listing agent: Listing the Rome Way...Not Just Cloneonials - 05/19/10 04:49 PM

If I can name a book Real Estate the Rome Way, I guess a post named Listing the Rome Way is my prerogative.
This post may cause a bit of controversy after all the comments on Margaret Woda's How Long Is Your Listing Agreement?, My listing agreement is for 12 months ...but this is the way I work with sellers!
My real estate business is based entirely on referrals...friends, former clients, commercial agents, attorneys, business professionals and even former real estate agents.

I just couldn't let it go, this topic of listing agents wanting to be present during a showing. Last February I talked about how I make my own appointments, and as often as possible, I also do the showings. It's not that I don't have enough to fill up my time – does this calendar look as if I have nothing better to do? And no, I'm not a greedy listing agent wanting to steal buyers; I have all the referrals I can handle and then some. What I do want is to get the house sold!

Real estate commissions – you get what you pay for! One of the first questions that comes up when I meet with potential listing clients is commission rate. There’s a rampant belief that getting an agent to agree to a lower commission is always good for the seller. Why agree to a full service commission if you can talk them down to a lower commission?
