Direct mail marketing has always been a viable source of marketing for many agents. It’s an easy and fast way to reach every homeowner with a database of names and addresses. The one factor that it does not do is produce immediate results. On occasion, you’ll get lucky and the phone will ring with the first mailing. Believe me that would be luck. A postcard reaching a homeowner at just the right moment will result in a phone call and you did get lucky. We had two new listings yesterday and one closing. These are the postcards that will be mailed today for all three of those homes. We have another closing tomorrow and that will be one more mailing for the end of the week. Every listing and sale is followed by a mailing of several hundred postcards for each address. Sometimes we have overlap of mailings and that's good. It's even more effective when a homeowner receives more than one postcard!! The goal of this type of mailing is to "shake the fruit from the tree." My favorite saying!!!

The reason for a buyer to pay deposit money is to keep the buyer honest in the deal. If we’re referring to new construction, the builder frequently wants to use the deposit to build the house. Our builders require a 10% deposit, and they use it. Some of our builders will guarantee the money personally, but others will not. If the buyer does not want the builder to use the deposit, there will be no deal. The builders’ bank will always give a reference to the buyer on the financial status of the builder.
