How Does a San Antonio TX Realtor® Earn Their Fee Part II-It's Way More Than a Sign in the Yard

Earlier I wrote How Does a San Antonio TX Realtor® Earn Their Fee Part I and it focused on what, as a San Antonio TX buyers agent, I do for you and why I earn my fee. Today I would like to concentrate on telling you just what I do for you as your San Antonio TX area listing agent.

I have written a ton of posts on this particular subject area because it's near and dear to my heart. First and foremost, I realize I am a San Antonio TX Realtor®, so the subject matter may seem skewed a bit in favor of always using a Realtor®, but I must tell you honestly that even before I became a Realtor®, to buy and sell homes anywhere, I used a Realtor®. The thought never occurred to me that to save money, I would try to do stuff on my own.

But, I digress....this isn't a post about For Sale By Owners, this is a post to let you, the San Antonio TX home seller know exactly what it is you are getting when you hire me to list and sell your San Antonio TX area home. By the way, did I mention that I really need you right now? Buyers are looking for great San Antonio TX area homes to buy and I am running out of inventory....

You need to understand that as a listing agent I do not ONLY throw a sign in the yard and then collect my paycheck. This is so far from the truth that it's laughable. If that's all we did, then everyone would become a Realtor®..it would just be too easy.

I consult with you and advise you on the best possible price we can list and sell your home for. I do this by visiting your home and discussing with you your home selling goals. Then I prepare a Comparative Market Analysis that will give us a good price range of where to place your home. Pricing is one of the most important things we discuss before getting your home on the market...because ultimately it will be what SELLS your home.

The next phase is the marketing of your home for sale. This does include a sign in the yard and a lockbox, (but as you will see it's more than just that). Of course before we start the marketing of your home, we will have already gone over showablitly of your home as far as staging, etc...

Marketing is a large part of what I do to get potential qualified buyers through your door to see your home and want to buy it. So, along with the sign I provide an extensive Internet Marketing Plan that includes blogging, website placement and social media (Active Rain, My Personal Word Press Site, My Personal Website, Real Bird Marketing, and My RE/MAX Website). I basically ensure that anyone within the sound of the web knows your home is for sale...

And to make sure your Greater San Antonio TX home for sale shows in the best possible light, I use professional photography and virtual tours. Since something like 1 million percent (and I may be over exaggerating a tad) of buyers use the Internet to start their home search, having a Realtor® with an extensive Internet Marketing Plan is a must to get your home Sold in todays market...

Oh yeah, and then there's the two Multiple Listing Services I belong to, the San Antonio Board of Realtors®, and the New Braunfels Canyon Lake Association of Realtors®. So, therefore, every Realtor® in the Greater San Antonio TX area who has a buyer looking for your home in their price range will know about your home as well.

Again, marketing is a large part of what I do, but it's not ALL I do as your San Antonio TX Realtor®...and although it's pretty important, it may not be THE MOST important thing I do for you...

I believe that the Really Important Part of getting your home sold for you comes in the form of my representation of you through the home selling process and that home selling process begins in full once we get an interested buyer for your home. All that above is a lot of work...but trust me, there's more work to do...

I advise you on the terms of the offer, negotiate for you to get YOU the best possible PRICE and TERMS that will make you a very happy home seller...this includes preparing a net sheet for you and going over all of the offer items and discussing how best to respond, (either counter, accept, reject) and ultimately get you what you want.

Once we do that, holding the whole deal together is a long process of ensuring that the buyer, buyer's agent, Title Company, Inspectors and anyone else that happens along with this home sale is staying on track...and that includes you the home seller. My job also includes ensuring that you have all the correct disclosures and are providing everything you need to provide to the above people so that you won't be in default..

Oh, and that pricing we discussed above..because of that and the offer, the appraisal will have come in just fine...(knock on wood)

And even on closing day, my job is not over...I still ensure that all of your terms are on the HUD1 (settlement statement) and then go over it with you and then head to the closing table with you to sign your 5 or 6 documents (the buyer has the lion's share).

Once all is said and done and the ink is dry on the paperwork and the lender has funded the sale and the keys have been passed on to the buyer...I then get my fee...that's kind of the beauty of hiring a local Realtor® in San Antonio TX to sell your home, for the most part, you don't pay me until closing day. You get all of that advice, expertise, marketing, representation, etc...and a delayed payment plan...pretty cool huh?

