Today's scheduled showing turned into a one-hour open house.
Below are the steps for doing a HomeRome Impromptu Open.
-A scheduled appointment is made.
- Put the open house in the MLS.
-Put up an open house sign.
- Show the house to the scheduled agent.
-Show to anyone else who comes through.
-Lock the house and remove the sign.
-Check the time.
From start to finish-1 1/2 hours unless... there are numerous showings...then I stay till they are finished.
I started doing these at the beginning of my career. If there was an appointment with a contractor or an agent wanted to preview or I had a showing, I would put up the open sign. … (67 comments)

Is someone questioning your idea?
Careful of the naysayers. If you have a plan in real estate, of course, do the research. But don't give up on a passionate idea.
When asking for advice, consider the source. You certainly cannot wait for everyone to agree that your new design is a good one.

Yesterday they called for snow and I called for an impromptu open house.
It was a brand new listing and we had agents who wanted to get in before the sellers were ready. There were things to do before the public could see it. Clearing the basement, checking the systems, contractors for repairs, touching up, cleaning, purging, and donating to Second Chance.
This house was not going on the market until April. The word got out and the owners were getting direct calls to see the home prior to being officially listed.

At the beginning of the month, there was a WCR meeting and Tony Thomas was the speaker. One of his suggestions was to get in as many open houses as possible in the month of December.
Thinking back on that advice... two impromptu open houses, one on Wednesday and the other on Thursday and this is the last week of the year.
Both were for one hour and both brought 3 sets of potential buyers.

This has been a wonderfully busy end of December with parties, celebrations and yes even real estate open houses.
When another agent wants to see my listing, I create an impromptu OPEN HOUSE...just for one hour.
Yesterday an agent requested a showing on my 8 Gala Lane 21208 a beautifully remodeled garage townhouse and I had two other people that came through during that one hour.
Again today an appointment on my 44 Thomas Craddock Ct at noon and I accommodated the agent and tacked on another Impromptu OPEN HOUSE.
Again three showings and what seems like a bit of interest.
