Relax, Henrico County! - 02/24/11 09:25 AM
Every now and again I like to treat myself. Whether it be a pedicure, a hot chocolate & pumpkin slice from Starbucks, or taking in a movie all by myself, I think it is important to take a minute and re-charge. A couple of weeks ago I stumbled across a great Groupon for the Richmond area : an hour massage for only $35 dollars. (Half off!) I jumped at the chance to purchase it and then forgot about it.
This past week has been a stressful one...work, kids, pets. It had been too long since I took some time for myself and … (7 comments)

Just Bought a Richmond Home? Remember to Change the Locks! - 02/19/11 09:55 AM
Just Bought a Richmond Home? Remember to Change the Locks!
Buying a home can be a daunting and yet exhilarating experience. We take care in finding the right house, hiring the right inspectors, and securing movers who are reputable. We think about the perfect accent towels, the exact placement of our furniture, and where we can hang our artwork. But, one thing many fail to consider is changing the locks on their new home that they just so heavily invested in.
Think about it. How many people had keys to the home prior to you moving in? The previous owner had one. … (8 comments)

Henrico County Real Estate Spotlight: Saguaro Hill - 02/11/11 01:32 PM

If you happen to be in Glen Allen, VA, you may find yourself driving on Staples Mill Road and asking yourself "what the heck IS that place?" That, my friend, is Saguaro Hill. Looking like something right out of the desert, Saguaro Hill isn't a landscaping company, it isn't a restaurant, it isn't a motel...no, it is a magnificent piece of art that is the home residence of J.T. Pemberton.
Curious about the history of this property, I did a little research and came across this article via Google. I hope you enjoy the read as much as I did … (6 comments)

Having A Richmond Open House This Weekend? Be Prepared! - 02/10/11 08:53 AM

Having A Richmond Open House This Weekend? Be Prepared!
There is often debate as to if an open house is beneficial to the sale of a home. Personally, I come from the stand point of "why not?" I have seen homes sell after a buyer visits an open house, and I have seen it have no effect at all. But, I know one thing is for sure: your home won't sell because of an open house if you don't have one. So, if you find yourself having a Richmond open house this weekend, make it count! Below are some tips on preparing for … (4 comments)

Preparing Children for Your Richmond Move - 02/08/11 01:43 PM

I will never forget the day my dad told me he was getting remarried. I was eleven years old and in the 5th grade. He had met a lovely woman and they were ready to take the next step. I was slightly surprised, but not upset. It was his next words that shook me to the core - "We are moving." My life was OVER!
After living through the experience and then moving my own children several times, I understand the stress a move can cause kids. They are frightened of a strange, new place, don't want to leave their … (6 comments)

Richmond Area High Schools: "Report Cards" Now On Newsstands - 02/06/11 02:00 PM

Richmond Area High Schools: "Report Cards" Now On Newsstands
As a Realtor, one of the most often asked questions is "so, how are the schools?" This is a tough question for us in the real estate business as the answer is subjective. My opinion of a school doesn't mean that another person will share the same sentiments. And since buyers are relying on our expertise, they would most likely hold our opinion as fact. In order to keep this from happening, we are not allowed to comment on schools. But, we can point you to information for you to make your own opinion and decision.

“Your Richmond Home Sold HOW Fast? You Must Have Priced it too Low.” - 02/05/11 08:59 AM
“Your Richmond home sold HOW fast? You must have priced it too low.”

I don't know how many times I have heard that statement, but it always amazes me. We recently had a home for sale and after roughly 10 showings within the first two days, we received two offers during that time period. Now, the one offer was rather low and they probably would have come up in their offering but they never got a chance because... the other offer...well, it was a FANTASTIC offer. It came in exactly where the comparables were showing it would. In addition to the … (9 comments)

What's Driving Buyers To Buy Homes? - 02/01/11 08:05 PM
Great article by Phyllis Lerner on what motivates buyers in todays market. Read it over and then give me a call if you are ready to make your move in the Henrico County Real Estate or Richmond Real Estate market!

Via Phyllis Lerner, Realtor - Broker / Owner - Westchester County NY (William Raveis Legends Realty Group LLC):
The Wall Street Journal is reporting that "affordability" was the top reason for home buying in 2010.
That makes sense, especially considering the recent market conditions. Buyers, as always, are looking for a bargain but, more than ever, they've been enticed by low home prices and low interest rates … (3 comments)

I LOVE the Sound of New Construction!! - 02/01/11 02:31 PM
As I am sitting here trying to get some much needed work done, I am constantly being interrupted by the sound of bulldozers, trucks, and hammers. Annoying? A little. But only because of concentration. But, what strikes me more is the sound of a recovering market. I will take that sound all day long! Not only is it a positive sign for our economy, but it reassures me that our neighborhood (in Henrico County, Virginia) is alive and well!

The first photo is a new single family being built by Ryan Homes. It is the Verona model. Pricing starts at under $310K.

We take so many precautions to keep ourselves and our loved ones safe and yet many are missing the mark on one very important thing - Radon Testing.
Did you know that Radon is estimated to be the second leading cause of lung cancer? Did you know that Radon can be found in homes with basements, crawl spaces, and even homes on a slab? Radon … (5 comments)