This is a very brief overview of How a San Antonio TX Realtor® Earns their Fee when I list your San Antonio TX Home for Sale...There is really no way to cover it all without writing a book or something. But, as you can see, I do a tad more than just stick a sign in the yard and collect a big, fat paycheck!

Ask an Ambassador-Will Incorporating Video in my Blog Really Help

Ummm, yes! Yes is the answer to the question above. Done correctly, Video WILL make your phone ring and bring you potential business.

For some unknown reason...Google LOVES YouTube Video and if you post your video correctly, it will rank fairly high in the search engine and rather quickly. It's really quite amazing actually (and a bit scary lol). Why do I know it will make your phone ring? Well, because about forever ago, I made this horrible video on a subdivision in my neighborhood. I went driving along and held the camera out and kind of showed what the neighborhood looked like and told a little bit about it. Then I posted it on YouTube, wrote a blog post about it and went upon my merry way.

I didn't think about that post again until I got called (a lot later) from a potential client who saw that video and wanted to know more about the area. Now, when I did that video, I didn't optimize it well, mainly because I didn't know I was supposed to. That was really my fault...but I digress. The point is, is that someone called me from it and I closed them on a home just from that phone call. One blog post and one video that cost me nothing made me a mighty fine profit if I do say so myself.

You want another example of how fast Google will rank your post should you include video? Fine...nary a problem. I did a market report for Cibolo TX two months ago. I decided to input a quick video of me blabbing about the market on my trusty iPhone...I post and within maybe an hour..(maybe) I Googled Cibolo TX Market Report and my Video (NOT MY POST), showed up on page 1 of Google. I was signed out of Google so it didn't know that it was me looking for me. By the way, if you ever search for you on Google in the form of your key words, make sure you are signed out so that you get true results...if you are signed into Google plus, Google is going to pull you right up because it knows (creepy huh) what you are looking for.

Anyway, you can do video cheap (do you have a smart phone?) and quickly. The point is to remember to keep it short, (less than 3 minutes is ideal) and to be genuine and not afraid. (See below). Additionally, once you get that video done, make sure that you Title it correctly (KEYWORDS) and tag it correctly (MORE KEYWORDS) and make it public...and then put it in your blog post that has more written info. I would bet that a really good hyperlocal post with video would just knock Googles socks right off!

People love video (you know you do) and knowing who is behind what they are reading about. It gives them a chance to get to know you a bit before they call you...(and again, if done right..they will call you). You can even join a few group in Active Rain that are fairly dedicated to Video. The VBloggers Group and YouTube Thursdays. Posts in these groups will give you tips and tricks and get you on your way :)!!

So, if your asking this Ambassador...Video is a must in today's Real Estate World :)!

Ask an Ambassador- What is the Difference Between Member's Only and Public Posts

Dear Ambassador, what is the difference between a Member's Only and a Public Post and which one should I use?

This is a terrific question and one that is often misunderstood. First, member's only posts are just that..you need to be a member of Active Rain to view the post. Often times folks will post a post to member's only if they don't feel they want a ton of people to see it. I mean, come on...we only have a few hundred thousand people who could potentially see your post, posted in Member's Only and how many of them really read the stuff that's on here anyway.

Posts that often times go into Member's Only arena are vents (which is where they belong) and posts that others feel that don't pertain to the public, (many of our AR contests will fall into this category).

A Public post is just that....Public. This means that anyone and everyone can see it and if you are blogging for business, then this is probably where you need to post your stuff, (you are trying to reach consumers...aren't you?).

Now, one must remember a couple of things about Member's Only Posts...

First, (and it has been mentioned numerous times but here we go again), there is nothing that prevents any Joe Schmo to signing up for a Free account here. We gets plenty of spammers here that do it all the time; however, a random person (possible client) can sign up and then "see" all Member's Only posts. There have been several posts that explain to everyone to BE CAREFUL of what you post in a Member's Only blog post. If you do not want anyone seeing it that's not supposed to, then perhaps it's best not to write the post. Examples include vents against other agents, clients and other industry groups.

You just don't want that hassle.

For those who post to Member's Only because they feel that information only applies to members here such as AR tips and tricks, that's ok too..

BUT...once you put it in Member's Only then the post cannot be reblogged by anyone, so if it's info you want to spread..then make the post Public.

