We are listing agents, and we represent the seller.  Listing agents are in a position of control.  We can control showings; we can control the pace of negotiating; we can buy time; and we can make or break a deal.
The listing side of the transaction is directed and coordinated by the listing agent.  Sellers should be very thorough in their interviewing process before they make their final decision to hire a representative.

When asked if new homes are selling, the answer is yes.  Let’s be honest about this though.  They’re not waiting in line with numbers like the deli to buy new homes, but there is new activity every week.  Buyers are looking and comparing.
When a buyer finds what satisfies his/her needs, the offer is written.  Every month there are new construction transactions going together for us, and that’s satisfying to me.

Our area is experiencing a shortage of fresh resale inventory.  However, our new construction communities are selling as a result.  The builders are starting new homes on speculation.  Local workers in the trades are seeing light at the end of the tunnel now.

Listing agents, it’s your responsibility to advise your seller client that any work that they had performed to their home needs to have a signed off permit on file.  If the work was never permitted, you have an issue to address.
The buyer’s agent should be advising his/her buyer that work performed should have been permitted, and they need to ask for verification of this task.  If the work was not permitted, it needs to be addressed.

One commenter yesterday challenged my statement that this is a good time to buy new construction because resale homes are selling; interest rates are low; the price of new homes is at an all-time low; and builders are including many upgrades in their standard spec package.  The commenter asked what would happen to home prices when interest rates reach 10%.

Here are two more postcard samples that will be mailed out tomorrow to 500 homes in each of their respective areas.  There were several homes in our subdivisions that closed also but I do other mailings for the subdivisions.  Daniels St was a form "A" lot and 12 Anthony Rd is a resale home. 
We have a great need right now for fresg inventory, and I've increased the number of mailings from 200 to 500 to help generate new business.

Before buyer agency came into play, when an offer was delivered to a homeowner, the listing agent and the selling agent were both present.  The selling agent was able to inform the homeowner of the buyer’s qualifications and other information. 
It was actually a way of making the seller feel more comfortable with the buyer.  There was no pressure on the seller to respond at that moment, but if the offer was a good offer, and after the listing agent and the seller had a moment alone to communicate, the offer was usually accepted.

One of the comments I received on a past post that I had written stated that “it’s only real estate” in part of the comment.  I agreed with the commenter, but at the same time, I felt a bit indignant about the fact that our profession was “down-played.”  I've heard many agents make that  statement in frustration that "it's only real estate."  What we do is not lifesaving, but it sure as hell is important.

Taking a week off can really upset work routines that are in place.  Returning to a daily routine means that one needs to reprogram and reestablish a new procedure that becomes a natural happening.  This is a difficult task and that’s why it’s so important to stay focused every day so that an established routine is not interrupted.
Forming good work habits are necessary and without them, work is never finished.  Without good work habits, tasks that need to be included are not; and income and production will decline.
