On Thursday, I had an appointment to see a home and discuss the possibility of selling it. We hit it off, and I got a signed listing that day. The next afternoon, I wrote a blog post and went live on the MLS.
Within minutes, an agent called to buy the property sight unseen. They emailed details and promised to send a signed offer the next day by 6 pm. True to their word, the offer arrived on time. 
I planned to share this new listing on the radio show, but it was TOO LATE!

The ideal client is someone who needs guidance, expertise who is also kind and honest. When buying and selling, it has to be a partnership with open communication.
Whatever is a priority has to be communicated. Knowing what questions to ask and then getting the right answers.
It should not be someone looking for another listing but someone looking to help you get into your dream home or help you sell, no matter your personal or financial situation.

 It's the end of September and the last day for this month's challenge.  This contest is how to market the last part of the year including

The last quarter of the year has always been my favorite time to build inventory.
The best time to list a house is now...October and November.
There will be less inventory and fewer buyers...but the buyers who are out looking in the next couple of months will be serious buyers...not tire kickers or those out for decorating ideas from the spring and summer open houses.

 Buying a home should be a fun, happy and exciting time with anticipation of finding that perfect place live.  
 
A recent encounter was just the opposite...in fact there were tears
asking for my advice.
 
My agent wasn't available to show my house and asked me to leave the house unlocked or just put the key under the mat. We keep missing the opportunity to see a home before it's under contract. About ten years ago I left the big box company to start a REALTOR® auction company. At the time I was using the term "accelerated marketing" wanting to help guide auction sellers before, during and after. 
In that short year, I knew it was not for me but it was a fun intense year and I learned so much ...especially how to get to the seller's bottom line number.

Bob was talking about dead space in advertising and that made me take a look at my own weekly print advertising.
There is a lot of information in this ad...and not much dead space.
 
 
 
Notice the advertising above shows homes for sale, homes that are 'Too Late', new listings and an Open House.
There is also a section for buyers looking for specific properties. 
The ad shows my tag line, my email, my website, my book, my latest MCNE designation and my weekly radio show.
 
 My number is in more than a dozen times...making my phone ring and keeping my pipeline full.

                                      A Listing From The Air A post by  Jeanne and Ralph reminded me of how I got a listing. On a flight returning from a real estate convention, I was working on my weekly ads. My seat mate noticed what I was doing and started talking about houses. Of course I had to find out where he lived. I actually knew his house...a very large contemporary home located in an area of smaller "cookie cutter" homes. It was also within my neighborhood.

Using Too Late and Sold ... Advertising the Rome Way When my listings go under contract, I like to use the term Too Late on my sign rider.  
                                                   
 
When doing my ads I take a thick marker and write Too Late or Sold  and put a copy in the file . There is a cool  marker like app on my   iPad that allows me to write these words in my own writing style.  I then take a screen shot and  save  a photo of these handwritten words.
