New Friends, Old Friends, Facials and Figuring it Out
You know, sometimes in this Active Rain Community I have come to know and love, I have to stop a moment and give thanks to some new friends, some old friends, facials and figuring stuff out.  I woke up this morning with a new sense of purpose and excitement for my WP site, www.schertztxhomes.com.  Why do you say that Ms. Brenda?   Listen, it really doesn't take a whole bunch to please me.  I am by nature an optimistic person.  I think one has to be to be in this business.  Think about how much … (48 comments)

Hear Ye! Hear Ye! More Possible Help for Military Home Owners who Need to Do a Short Sale! Service Members who Need to PCS and Sell I know I am on a roll of short sale posts, but this news couldn't wait.  Many service members will be returning home from combat duty abroad and given the expected budget cuts and downsizing,  there will be many military home owners that will need to move and sell their current home.
According to an article by Karen Jowers in the Army Times, Big banks must offer relief to some military homeowners, a new program seems to be … (12 comments)

Tips for Buying a Short Sale in the San Antonio Texas Area Rewarding but Frustrating Buying a short sale can be rewarding, however it can also be a long and frustrating process, especially if you don't understand  what a short sale is and know what the overall process is.  The very first thing that you must understand is that short sales are going to take a while to close, if they close at all.  If you are in the market to buy a home in San Antonio Texas quickly and be in that home in a short amount of time, then buying a short … (7 comments)

Pricing Your San Antonio Texas Home for Sale-Part Science and Part Art
I read a post today from my very good friend, Jerry Newman called Does the Price Always Reflect the Condition and it got me to thinking about how a listing agent should be advising you on the pricing of your San Antonio Texas home for sale when you put it on the market to get sold.   The price is one of the most important aspects of getting your home sold.  Period.  It's not the only thing that will sell your home, but it will be the driving factor to getting showings and ultimately getting that offer. … (17 comments)

The Short Sale Myth-Short Sales are Not Foreclosures-Buying a Short Sale in San Antonio Texas - 02/18/12 07:23 AM
The Short Sale Myth-Short Sales are Not Foreclosures-Buying a Short Sale in San Antonio Texas Buyers Looking for Foreclosure Deals in the Greater San Antonio Texas Area Many buyers in today's Real Estate Market like to look for those "deals" of a lifetime that seem to come with foreclosures and one can understand why.  With the market today being termed "buyer's market", some buyers may have the perception that homes can be picked up for pennies on the dollar.   And now, there is this "new" type of distressed property hitting the market, called a short sale, (new is in quotes, because short sales … (14 comments)

Spring is in the Air and San Antonio Texas Buyers are Everywhere!
What do you mean spring is in the air?  It's the middle of February and it's Winter!!  Well, I know it's winter, but honestly, here in San Antonio Texas to say we have had a mild winter is putting it a tad...well...mildly.  The weather is great and the San Antonio Texas Real Estate Market is even better! Which brings me to my point.  Spring is just right around the corner and with Income Tax season, and the incredible low interest rates enticing San Antonio Texas home buyers into the market, if you were thinking that you … (16 comments)

San Antonio Texas Military Short Sale Help-The VA Compromise Sale - 02/11/12 10:23 AM
San Antonio Texas Military Short Sale Help-The VA Compromise Sale What's this thing called a Short Sale You may have been hearing the term called Short Sale in regards to selling a home or even buying one for quite a while and have been wondering what exactly it is.  Well, to put it simply, a short sale is when the lender of a home loan decides that they will accept a lesser amount than what is due on the mortgage to allow a sale of a particular home to proceed.  For example, if a home owner has a balance of $120,000, and market value in your … (19 comments)

Don't leave points on the table! - 02/10/12 11:47 PM
I never even thought of doing this and thanks to Mike, I was able to pick up a few more points just by ensuring that i filled out the Active Rain Channel.  How ironic that I just wrote a post about filling at the AR channel correctly and then read this.  Too funny!
It was amazing how little I knew when I first joined AR.  It was absolutely appalling the amount of posts that I didn't fill out the channel or groups!
Well, go on back and pick up your points :)!  Thanks Mike :)!