That is just my opinion of course...and it's a personal choice..(AR is great for giving us one). Post it where you want it. If you post Public, MORE will see it..those are just the facts.

One more thing..If you are NOT a PAYING member of Active Rain, then ALL of your posts are automatically Member's Only. So, any terrific post you write to the consumer will NOT be seen until you start paying or you reach 500,000 points.

Me personally...I very rarely post a Member's Only..but I have been known, (on occasion) to toss out a really good vent lol :)!

There you have it, the difference between Member's Only Posts and Public ones!

North East San Antonio TX Real Estate Market Report up to $500,000 April 2013

North East San Antonio TX Real Estate Market Report Homes Priced to $500,000 April 2013

The North East area of San Antonio TX is relatively...huge. It can cover up to a vast area. The area that I am concentrating on happens to be what we call outside of Loop 1604 or the popular Stone Oak area of San Antonio TX. As I said, this is a very popular area of San Antonio TX and homes here can range from mid $100,000 to somewhere in the millions..so I have broken down this particular market report to include homes up to $500,000.

So, how the North East San Antonio TX Real Estate Market perform in April 2013 for homes up to $500,000? Let's start of by giving you a current picture of the available North East San Antonio TX Homes for Sale. Currently there are 230 homes available for sale. You can purchase a home in this area for as little as $134,900 and for as high as well...$500,000 (given that my report stops there). The average list price for these homes for sale is sitting at $303,811 with a current days on market being 127.

There are a whopping 288 pending homes sales in the North East San Antonio TX area that will hopefully become part of the closed stats in May. The average list price that brought an offer and contract to these homes for sale is $279,001 and these pending homes sales had an average 153 days on the market. We will have to wait until May to see what they actually sold for.

North East San Antonio TX Homes that sold from April 1st 2013 to April 30th, 2013 totaled 175. The homes that sold were listed at an average price of $270,691 and sold for $264,517 giving us a list price to sold price ratio of over 97%. The list price to sold price ratio gives you an idea of how close to the actual listing price buyers came in and 97% gives a fairly good indication that those homes were priced right to sell!

So, how did these home sales compare this time last year? Well, looking at it, the North East San Antonio TX Real Estate Market held pretty much the same in both sales and price. There were 174 North East San Antonio TX homes that sold in April of 2012 with a sold price at $261,583. As you can see, we are a little bit up but with 288 pending sales...we are doing terrific!

Schertz TX Real Estate Market Report April 2013

How the Real Estate Market in Schertz TX perform in April 2013? Schertz TX is another terrific area in the Greater San Antonio TX area. Most neighborhoods in Schertz TX are more established; however, there are still some New Construction Homes available in Schertz as well. Schertz TX is easily accessible from I35 and FM78 and located in the Schertz-Cibolo-Universal City Independent School District.

Let's start of by giving you a current picture of the available Schertz TX Homes for Sale. Currently there are 111 homes available for sale. Home prices vary and you can purchase a home for as little as $79,900 or as much as $$429,900. The average list price for these Schertz TX homes for sale is sitting at $214,346 with a current days on market being 92.

Let's find out how the Real Estate Market in Cibolo TX did for April 2013? Cibolo TX is a popular area to live in and included in the Greater San Antonio TX area. Located in Guadalupe County and easily accessible from I35 and or FM78, the city of Cibolo boasts a ton of New Construction and Pre-Owned homes.

Let me start of by giving you a current picture of the available Cibolo TX Homes for Sale. Currently there are 206 homes available for sale with a varying price ranges. You can purchase a home for as little as $109,500 or as much as $650,900. The average list price for these homes is $213,561 with a current days on market being 81.

Buying a San Antonio TX Home-When Cash Really is King

Believe it or not, when sellers and their listing agents hear, "I have got a cash offer for you" their hearts don't get all a flutter anymore. They used to, but in the past few years, Cash Offer has typically meant low ball offer and the offerer of said Cash Offer felt that they were in a position of power and had a take it or leave it attitude, as the prevailing thought was that sellers in San Antonio TX (or anywhere for that matter) were desperate to sell their homes and move on.

However, that is not the case with ALL cash buyers in San Antonio TX, especially in today's Real Estate Market. With the Real Estate Market hitting a rise here in San Antonio TX and seller inventory dipping, buyers who have the cash to buy and buy now are not playing around, meaning that buyers who are out in the market to get a San Antonio TX home for sale, need to move quick and have strong offers.

