Are You Being Kept in the Dark while trying to sell your home in Schertz Cibolo or Selma Texas? - 07/30/11 10:57 AM
Are You Being Kept in the Dark while trying to sell your home in Schertz Cibolo or Selma Texas?
I talk to a lot of folks after their home expires on the market and the number one complaint of home sellers is that there is no communication from their Realtor® about what is going on in the Guadalupe County Real Estate Market.  The first time they saw their Realtor® is during the listing appointment and when they stuck the sign in the yard and the last was a phone call asking to extend the listing after it expired.  Not cool. As a home owner trying to sell their home, you … (11 comments)

Do You Take Your Cell Phone with You to the Bathroom? - 07/28/11 08:52 AM
Do You Take Your Cell Phone with You to the Bathroom?
The other day I had to take a little potty break.  I went to the stall and set my phone down on the top of the toilet paper dispenser and did my thing.  I then looked over at the phone and thought....hmmm...if it should ring, would I answer it now?  I am thinking it wouldn't be really professional to be talking on the phone whilst doing what I was doing at the moment...so why in the world did I bring my phone? This brings up a little story...I was once talking to a … (193 comments)

"Why I Chose Real Estate"...Finding Home - 07/27/11 08:05 AM
"Why I Chose Real Estate"...Finding Home
It really isn't too hard to explain of why I chose Real Estate.  Some of this contest may even be considered cheating because what I will say will mirror a lot of what is in my profile already.  I chose Real Estate because Finding Home has always resonated deep within me.   I was born, February 1st, 1969 to Linda Beth (Gage) Rawson and William Howard Rawson in Anniston Alabama on the Army Base FT McClellan.  Both of my parents were in the Army; however, my mother had to get out when she became pregnant with me.  It was … (22 comments)

I am at a loss of what to write today. - 07/25/11 08:45 AM
I am at a loss of what to write today.  I have had a million ideas running through my mind, but nothing seems to be sticking.   First I thought I may write about pricing your home to sell and how important it is...and then I thought, well they could just read Priced To Sell!!...Aren't They All? where I have a little fun with Realtor® wording and advertising.  Or you could read Pricing, Pricing and MORE Pricing where I discuss..well pricing.  You may even enjoy DRASTICALLY OVERPRICED!!  In this blog I poke some more fun.  Either way, once you read these posts you will understand that pricing a home to … (19 comments)

It's Like a Heat Wave in San Antonio Texas!
It's hot folks.  Almost cryin hot like I used to say when I was in the Army.  Anyone who was in the military remember those hot days on the black top working on vehicles in the motor pool?  You know...that hot.   Yahoo's 10 day Forecast for San Antonio TX is predicting highs of over 100, meaning hot followed by some more hot.  Oh, there will be some wind on a few of those days...some hot breezes to cool you down.   What to do...oh what to do.  Well first of all my central Texas friends...it is time to … (14 comments)

Dear Expired Seller - 07/22/11 08:59 AM
Dear Expired Seller,
I know that at this point you may be feeling frustrated and a little apprehensive.  You have been through a past few tough months with your Cibolo TX, Schertz TX or Selma TX home on the market just sitting and sitting.  You may be confused and concerned about what your next steps should be.  Perhaps you are thinking of even throwing in the towel and renting your home although you truly just want to sell so that you can move on with the next phase of your life.  Your Realtor® told you the reason that you weren't getting any showings was the bad market but you … (12 comments)

If a Seller Hides a Defect and the Listing Agent Does Too... - 07/20/11 11:37 AM

A Really Good Home Inspection is Likely to Save You
This post was inspired by a Members Only Post that Donne Knudsen found on her awesome weekly Called the Shots post.  Actually, it was more like a statement that Donne made that caused me to pick up the pen (keyboard) and start a bloggin.  By the way, I absolutely love Donne and her blogs so this is in no way to down her or her thoughts.   Her statement was directed at a blog that discussed Sellers who may have failed to disclose certain items about the home that could cause buyers some severe problems after … (28 comments)

Spammers Gone Wild!! - 07/19/11 08:01 PM
Spammers Gone Wild
Ok...This is getting ridiculous.  Active Rain is going to need our help to get rid of all these Crazy Spammers who are now stopping by and Filling out Profiles on Active Rain. See picture below.   This one individual has been going crazy on my recent post and has even e-mailed me.   What needs to happen is this.  If you get a spam comment, go to the lower right corner of the comment and report the concern.  Before you do that though, scroll over to the left.  If you can click on their name, the offending spammer … (22 comments)

