Short Sales and Deficiency, you are not Alone
Short Sales and Deficiency in Colorado

When lenders accept less than what it is owed or the full payoff, they can do one of the 3 things:
1) Nothing: Very few lenders do not do anything against you when you do a short sale.
2) Go after the deficiency: Some lenders go after the deficiency that you had, they do it through court, they usually want to put you a "deficiency judgment".

3) Send you a 1099: 3) They forgive the debt and send you a 1099 form from the deficiency,

for instance.
Your property is worth $200,000.00   
You owe $260,000.00
Lender just receives net $190,000.00
You had a deficiency of $ $70,000.00

Lenders send you a 1099 for that deficiency, why? Because for the lender was lost and even when you lost your Colorado home it means that you had an income, but guess what?

Forgiven debt is considered income by the internal revenue service IRS in the tax the lender accepted the Short Sale or forgave a portion or what was owed.

There is a new law called "The mortgage forgiveness debt relief act of 2007", Distressed Colorado home sellers and can benefit from this and can get rid this income. If you want to refinance your home and you owe more than is worth this works as well, maybe the lender will accept to refinance it and you will avoid to pay taxes from the difference (deficiency).

I took recently a seminar "Foreclosures in Colorado New Changes" and reading today's news and what I got updated in the seminar and the rest of the updates of the homes in Colorado and the situation Nationwide in many cities, Market is getting worst for many Colorado sellers in many areas, but for Colorado buyers is a great opportunity these days  that usually not happens often. 

Another great opportunity is that Colorado Buyers or Colorado Real estate Investors start buying more homes in Colorado for Rent or to lease and after these Colorado buyers retain and hold these homes for a while (some years) they will re sell them to get a good chunk from great returns.

Some issues involve many homes to be sold in Colorado, but if you are living without any hassle in your  Colorado Home, retain it or rent it until market stabilizes better.

According to the data collected in the seminar that I took in Foreclosures in Colorado we are on the 8th place from all states in foreclosures. Nevada is the 1st and California is the 2nd. I am not saying that Colorado is in better shape now. What I am trying to explain is that we started with this problem earlier than other states and right now other states as Nevada and California are worst in foreclosures than Colorado.

I was reading an article today very interesting that According to MSN Money House prices are down in 147 of 287 cities Government provided that information and there are some speculations what will happen with the market or where the market is heading according to some researchers / expert in the field.

Prices in some areas are still sinking and in some others are sinking fast, that's not new, still this is a great article that you should read.

"The states with the greatest rates of appreciation between the third quarter of

2006 and the third quarter of 2007 were: Utah (12.9%), Wyoming (11.8%),
Montana (7.7%), New Mexico (7.4%), and Washington (7.0%). The states
with the largest depreciation for the same period were: Michigan (-3.7%),
California (-3.6%), Nevada (-2.4%), Massachusetts (-2.3%), and Rhode
Island (-2.2%). "

It means that Buyers in Colorado can invest in a great inventory of homes for sale today with a lot of savings, according to a seminar that I took from First American Heritage Title some statistics that they gave us Colorado is in 8th place in Foreclosures, It does not mean that Colorado is getting better overall, but it means that some other states are starting to sink more and faster for first position with more Foreclosures Nationwide and they are worst than Colorado now.

I always was looking for a great free blog Front End Interface template/software to install it on my web hosting service and I was very disappointed because everything that I found was just templates that companies sell or very cheap blog templates.

I was reading some blogs from Jay McGillicuddy~Real Estate Broker about an awesome and great company that is wordpress , I already knew  about this, but I never was interested on this tool, because was thinking that it was whatever kind of free blog service, I believe that you have heard of wordpress  already,  tried it or maybe you are an active wordpress member, when Jay wrote wordpress can be running from your website and you do not have to depend from other third party services, then I started to dig out more about wordpress, believe me  more and more.

So the first thing that I did was to join to wordpress  website and explore and read more about Wordpress and I found that you have two options:
 1) You can subscribe to wordpress  with their free service, but something awesome that I was always looking some months ago was:
2) You can download and install the blog service in your own web hosting service or website, I was always looking for that, but never found a great resource to install blogs on my own web hosting service or website.
 
Thanks to Jay who made me see the potential that his free tool have, I already installed it on my web hosting server for Spanish purposes now, Jay has his own blog website too and you can check it here.

The best of wordpress is:
1) It is free.
2) It is yours, when I say "YOURS" you are the only boss, you handle it / admin it and You can do whatever you want there on your own web hosting service (website).
3) It has great advantages, there are plenty of free wordpress Templates that you can easy incorporate in your wordpress blog, so you don't have to be an expert to handle all of this.
4) Fully Customizable.

Agentes y Evaluadores de Colorado, Ahorren dinero!

Ustedes saben que nos cargan a nosotros por mes una cuota fija, + mas tiempo por hora o minuto en nuestro sistema de listados multiples que viene siendo el MLS. No me gusta mucho eso, pero nos tenemos que aguantar por el momento. He visto que en otros sistemas agentes de otros estados solo pagan una cuota normal por utilizar este servicio y los minutos o horas que utilizan el sistema sin cobro extra o el sistema es ilimitado en tiempo.

Bueno, por lo menos las buenas notiicias por compartir son:
1) Cada dia 15 de cada mes, nuestro proveedor nos proporciona todo el dia gratis, lo que quiero decir que las horas extras o minutos extras que hagamos en todo el dia no son cargados a nuestra factura mensual.
2) Si estas usando el servicio MLS (Prime Access o mymls) a traves de la web y no hace click en el boton de Salirse, se te cargara todos los 10 minutos, lo que quiero decir es que por cada 10 minutos que utilizamos el sistema son 50 centavos adicionales, que debemos de hacer?   Siempre que utilizemos el servicio , no importa las veces que entremos y salgamos, hay que presionar el boton de "sign out" o de autentificarse, para que el sistema cierre la sesion, por favor no lo hagan desde la X de su explorador de web , ya sea Internet Explorer, Mozilla Firefox, Opera o algun otro navegador de web. Porque entonces nos cargaran los 10 minutos.

PS: Saludos y espero que se ahorren dinero, yo lo tuve que aprender a golpes.