Those San Antonio TX home sellers who have priced their home correctly and have a terrific San Antonio TX Realtor® to guide them through the home selling process, are seeing their homes fly right off the market from buyers who know that the time to buy is now.

Case in point, one of my San Antonio TX Area homes for sale just went under contract yesterday and will close this Friday from a Cash Buyer who knew what was what and came to the offer table with awesome terms for my seller. My seller was poised to receive about 3 offers yesterday, but the Cash offer was perfect, and why...because this home had already been under contract with a financed buyer and we got all the way to closing and for some reason, the financing fell through.

So, what will make Cash King with trying to buy a San Antonio TX home in today's market...

Cash Buyers who can show proof that they actually have the cash on hand to buy the home right now, (a bank statement with the total funds).

Cash Buyers who aren't interested in having an option period..(making the seller wait 7 to 10 days to see if you really want the home or not)

Cash Buyers who aren't worried about a ton of repairs

Cash Buyers who don't need an appraisal

And Cash Buyers who are ready to close Right Now...

Basically Cash offers need to be just as strong as a buyer coming to the table with an offer that needs financing. At the end of the day, the seller is going to get cash for their home for sale in San Antonio TX, it doesn't really matter who it comes from, the lender or the buyer.

Cash is cash...the difference is the terms in many cases...(and of course offer price).

But a TRUE strong cash offer that can close right away can beat a financed offer out. But that's the only way Cash is Really King.

The ONE Thing I Should Have Been Doing

I get up in the morning and a million and one thoughts are on my brain of things I must get done today...

I start by getting on the computer...probably my first mistake. I think I am going to get so much done today to bring my business that much further along. I am going to finish an IMSD class, I am going to write a blog post, I am going to see about the direct mail campaign I need to start, I am going to finish my 90 day plan with Tom Ferry, I am going to check on my listings, I am going to e-mail all of my leads (perhaps I will call one of them)

My husband comes home Friday from FT Hood, I am going to spend some time with him, I have a wedding I am attending at 5 pm on Saturday so everything I need to do must be done before then, I really need to do some laundry....

It's 4:45 and my daughter comes home from school and is talking to me about the great grade she got on her test today and that she finally read a book..(I have been wanting her to read for so long)..I say hmm, uh huh..I am currently texting someone about a house or something...my daughter yells at me....

WHAT'S WRONG WITH YOU?! I AM TRYING TO TELL YOU SOMETHING TO MAKE YOU PROUD OF ME AND YOU ARE IGNORING ME!!! I AM GOING TO MY ROOM...I AM DONE.....

I stop...I look at her retreating back and really focus. I have done a bad thing and forgotten the ONE THING I should have been focused on that moment and I almost lost a big opportunity. I am actually tearing up about it right now. What did I really get done that day, (which was just two days ago by the way)?

I half way finished my Tom Ferry 90 day plan, I did e-mail some leads...didn't call anyone, I started a series on IMSD (finally back after a year), checked my listings online to scope out the activity and did finally write some blog posts...didn't get done until about 8:30 at night.

There were several distractions, some outside and some internal that kept me from really focusing on any one thing for very long, things such as incoming calls from builders who I had taken buyers to, my husband calling to see how I am doing when I was in the middle of one of the classes, calling my buyer to update them on what the builder said....

My internal ADHD (undiagnosed..but clearly I need meds), reading blog posts, trying to figure out Facebook and reading all the way down the time line..If I throw in laundry now I can get all the loads done (I got one load done as it went into the dryer at 8:30 at night)...

So, what happened with my daughter? I apologized to her profusely and EVERYTHING got put on hold at the immediate moment my daughter wanted to connect with me. I made a huge mistake at that point but rectified it as soon as I possibly could. It was such a glass (a gallon) of cold water thrown in my face.

I can't multitask; shouldn't multitask. I thought I could, in fact when I read the Chapter in the ONE Thing Challenge for Multitasking, I knew that this would be the chapter I would write on. My problem stems from getting frustrated with TIME. I want to do everything NOW so that I start seeing results SOONER. There isn't enough TIME in a day for me to get done everything I want to get done

AND IT IS ANNOYING!! I figure once I get everything done then I can breathe and relax and THEN I can spend time with my husband and my daughter and give them the attention that they need from me...

