Listing Is A Position Of Control...Hiring The Wrong Agent Will Cost $$ - 09/30/12 03:26 PM
We are listing agents, and we represent the seller. Listing agents are in a position of control. We can control showings; we can control the pace of negotiating; we can buy time; and we can make or break a deal. The listing side of the transaction is directed and coordinated by the listing agent. Sellers should be very thorough in their interviewing process before they make their final decision to hire a representative. That listing agent will be fully responsible for every step of the marketing process. The listing agent’s attitude will determine how accommodating that agent is and how (14 comments)
Are Buyers Waiting In Line With Numbers To Buy New Homes....Not !! - 09/30/12 10:00 AM
When asked if new homes are selling, the answer is yes. Let’s be honest about this though. They’re not waiting in line with numbers like the deli to buy new homes, but there is new activity every week. Buyers are looking and comparing. When a buyer finds what satisfies his/her needs, the offer is written. Every month there are new construction transactions going together for us, and that’s satisfying to me. It’s consistent, and it keeps our builders working. It’s selling new homes, one home at a time. It takes 6 to 8 months to build a custom home (10 comments)

Only 8 Lots Remaining At Sandy Knoll Estates in Franklin MA... - 09/29/12 08:28 AM
Our area is experiencing a shortage of fresh resale inventory. However, our new construction communities are selling as a result. The builders are starting new homes on speculation. Local workers in the trades are seeing light at the end of the tunnel now. When new homes and condos are selling, there is a breath of fresh air for many. The real estate community is flocking to our subdivisions to show their clients our inventory; subcontractors are working a full week; their companies are employing workers; and builder/developers are encouraged enough to continue to search for more land. Sandy Knoll Estates is (5 comments)

If Income Were Based On The Quality Of Our Work...Oh What A New Look! - 09/28/12 03:57 PM
Why do so many agents who work their business every day never think about their actions? There are many agents who only focus on that “prize.” We all know that every transaction has a variety of challenges and many of these challenges are not handled properly. There are many issues that are temporarily resolved; just enough work is devoted to deliver everyone to the closing table so the “prize” will be awarded. It’s never earned with this type of agent. The agent rolls the dice and the odds are with the client not suing. It takes money and time to sue, (11 comments)
Get Verification Of Permitting For Home Improvements...It's Your Job - 09/28/12 07:25 AM
Listing agents, it’s your responsibility to advise your seller client that any work that they had performed to their home needs to have a signed off permit on file. If the work was never permitted, you have an issue to address. The buyer’s agent should be advising his/her buyer that work performed should have been permitted, and they need to ask for verification of this task. If the work was not permitted, it needs to be addressed. This is a common happening today because homeowners do not want to increase their annual real estate taxes. Improvements can easily make that happen, (40 comments)

The "One Shot Deal" Real Estate Agent....Never Receives Referrals!! - 09/26/12 06:03 AM
We all realize that the real estate business is a referral business. It’s a people business. If and when you treat people well, they will reciprocate and remember that fact. They will remember who did their job properly and represented them properly through a transaction, and they will want their friends to have the same pleasant, positive experience. Yet, I continue to see agents who drop the ball. I witness agents who put a deal together and fall off the face of the earth; they don’t return phone calls; they don’t cooperate by doing their job properly and following up; they (52 comments)
Visit An Open House in Franklin MA..It's The First Step in Home Buying - 09/26/12 04:50 AM
New construction is alive and well. Our new home and condo communities are experiencing more activity than ever before. Homeowners are feeling positive about putting their existing homes on the market because of the greatly reduced number of homes presently available. This is still a supply and demand business. Resale inventory is slim and when a fresh, new listing comes on the market, it’s sold within days, if it’s priced within a reasonable range. Our open house events are being visited by more new prospects, and they all have the same response. The response is that they love the property, but (9 comments)
Buyer Agent...Keep Your Head In The Deal...No Deal Is Easy!! - 09/25/12 12:50 PM
Agents, how many times have you read an invitation to a Broker’s Open house to view a new model home, and the invitation offers you an "easy transaction?" It states that we will make the deal easy for you. What does that mean? We are listing agents of new homes, and we know exactly what that means. Does a buyer’s agent want an easy deal? Of course, but the buyer’s agent must and should be included in every step of the new home process. Most buyer agents in my area allow us to take over the deal and run with (21 comments)
Don't Buy A Home Without A Buyer's Agent...Direct Mail To Find Buyers - 09/24/12 09:54 AM
My traditional purpose of direct mail marketing has always been geared toward finding new listings in the town of Franklin. Offering a Free Market Analysis to a variety of groups or just sending those postcards to everyone in town has been my method of making the phone ring to replenish our inventory as it sells.
Now I’m also marketing to find buyers. Target marketing is best accomplished with direct mail marketing. My first postcard was sent throughout the Town of Franklin introducing Tammy Todaro as a buyer’s agent on The Kuney-Todaro Team. This postcard will be targeted to condo owners (23 comments)

