I just read a “members only” post about dual agency, and I thought I’d express my opinion on this topic. The author of this post was not adverse to dual agency, and I was somewhat surprised because this person is “old school.” I, too, am old school real estate, and I have a big problem with dual agency.

My grandson, Joshua Tvelia, decided he wanted to skydive and skydive is what he did. Sky Venture New Hampshire in Nashua New Hampshire provides the sensation of skydiving and the freedom of floating in the air in an indoor arena. They provide you with all the gear and a training class.
The cost is $95 for four minutes. It's a quick trip but it's an experience that not many teens experience. I'm sure when he's older, he'll be skydiving.....the real way!!

The real estate market is continually changing. Methods of marketing continually change. The one element that seems to remain unchanged is the thought that broker/owner/managers should absorb the cost and responsibility to provide education and training to agents.
Broker/owners are responsible for every action taken by all agents who work under their license. The liability is beyond what I have ever had the constitution to absorb. To expect a broker/owner to provide more than a space and environment to conduct business is beyond my understanding.

That post was to members only, so I couldn’t re-blog it.

Another bonus when selling new construction is being confident that the builder has pulled a permit before starting the construction!! How many resale properties have you shown that have had many updates to bathrooms, kitchens, heating systems, electrical work and outside improvements such as decks and screened porches and no one has provided a signed off permit?
Do you know for a fact that all of the improvements in those homes have been inspected by the building department? Do you know if a permit was pulled? Do you investigate or just assume? Listing agent, do you rely on the word of the seller?

One comment on my post this morning asked how one finds “quality listings.” My opinion is that “every listing” has potential to be a quality listing. If a listing comes on the open market with any description other than “quality” it’s the fault of the listing agent.
The listing agent is the leader; the guide; the captain of the team, and it’s the listing agent who needs to make sure the seller follows the rules of the game that are required to deliver a “quality home” to market.

It seems that agents everywhere are experiencing a surge of business. There are fewer active listings on the market; an increase in pending sales and more homes scheduled to close in the near future. We need to take advantage of this positive time.
No one knows how long it will last, and I’m sure once the election is over we’ll see some changes. Unemployment is the main culprit, and until that improves, don’t think this real estate market is rallying. The market has improved within the past few months. The activity in 2012 has picked up; there are more buyers; fewer new listings, and the demand for a relatively well priced home has evolved. Builders are taking advantage of this new market, and they’re taking advantage of this spurt and providing a few new starts.
What I have also noticed from the bloggers who I follow daily is that they’re blogging less. They do blog but not as frequently. Am I imagining this? Has anyone else noticed fewer posts?

Can a real estate agent survive in today’s market without spending any money? There are sites that provide a platform for blogging without any cost. There are groups and social functions that agents can join and participate that have no cost. Networking is an acceptable and popular method of prospecting for new business.

People talk, but everyone knows that!! Builders meet in the coffee shops and “drop names” with either a good review or a not so good review attached to those names. Owners of homes who are currently listed may meet at social functions and talk, and the reviews continue.

Silence is Golden. That’s a phrase that all real estate agents should learn and follow to the nth degree. There are too many agents who talk their clients out of buying a home and they don’t realizing it.
I’ve witnessed agents who show homes and never ask for the business. They “hear” all of the right signals but they are not “listening.” Rather than ask for the business, at that critical moment, they continue to show more property and they continue to talk. It never ends. The client eventually gets frustrated and moves on to the next agent.
