It seems that everyone I speak with is saying these words. If you are in real estate and NOT busy, at the end of June, I would worry.
The problem is these words are an excuse. Things are not getting done because " everyone is so busy."
As a consumer, this is not what you want to hear. 
 You want to feel special, that time is being made for you.
I like to use the term "wonderfully busy" but never TOO BUSY.

I have been fortunate to work with clients that I like and respect. As most of you know, I love this whirlwind life of real estate. I love the challenges of unique properties and I love getting things done.
I am a listing agent but occasionally will get a request (from a friend or colleague) to take on special  buyers like Winnie and Joseph. 
In town only for a few days, we needed to find a home for the end of July.
We saw the house Monday night, wrote a winning  offer and had the home inspection this morning.
Mission accomplished
 
This is the beautiful note received today after our home inspection.

It is very late, well actually it's very early...almost 2 AM  and these first time home buyers submitted an offer at midnight.
 
I will blame this on AR because John Meussner asked me to help this couple.
Our plan... buy a home in the next two days.
We made appointments to see four houses this evening. 
We only saw one, it felt like the right home.  Running a bit late, we met the sellers and played with their adorable baby.
Instead of keeping the other appointments, we stopped for a quick dinner to discuss writing an offer.

Thought I was just too busy to write a blog post tonight.
Reminds me of  how do you find time to blog?
Don't usually have a 'to do' list but tonight, I noticed my  'To Done'  list was impressive.
There's not enough time to re cap the day but it kind of started with numerous calls, a verbal offer that I wrote up, lunch with a wonderful friend and a referral, a hair cut, a second showing to family members and a go ahead to sign the offer. Deadline for advertising my Baltimore homes comes faster than sellers can get their properties ready for the market.
Two calls this week from my latest listings to let me know my sellers were just not quite ready to have their home photographed and not quite ready for the Multiple Listing. They both asked for one more week.
 
Not going to rush them...just watch for new listings.

Today, I recognized a client from years ago and I went over to him and said my name. He knew me but had no idea that I remembered him. He was actually surprised and reminded me that he purchased 19 years ago.
Ha...I described the house he bought,  the first home I showed him, the seller he bought from and the unique way we handled an
unwanted rent back.   It was one of my favorite examples of negotiating.
I even remembered his ex girlfriend's name and a sale for his special aunt. When people are important they leave a lasting impression.

Ten years ago in 2007, I was the buyer's agent on a very unique home. The buyers were a delightful family and I remember the listing agent was one of my favorites ... a pleasure to work with.

It has been a wonderfully busy week with showings, offers, new listing appointments, answering buyer and seller questions, counseling, hand holding, talking a buyer out of a particular property, talking a seller into waiting to sell their home plus a very smooth settlement that I would like to share.

homerome: Why Do You Use Those Too Late Signs FAQ - 06/06/17 03:37 PM
 
Love using those "Too Late" signs.
When preparing  print media advertising I just write changes on the ad  copy.
For me this was a simple way to keep track. The changes could include a price adjustment, rewording, change in banner heading, removing, adding or changing a property location. I would also write 'Sold' or "Too Late"  or "Coming Soon" with a black marker.
 
 
On listing appointments I would have a few back issues to show my marketing plan. In front of the potential clients, I took out a pen and wrote directly on the ad Too Late, Sold or would even draw an X on a released or … (49 comments)

When someone wants to look at properties but they still have a home to sell, we have a discussion that goes something like this.
   What happens if you fall in love with a property? Can you move forward without the proceeds from your current home? 
 
What if I sell and have no place to move? You can feel their fear.
 
Some clients want to see every property even though they have not  considered putting their home on the market. 
 
A reverse contingency may be a a consideration.
 When separate moves are just not possible. My advice  is to list the property, contingent on finding a home of choice.
