I just read a “members only” post about dual agency, and I thought I’d express my opinion on this topic. The author of this post was not adverse to dual agency, and I was somewhat surprised because this person is “old school.” I, too, am old school real estate, and I have a big problem with dual agency. There is no reason to work within a neutral zone other than to receive the full commission. My Grandson Joshua Went Skydiving And He's 15 !!! My grandson, Joshua Tvelia, decided he wanted to skydive and skydive is what he did. Sky Venture New Hampshire in Nashua New Hampshire provides the sensation of skydiving and the freedom of floating in the air in an indoor arena. They provide you with all the gear and a training class. The cost is $95 for four minutes. It's a quick trip but it's an experience that not many teens experience. Another bonus when selling new construction is being confident that the builder has pulled a permit before starting the construction!! How many resale properties have you shown that have had many updates to bathrooms, kitchens, heating systems, electrical work and outside improvements such as decks and screened porches and no one has provided a signed off permit? Do you know for a fact that all of the improvements in those homes have been inspected by the building department? Do you know if a permit was pulled? Do you investigate or just assume? Listing agent, do you rely on the word of the seller?

One comment on my post this morning asked how one finds “quality listings.” My opinion is that “every listing” has potential to be a quality listing. If a listing comes on the open market with any description other than “quality” it’s the fault of the listing agent. The listing agent is the leader; the guide; the captain of the team, and it’s the listing agent who needs to make sure the seller follows the rules of the game that are required to deliver a “quality home” to market. The market has improved within the past few months. The activity in 2012 has picked up; there are more buyers; fewer new listings, and the demand for a relatively well priced home has evolved. Builders are taking advantage of this new market, and they’re taking advantage of this spurt and providing a few new starts.
