How much work should one do before selling? Do you paint, re-carpet, update counters, remodel old baths, and install a new kitchen while we're at it?
It depends on your budget and how much time it will take to do these projects. Did you notice the four most expensive words

A remodel, and a move can be overwhelming for most people. On Sunday, I will have a guest talking about how she only wanted more cabinets over her laundry, but one thing led to another, winding up with a total gut of her kitchen.

With a live talk radio show, there are times that no one calls in and times when I cannot get to everyone by the end of the hour.
I find this interesting and it definitely keeps me on my toes...I never know what kind of program it will be.
This show keeps me humble. If there are no callers, I am prepared to carry the entire hour alone.
But not today...it was one of those liquid sunshine Sundays and I started talking about my various activities during the previous week.

When I took the Wickman course many years ago and something went wrong, I remember Floyd's words.
“Hot Dog! Everything’s normal!”
.. everything from a canceled deal to difficult client...
Why? Because it helps focus on the big picture...it is the key to staying on track.
Most days have at least one challenge. How you handle it will decide your success or failure in that moment – and in your career.
Today was one of those days.
Without going into details, I had callers on the line for my live radio show but due to a technical glitch, I could not get to them.

Why I Chose Real Estate...It Really Was an Accident!
I was rear ended while driving and had neck and back issues and surgery was recommended. Since they could not guarantee the use of my hands...I decided against it. That was a mild way of saying I refused the operation.
They advised me not to lift more than five pounds. Whoa! My box of clay weighed 50 pounds..no more ceramics for awhile.

Each Sunday at noon, I host a live radio show. Sometimes there are more callers than the producer can handle.
Many other times there may only one or two. It is exciting and keeps me on my toes.
The thing you can't know about radio is that my phone continues to ring after the show and through the week.
A show like yesterday, with only one caller, may sound like no one is listening.
But then the calls after the show are so interesting and I love it when they say they follow the show every week.

Yesterday, I had a guest on ALL ABOUT REAL ESTATE, my weekly live radio show. This guest is a former client, friend and neighbor.
The discussion was regarding a new installation of a gas heating system in the home he recently purchased.
Permits were pulled (but only after the work was almost completed ) and Baltimore City would NOT pass the inspection because of code safety issues and an improper installation. The licensed contractor basically said the code was not good and the customer could "go fight city hal! " He also said the home owner was responsible for knowing the code.

'Is this a good time to get into real estate?'
He said he had a license back in 2008 when the market 'tanked' ( his word).
Recently unemployed, he is thinking about getting back into the business.
I answered him with a couple of questions.
How did you do 8 years ago?
He said he was only doing it part time but he loved the business and loved going into houses.

The boards were lit up and we could not get to everyone.
What a nice problem to have.
Have to figure out how to get the people to call in at the beginning of the show so we can take more questions.

-One caller, who was legally blind, relies on his radio to keep up with the world. He suggested taking a radio when shopping for a new home. That way you know if you have good reception or not.