Most Know Right From Wrong...Many Practice It...Some Are Desperate!! - 09/20/12 05:40 AM
When times are tough, we all have difficult decisions to make in order to maintain our business status. We are sometimes faced with challenges that we would refer to others, if market conditions were more favorable and we had enough business. If an agent is not well versed in a phase of real estate, should that agent attempt that new challenge? We need to remember one major point when listing any property and that is “The listing agent represents the seller.” If the listing agent is securing a listing because his/her income is not up to par, and that agent (25 comments)

It's One Foot In Front Of The Other....Just Pick Up The Speed!! - 09/19/12 07:10 AM
We’ve all heard the cry from many members of our industry. The cry of “that’s not fair.” Nothing in this business is fair. It’s a survival of the fittest business. It’s a business that demands that you stay on the wheel and keep running. There are many who have not boarded that wheel yet and they are seasoned agents. They are standing on the passenger plank watching the wheel go round by the force of the agent in motion. It’s an intimidating sight for many agents. Once you are on that wheel, there is no slowing down. To slow is to (35 comments)

My team and I are listing agents and every listing we secure is immediately submitted to MLS. This is our rule with one exception. Give me a moment to find my bulletproof vest!! Whenever we search for tracts of land, we explain to the seller that if they list the land with us, it will not be submitted to MLS. Prospecting for new business and new leads is our mission every day. We never know who or what will surface each day, but we are determined to dig until we find something. There’s always a buried treasure waiting for the enthusiastic, energized and “totally driven” real estate agent to make a score. Yes, it’s a “score” when a new lead is generated. "Do What Works"...A Bill Belichick Philosophy...Didn't Work Well Today - 09/16/12 02:50 PM
No matter what the profession, we must always remember one basic rule. The rule is to “Do What Works.” It’s a simple rule that applies to almost every profession. Watching and listening to the Patriots game today, one of the sportscasters mentioned that Bill Belichick’s philosophy has always been to “Do What Works.” Of course, none of it worked for him today!! We provide this courtesy to buyer’s agents frequently with our new construction, and they always appreciate that offer. Tammie relayed a story about that scenario not being productive since the listing agent is promoting the property rather than just providing information and answering questions. Time is such a precious entity, and we waste so much of it. Real Estate Is A Long Term Investment....It's Not Day Trading!! - 09/08/12 01:34 PM
One commenter yesterday challenged my statement that this is a good time to buy new construction because resale homes are selling; interest rates are low; the price of new homes is at an all-time low; and builders are including many upgrades in their standard spec package. The commenter asked what would happen to home prices when interest rates reach 10%. Buyers need to understand that buying a home is not like “day trading.” Buying a home is a “long term investment.” If one is planning on selling that home in a year, that homeowner will take a loss. If the new (30 comments)
Roll Up Your Sleeves.....Create Your Own Buffet....And Eat Well !! - 09/08/12 05:18 AM
Realistically, we have three months to roll up our sleeves and find new listings and new buyers to fill in the gaps and strengthen the number of transactions in 2012. We are working on November and December closings now. Since our niche is new construction, we also have custom homes being built for 2013. Those who deal with new homes are working on February 2013 deals right now. This is another reason for agents to have a variety of inventory including new homes. New home transactions require at least 120 days to close and these are the first transactions that are (21 comments)
We Can't Run A Business On A Wing And A Prayer...Time To Assess!! - 09/07/12 07:46 AM
The market has improved, but these continue to be “tough times.” This post was inspired by a post written by Lenn Harley titled "Sorry, I Can't Help You" and I thought I'd share my opinion. Our time is valuable and if we don’t use it properly, we will self destruct in the real estate business. Quality rather than quantity is important. There are some agents who will take a listing for whatever price the seller wants to attach to the home; there are agents who will agree to any and all terms dictated by the seller no matter how absurd; (25 comments)

