fresh pot of coffee and a few notes for the inspector.

Who is nearby or has access what you say?
You could be on someone's speaker phone.
Your message could be played in an office situation.
Your message could be forwarded to the wrong person.
Think about who's listening.

Well of course NOT!
A few reasons we tell the sellers to "get lost".
Buyers are not comfortable with the sellers around. Buyers don't stay as long with the sellers at home. Buyers will not talk freely with the owners present. Sellers can give away too much information. Sellers can get upset when they hear certain comments about their home.
We had an impromptu open house scheduled today from 3:00-4:00 at