Problem is, with all this multitasking I am doing...Nothing is getting done and my life is getting more and more stressful. I think it's probably TIME to figure out what the One Thing is that I need to be doing at the Time I need to be doing it so that I can truly accomplish what it is I want to accomplish...

One thing for sure I won't allow to happen again, is for my daughter to feel that she isn't worthy of my focus. Sorry Sweety.

Cibolo TX Real Estate First Quarter Market Report Roll Up

Let us see what the Real Estate Market in Cibolo TX did for the First Quarter in 2013.

The Cibolo TX area Real Estate Market held up fairly well for the first quarter in 2013. The first quarter consists of homes that sold with a close date of January 1st 3013 to March 31st of 2013. There were a total of 95 homes that sold in Cibolo with an average list price of $201,961 to an average sold price of $197,704 which gives us a list price to sales price ratio of 98%. Of that total, 42 homes were 3 bedrooms which sold at an average price of $167,646, 43 homes were 4 bedrooms with an average sold price of $208,674 and 10 of the homes had 5 or more bedrooms which sold for the average price of $276,772.

Compared to the last quarter of 2012, (close date of October 1st 2012 to December 31st 2012), Cibolo TX is up both in price and in total number of sales. There were 82 homes that sold in the last quarter of 2012 with an average list price of $192,083 to a sold price of $185,670. Cibolo TX has a ton of New Construction Homes available for sale or that has sold so I am guessing that the growth has had a lot to do with the increase in sales.

Schertz TX Real Estate First Quarter Market Report Roll Up

Looking to see what the Real Estate Market in Schertz TX did? Here is your First Quarter Real Estate Market Roll Up for the Schertz TX area.

For the first quarter in 2013, Schertz TX held up fairly well with home sales. The first quarter consists of homes that sold with a close date of January 1st 3013 to March 31st of 2013. There were a total of 58 Schertz TX homes that sold with an average list price of $175,966 to an average sold price of $172,179 which gives us a list price to sales price ratio of 98%. Of that total, 22 homes were 3 bedrooms which sold at an average price of $153,192, 20 homes were 4 bedrooms with an average sold price of $199,309 and 4 of the homes had 5 or more bedrooms which sold for the average price of $243,561.

Compared to the last quarter of 2012, (close date of October 1st 2012 to December 31st 2012), Schertz is up in the number of home sales, but down slightly in price. There were 43 homes that sold in the last quarter with an average list price of $181,415 to a sold price of $176,743. Now, on the chart it looks like a huge drop, but it is really very little as compared to the increase of the number of homes that actually sold.

Ask an Ambassador-What's This Generate a Short URL Thing and What Does it Do

If you look at the bottom of your blog post you will notice something that says Generate Short URL. Often times this little handy tool gets unnoticed because folks don't really know what it is...which I am sure is why you are asking the question of what exactly it is.

Well, it's simply a tool that generate a short link about your post that you can copy and paste to share your post on sites such as Facebook, Twitter and hey even the comment section of certain blog posts such as contests. Basically it makes it easier to share your content. In the past when you wanted to share your content you would need to highlight the long URL and the top of your browser bar and copy and paste it. Sometimes the URL in the browser gets a tad lengthy and you may miss some of the code, thereby rendering it useless to share. Additionally, sites like Twitter only allow a certain amount of characters and the Short URL code allows you to post to Twitter with a bit of an explanation on what you are sharing.

With the Short URL code, you have a little bit of code to copy and paste and it's a done deal. By the way, you can also generate the Short URL code on other's blog posts to share their content as well. You don't get any credit for a Reblog or anything, but it's an easier way to link to their post if there is a post you want to write to reference their content such as a counter point or an inspiration post as just a couple of examples.

You will notice that once you share your post on FB, Twitter or link to a comment, you can click on over to your Traffic Area and look at the Short URL Clicks and see how many clicks you received. Usually, the more sites you share that code to, the more clicks you will have.

So, there you have it. That's what the Generate a Short URL Click is. By the way, Active Rain includes this to you for free. There are other sites that you can go to purchase or create Short URL codes for your content, (some may be free, I'm not sure) You don't necessarily need to use Active Rain's, but it's pretty convenient being right there and all.