Timing Is Everything In Real Estate...Now Is The Time..The Clock Ticks - 09/05/12 06:15 AM
Timing is everything in real estate. The time is right; the numbers are right; the interest rates are right; new homes are under construction; and there is a great demand for resale properties in Franklin MA. This is the time to select your lot and build your next custom home. We no longer need to be concerned about your present home selling. The market has changed and the resale inventory in our town has slimmed to minimal levels. If a home is priced within a reasonable range, that home will sell quickly. There are more buyers in the marketplace than listings (25 comments)

Here are two more postcard samples that will be mailed out tomorrow to 500 homes in each of their respective areas. There were several homes in our subdivisions that closed also but I do other mailings for the subdivisions. Daniels St was a form "A" lot and 12 Anthony Rd is a resale home. We have a great need right now for fresg inventory, and I've increased the number of mailings from 200 to 500 to help generate new business. Direct mail marketing has been a very successful method of marketing our inventory and marketing us. Everyone reads their (20 comments)
We're Not Enemies....We Represent Different Parties With The Same Goal - 09/03/12 04:06 PM
Before buyer agency came into play, when an offer was delivered to a homeowner, the listing agent and the selling agent were both present. The selling agent was able to inform the homeowner of the buyer’s qualifications and other information. It was actually a way of making the seller feel more comfortable with the buyer. There was no pressure on the seller to respond at that moment, but if the offer was a good offer, and after the listing agent and the seller had a moment alone to communicate, the offer was usually accepted. If more offers were delivered (45 comments)
We Don't Play Games With Our Business...And We'll Prove That Point - 09/03/12 01:14 PM
We are listing agents, and it amazes me when one of our team members calls a listing agent in another office to say that we have an offer in hand from a buyer (one of our sellers) and the call is not returned. Do some listing agents feel that they have full control because they have the listing? Time is always of the essence whether it’s the listing or the buying side of the transaction. Do some listing agents feel that the buyer will wait indefinitely? What are listing agents thinking when they do not return a phone call from (9 comments)
If The Cream Rises To The Top...Who's On The Bottom?? - 09/03/12 10:08 AM
Real estate agents have beaten Heinz. There are more than 57 varieties, and some of them you’ll wish you had never met. Cream rises to the top, but this type of agent is affixed to the bottom. Have you met the agent who thinks so highly of herself/himself that everything is an interruption of that agent’s personal time? This agent expects everyone to make life convenient for her/him. This agent knows just enough information to get by, and most of that agent's survival can be credited to other agents who are saddled with her/him as the co broke. There are agents who (32 comments)

"It's Only Real Estate" But It Shouldn't Be Minimized.... - 09/02/12 04:10 PM
One of the comments I received on a past post that I had written stated that “it’s only real estate” in part of the comment. I agreed with the commenter, but at the same time, I felt a bit indignant about the fact that our profession was “down-played.” I've heard many agents make that statement in frustration that "it's only real estate." What we do is not lifesaving, but it sure as hell is important. When we have the responsibility of directing a family’s life savings, we need to pay attention to what we’re doing and be accountable. We need to (18 comments)
"Simplicity Is The Ultimate Sophistication"....Leonardo da Vinci - 09/02/12 11:21 AM
A recent comment on one of my posts stated that my blog posts were always short and simple, and it was stated as a compliment not a criticism. It reminded me of how important simplicity is to me and to my business. I am a promoter of “everything simple.” It may be a flaw in my personality, but there are many things that I consider ideal if they are done “simply.” There is nothing more discouraging than having to read a 2000+ word blog post. I just cannot do it, and if I need to, it had better be spectacular and (71 comments)

All Work And No Play Is Not Healthy....But It's Tough To Get On Track - 09/01/12 04:52 AM
Taking a week off can really upset work routines that are in place. Returning to a daily routine means that one needs to reprogram and reestablish a new procedure that becomes a natural happening. This is a difficult task and that’s why it’s so important to stay focused every day so that an established routine is not interrupted. Forming good work habits are necessary and without them, work is never finished. Without good work habits, tasks that need to be included are not; and income and production will decline. Moving forward will not happen unless one regains focus on work and accomplishes (76 comments)