As I continue to post content and read other wonderful posts in this wonderful community, I come upon discoveries that perhaps I should have known about but didn't, and figured since I didn't know, there may be some of you out there who didn't know either.  And since I am all about community and sharing, I feel it my Active Rain civic duty to share my little discoveries with you.   Now, of these two handy tips I am going to share with you today, one of them I just discovered … (36 comments)

Do you want to do something great for a Purple Heart Recipient? - 02/07/12 11:00 PM
Wow.  Tammy is letting us have way to give a Purple Heart Recipient something kind of cool via a Mr. Bob Paschal, a vet himself.  Please stop by Tammy's post, comment and reblog too just to get the word out.  And, of course, if you are able to donate, you will be helping out a wonderful cause to help Wounded Soldiers.
Remember, they have given a lot.  This is one small way we can give back to them :!

Short Sale Epiphanies from Short Sale Superstars-It's Like a Lightbulb Went On!
So, I finally did it.  I found myself in the position of having to learn about short sales.  I have avoided it for as long as possible, but...as luck would have it, I have a seller who I may need to help with a VA Compromise Sale.  What is a VA Compromise Sale?  It's VAs version of a Miltary Short Sale for those who purchased their home with a VA Loan.   Now, eventually I will be blogging about VA Compromise Sales because, quite frankly, I need to be the expert in this … (80 comments)

It's Not Fair-Didn't Your Mama Tell You that Nothing in Life is?
We have a lot of opinions running around about the government and the citizens that ran afoul of this mortgage mess.   The greedy (lucky) underwater homeowner-Many opinions sway towards blaming the homeowner who now has to do loan modifications or is subject to short sales or foreclosures.  We like to say that somehow they were irresponsible...that they should have known better and now they get to get a bail out and get rewarded for their bad behavior. It's not fair that I have to pay too.  My home … (22 comments)

Sorta Speechless Sunday-Whose this Guy?
I always check my Cluster Maps to see where in the world some of my traffic is coming from.  I know that most traffic is probably coming from Active Rain, which is cool.  However, it's even cooler to see that other people are at least clicking through to my post :)! When I look at my Cluster Map, I just have to wonder who is this guy in the middle of the ocean bobbing around in their boat reading my posts :).  So, does anyone know who that is and does he want to buy a home in San Antonio … (19 comments)

Please Reblog - Gail Wants Her ASUS Zenbook Back! - 02/02/12 11:31 PM
Seriously.  Major companies need to pay attention to consumers and answer their concerns when a product isn't working as expected.  Gail shouldn't have to go through this kind of red tape to get answers, get repairs and get her product back.
This is just plain unacceptable.  Please go by her blog and reblog, tweet and Facebook and let ASUS know that it's time to pay attention to the consumer or lose business!

Don't Hate Me Because I'm...Popular
Anybody remember the commercial that had a pretty model spouting the words, "Don't hate me because I'm beautiful"?  I sure do, and I remember thinking to myself, well...I don't hate you in the real sense...but, I hate you a teeny bit, lol :)!   Anyway, when I wrote my last post, How Do You Have No Purple Star Yet?, I had mentioned a few top bloggers to go and read and be able to suggest their posts to help one earn the purple badge of a Called Shot Master.  A few people had commented that, although these … (49 comments)

WHY AN INDEPENDENT HOME INSPECTION IS IMPORTANT FOR NEW HOME CONSTRUCTION! Soil Settlement Issues in San Antonio Texas are Prevalent!! - 02/01/12 09:53 AM
Lenn Harley brings up a very good point that not only affects her area, but is prevalent in the San Antonio Texas area.  As many know, we have major soil settlement issues in every county in San Antonio.  So much so that we have had several catastrophes in recent years of home settlement issues because of being built on shaky ground. Mounding would be a fantastic idea for some of these areas to keep settlement issues down.
If you are getting a new construction home in San Antonio, getting an Independent inspection throughout the building process is highly recommended.  It may cost … (2 comments)
