I've always been a listing agent, and I think it's because I like the control.  Listing is a control sport.  If you can control the level of anxiety of a seller during the marketing period, you'll win that game. 
Once the clock starts, and the game begins, it's a race to find the right buyer before the seller becomes anxious.  To avoid that sellers' anxiety, communication is the key play.   After reading Margaret Rome's post titled "What's the big deal giving feedback" it reminded me of what it takes to control the seller until the right buyer surfaces.

Why do listing agents call buyer agents for feedback after showings?  Should an agent who is representing the seller consider passing on feedback from someone who is on the opposing team?  I could never understand the function of "feedback" from a buyer's agent!! 
As a listing agent, I always knew the proper price range of a home that I listed.  My clients, the sellers, received a complete market analysis of their property, so they had the proper price range in black and white.  After a showing by a buyers' agent, does giving feedback to your seller help the seller or you … (10 comments)