How Does a San Antonio TX Area Realtor® Earn Their Fee Part 1-A Buyers Agent Doesn't Just Open Doors

How do we really earn our pay as Realtors, I mean....Realllllyyyy.

With this post I would like San Antonio TX area home buyers to understand exactly what I provide as their San Antonio TX area Realtor® with regards in helping them to buy.

Many times we tout our services as FREE for the buyer...when in fact, it isn't...it just feels like it for those who are buying homes...it certainly doesn't feel that way for the seller. The very word FREE might put the picture in the buyers mind that somehow our services aren't valued and this couldn't be far from the truth.

Additionally, Realtors® get a lot of bad press...and coupled with the wonderful TV shows that depict us all as wealthy Realtors® just rolling in the dough may leave many feeling as though we don't deserve our pay.

If all I did was schedule a few showings and open the doors for my buyers and then all of a sudden receive a big ole fat paycheck, I think as a consumer I may be a tad daunted by that fact too. This doesn't happen all the time with home buyers in the San Antonio TX area because, as I mentioned above, generally, (at least 8 out of 10 times) the seller pays our commission.

But...what do you as a home buyer in the San Antonio TX area really get with that (FREE) service? Honestly, it's a lot of work finding a home buyer home, getting them through the home buyer process and getting them to the closing table with keys in their hand to becoming new home owners.

IT IS NOT just opening some doors....

if it was, we would all be doing it, (wouldn't you?). I mean heck...get a license and open doors and get PAID...what could be better? However, that is just some kind of myth and it may be perpetuated by our very own. This means that is our fault for not really letting you know what you are being provided. As an excuse...(excuses are bad), sometimes it's hard to explain exactly what we do. It would be easier to show you, but I don't think you want to spend time with us all day, everyday. In the end, you just want to end up with a great San Antonio TX Home for Sale to call your own and get great service.

But..how do you know if you got great service? Well, all I can tell you is what I do and give you my client testimonials and then you will have to determine in your gut if I am the San Antonio TX Realtor® for you.

As your San Antonio TX buyers agent I consult with you about your home buying preferences...what type of home you want, where you want to buy it, your financing type, how much you want to spend, your tastes, desires, needs and wants and then I try to formulate that into a comprehensive home search that will result in a few homes that you really want to see.

Now...generally before we Go See those homes I am linking you with a lender (or working with one that you picked) and ensuring that what you want to spend and what type of loan you want is going to be a go...(meaning you can get a loan). Of course if you can pay cash, I am verifying that with you personally.

Then, yes, we "go see" the various homes that you have picked initially. Sometimes (in fact many), lightening strikes within the first three homes (not an HGTV phenom, just good ole fashioned Real Estate listening and know how), and sometimes not. During these home tours, I am gathering more information so that I can better assist you in finding the home you want.

Once we find the San Antonio TX area home you want to buy...my job ain't over. Again, if it was, then we could decide that perhaps I earn way too much, but honestly, as I have said time and time again, finding home is really the easiest part of this whole endeavor.

Next comes sitting down with you and discussing an offer strategy. For this I need to have listened to you and truly understood what it was that you wanted out of a home and what you can afford. I also need to be about to know my San Antonio TX Real Estate Market well enough to pull comparable sales in the area and be able to advise you on fair offer prices that will get you into the home you want.

Once we come up with an offer strategy, you send me in to negotiate for you, because unless you offer full list price with no contingencies..my guess is, is that there may be some back and forth with the offer. This is my job to handle this for you and to advise you every step of the way. We also may be faced with multiple offers, an angry seller, an angry agent...yada yada...this is stuff you don't have to deal with directly.

When we get to an acceptable offer between you and the seller..you are now under contract and my job STILL isn't over with. Now, my responsibility is to see your San Antonio TX home buying transaction all the way to the finish line. This means at a minimum...

Ensuring you get through inspections and negotiating repairs

Ensuring the Title Commitment is clear and there aren't any issues clouding title, (keeping constant communication with the Title Company)

Ensuring that you are keeping up with your lender

Ensuring that the home appraised and if not, negotiating again (no the sellers don't HAVE to drop the price)

Ensuring that you are kept abreast of everything all the way through.....

This is usually a 30 to 45 day process from the start of the contract (once it's accepted) to the actual date of closing (signing and becoming an owner). As you can see, I have already worked prior with the consolation and home FINDING for you, negotiating and getting the accepted contract...but the job ain't done till we reach closing and funding. THAT's WHEN I GET PAID (although I have earned my FEE already).

