I wrote a post yesterday about marketing land!!  Listings are the name of the real estate game, and new homes/condos are the prize to the winning agent who markets land properly.

I just read a post written by Lenn Harley titled "I waited as long as I could, but you just don't return phone messages"and it reinforced my #1 rule with my team members when I refer a listing call to them.  My rule is that the listing call be returned within 10 to 15 minutes of receiving the call.

Yesterday was open house Saturday for us, and we held two of the subdivisions open for visitors.  For a Saturday, it was busy with four new couples at Meadowbrook and two at The Villas at Eagles Nest.  This was certainly worth spending two hours at each community.
Today will be a much busier day, and we'll see new potential business, but hopefully a new reservation or two, also.  There are several buyer agents showing our resale properties today.

Since real estate activity seems to increase as new inventory surfaces on the open market, it's time to increase your marketing for new listings.  My method for marketing for new inventory has always been direct mail marketing.  I know it's a method that many feel is "old school" or "snail mail" is not in the budget.

I just read a post written by Gail Harris regarding listing agents and how they work for free, at times.  This happens when a homeowner refuses to drop the price for the listing agent but reduces the list price for the next agent in line.  We've all seen this happen, and there is a lesson to be learned here.
It's the job of the listing agent to price the home properly, and if the seller is not willing to do that, it's nothing more than a "crap shoot" as to whether an offer is ever to be written on that property.  … (63 comments)