Priced to Sell!!...Aren't They All? - 07/19/11 09:58 AM
Priced to Sell!!....Aren't They All?  And if they aren't, then there is a problem.
I chuckle a little whenever I have an e-flyer sent to my box that says "Priced to Sell!".  I always think to myself...what else are you going to put...priced not to sell?  I am not downing anyone's advertising techniques, and I may have even done that myself, although I don't remember it.  But let's think about that saying for just a moment. "Priced to Sell" If you are trying to sell your home in Cibolo, Schertz or Selma Texas, then at the risk of sounding like a broken … (121 comments)

Way Back When... - 07/18/11 09:14 AM
100 years ago, I was a young Soldier in the United States Army.  My first duty station was with A Company, 326 Medical Battalion, FT Campbell, KY.  Home of the 101st Screaming Eagles, Air Assault!  I was stationed there when I was 18, (when I knew everything) and left for more education and more Army experiences when I was 20 years old, (I still knew everything).  In a very true sense of the word, these people helped to start my "growing up".  My first Company Commander, at the time a CPT and now a retired COL (Colonel) was one of the best … (17 comments)

Did They Teach You That in Negotiating Class? - 07/14/11 08:49 AM

Did They Teach You That in Negotiating Class? "My client wants a really quick sale and closing so let's get this done".  This, a statement said to me a few times when I am about to receive an offer on one of my listings.  I am just wondering if this is taught in some type of negotiating or script class that I am unaware of.   Why do I ask, you ask? Well...the first time I had that said to me, I thought, great, should be a clean offer since they want it to be so quick and I was unpleasantly surprised by … (67 comments)

How To Do a For Sale By Owner - 07/13/11 09:00 AM
How To Do a For Sale By Owner
Do it with a Realtor®!!   Listen, to tell you the truth, ALL homes for sale are For Sale By Owner. There isn't a home out on the market today that isn't for sale by the owner. In fact, it's kind of a rule we have to follow.  We can't put a home on the market unless we get the owner's permission.  So the actual issue is whether the owner is using a Realtor® or not. The folks I am talking to today are the ones who are not wanting to be represented by a Realtor®.  I truly wasn't kidding … (15 comments)

The Best Neighborhoods in San Antonio TX aren't even Located in San Antonio TX - 07/11/11 09:07 AM
The Best Neighborhoods in San Antonio TX aren't even Located in San Antonio TX.
What?!  That's Right, you read it correctly.  The best neighborhoods in San Antonio TX aren't even located in San Antonio at all.  Now do not get me wrong, there are plenty of great neighborhoods located in San Antonio proper, but what you may not know is that although San Antonio is the big metropolitan, is located in Bexar County and has 18 cities within it, there are other counties and cities in very close proximity to it. Around San Antonio Texas and Bexar County are some different cities and counties that you might not … (9 comments)

What is this Comparative Market Analysis Thingy and Why is Everyone Trying To Give Me a FREE One? - 07/08/11 09:00 AM
What is this Comparative Market Analysis Thingy and Why is Everyone Trying to Give Me a Free One?
If you have ever had an interest in Guadalupe County Real Estate, (or any Real Estate for that matter), such as selling your Schertz, Cibolo or Semla Texas home, I am sure you have heard the term Comparative Market Analysis before.  Not that you haven't heard the term if you haven't had an interest in selling a home, but you probably pay more attention when you are.  You may have heard it referred to in other terms such as CMA, Market Analysis, Home Evaluation, Home Valuation and perhaps some other terms that … (68 comments)

Does Your Guadalupe County Home's MLS Description Over Promise and Under Deliver? - 07/07/11 09:16 PM

Does Your Guadalupe County Home's MLS Description Over Promise and then Under Deliver? (Updated!) Marketing Guadalupe County Real Estate is a very important part of what I do as your listing agent.  Among those things is writing a description of your home when I put it in the MLS.  Along with photos, a description can be one of the most important aspects of your marketing to draw potential buyers to your home...but... There is a very fine line between enhancing the description of your home and outright embellishing and lying about it.  Trust me, over promising and under delivering on the home … (12 comments)
