lockbox: In Baltimore All HomeRome Listing Appointments Are Made By Me! - 03/24/12 08:19 PM
In Baltimore All HomeRome Listing Appointments Are Made By Me! One of the most important things I do in my business is  make my own appointments.     Not a coordinator, not a Centralized Showings and not an assistant. This is the service I give to my clients. Sure if it is a vacant property a Lockbox with  'show anytime' is fine for many. If I have taken the responsibility to list the property, I will take the responsibility for getting agents and buyers into the property.

lockbox: Yes I Still Make My Own Appointments! - 08/16/11 10:57 PM
Yes I Still Make My Own Appointments!
One reason....  It is my way of servicing my clients and staying in touch.

Had an agent email me at 1:00 AM wanting to show one of my listings at 10AM, this same day!
When I checked the email...it was still  too early to call the seller. Before 8:00 am the agent calls, asking for the 10:00 AM showing.
I was able to reach the seller but could not arrange the showing until 12noon. That was not acceptable to this agent. "I have lot of  showings."
Out of curiosity, I … (44 comments)

Yesterday I went out with "Future Sellers". Most of you call these clients buyers. Being a listing agent, there is no way I would encourage a buyer to purchase a property that I would not be proud to list in the future. Hence...I only work with future sellers.
I had appointments set up pretty quickly with our Centralized Showing Service. All of them scheduled between 1-3 PM. The second property, I used my Sentri card to obtain the key from the Lockbox, opened the door and the husband went in first. He came back coughing and gagging. My brilliant … (72 comments)

lockbox: Losing Your Sentri Card..Thank You Melissa for the Quick Service! - 05/06/11 12:10 AM
This has been a very busy week with listing appointments, contracts  and getting ready for the  Garden Party . On Monday, it was time to update my lockbock when I realized  my Sentri card was missing.  My email alerts me the day before expiration.
Instead of spending valuable  time looking, I called Sentri and was told to contact my board. Within a short time, I had an appointment, met with Melissa, was issued a new card, a new pin number and was ready to go.  The service was a pleasure, done quickly and cost only twenty bucks!  If you lose your card.. call the board … (6 comments)

lockbox: SentriLock Boxs..Easy To Use...Safe and More.... - 08/17/10 09:50 PM
SentriLock Boxs..Easy To Use...Safe and More....
Here in Maryland we use SentriLock a good product, safe, easy to use and keeps records of all who use the lockbox. This is such a convenient feature to find out who kept their appointment and any return showings. It also is a good record to show our sellers the different agencies who have accessed their home.
It's Not Lockboxes...It's How Agents Use Them!

Just recently the SentriLock system gave us a neat renewal feature. The card needs to be updated every week. Sure I made a note on my smart phone calendar...but … (21 comments)

lockbox: It's Not Lockboxes...It's How Agents Use Them! - 12/27/08 08:47 PM

There are two featured posts that have caused a lot of conversation. One is When marketing flies in the face of convention, the noise can be deafening! and the other is Are you Cheating your Sellers by using a Lockbox? This illustrates exactly why I wrote Real Estate the Rome Way. Look how these two people - one an agent, one a trainer - approach the subject of lockboxes and showings. I am not at all opposed to the lockbox, in fact many of my listings have them. However, that does not mean there is a blanket invitation at … (67 comments)