Now, many things can and do go wrong with each of those areas making the home buying process longer. And some times those deals fall through...so when that happens all the work I have done goes unpaid many times.

Either way about it, as your San Antonio TX buyers agent, I don't just open doors and then get paid. Next up...a Listing Agent Doesn't Just Market

Ask an Ambassador-How Do I Get Points and What Do They Really Do For Me

Dear Ambassador, I am new to blogging and was wondering how do I get points here in Active Rain...and what do points really do for me anyway?

Those are some very good questions. Active Rain is really like no other blogging community and the founders of Active Rain truly knew what makes those in the business of Real Estate click..or puts us in action....COMPETITION (and earning REWARDS). We are a competitive bunch for the most part and the ingenious founders of Active Rain knew that if they gave us something to strive for, we would be more likely to participate...

And that something was POINTS. That's right, most of us here on Active Rain love them Points...I know I do.

So, I will answer the first part of the question...well...first. The simple answer to how you get points is by blogging, reblogging, commenting, joining contests, joining an AR Meetup and perhaps every now and again paying attention to the AR Facebook page and they will have some random thing you can do to earn points, OH and you can invite someone to join Active Rain and earn some points there as well, OH and max out your profile...them's some points in there too. The bottom line is that there are many ways to earn points here on Active Rain

Just writing a blog a day could earn you at least 225 points. You must blog a minimum of 50 words...I believe. Make sure to give your post more exposure and post to groups. You can write up to 10 posts a week (7 day week). The 11th post won't earn you any points unless at least 3 people comment on it. When folks comment on your post (at least three folks) you earn 4 points per comment. You earn some extra when you get in there and comment back at least once. If your post is FEATURED, you get to earn an extra 200 points and I have seen posts accumulate up to 475 points...(I don't know the secret behind that), but generally your post if NOT featured will max out at 325 and if featured will max out at 425.

Reblogging will get you 25 points if someone reblogs your posts (can't happen unless your a Rainmaker and your post is Public) or you earn 25 points by reblogging someone else's post. You DO NOT earn comment points when you reblog someone else's post and folks comment on it...no matter how many people comment. You just get the 25 points. You can reblog up to 10 times per week.

Commenting-The core of this community is the interaction and getting to know one another and read one another. It is what keeps this place thriving. Commenting on posts will earn you 25 points per comment up to 10 per day. You don't need to stop there, (and I recommend you don't), but you will only get points for 10 comments. But...the people you get to know will have them coming to your post to comment as well, which as you know from the paragraph above, will earn you points.

Join some contests which usually has you blogging something (225 points because I am sure you will post to groups) and depending on the contest rules and if you follow them, you will earn points. I have seen as small as 500 points to as much as 5000...(maybe even more). Anyway, make sure you read the rules so that when you participate you get all of your points.

AR Spring Meetups are coming up. Attend one if you can and you can earn 1000 points this time. This varies from meet up to meet up.

Inviting someone to Active Rain and them signing up under you earns you an initial 250 points (or somewhere around there) and then you earn a percentage of everything they post. If you invite someone that really becomes active, they can boost you up.

Profile points-Don't ask..I haven't got a clue how they calculate this. All I know that is if you update it, you will get points....so just update it.

Alright, there's the skinny on how do you get points....

Now, what do they do for you? Here in the Rain you get to earn pretty colored badges for each milestone you reach. You can also keep up with your competition in your local market and raise up in the ranks of your State, City and County. I know...you're confused...what does that reallly do for you? Well, when I list and sell homes, I use Active Rain as one of my marketing strategies...when I show my clients that I am number one in my city and my county they get pretty impressed..(blogging on AR really has boosted my business).

But the real reason to get points..(at least for you right now) is so that you can get a free FOR LIFE membership. You can blog your way to freedom by earning points. I am not sure what they start you off with price wise, ($49.95 a month)...but for each point milestone, I know it becomes cheaper and once you earn 500,000 BIG ONES the FEE is FREE...nada...zippo...zilch! Sooo you get this HUGE boost to your business (and trust me, by the time you reach 500,000 big ones, you are going to be getting business!)...and marketing plan for FREE.

Now, what's better than FREE?

So, that's how you earn points in Active Rain and What they can do for you....Really :)!
