new construction in franklin ma: Will You Have Income When Resale Listings Disappear? Think About That! - 09/15/13 11:32 PM
Our marketplace is experiencing an extreme sellers’ market that varies from one month of resale inventory to less than one month.  The day will come when there will be less than one week of “resale inventory” remaining and the market will be flat-line.  I don’t remember the market being in this extreme condition in prior years!!!
What do we do to maintain some degree of income?  We need to focus on the phase of the business that is moving.  Our energy needs to be on new construction.  New homes are selling, and they’re selling well!!
We are searching for lots and … (45 comments)

new construction in franklin ma: Online Marketing Is Important But It's Not The "Close" For Builders!!! - 01/31/13 10:41 PM

Tomorrow morning, at the crack of dawn, Lorraine and I will be meeting with a builder to introduce ourselves and our business to him.  This meeting will be our first with this builder, and my function is to discuss marketing.
I have a colorful brochure prepared with samples of offline marketing and screen shots of online marketing.  This brochure will give him a general overview of what to expect from me every week.  How important is this??
In my opinion, it’s not the most important element when a builder is searching for an agent.  If an agent is not technology … (26 comments)

new construction in franklin ma This is the ideal time to purchase a new home in Franklin MA. Builders are diligently working on building new homes and they are going under agreement when the frame is finished. Some lots are selling before the foundation is in the ground, and the buyer designs a custom home. This is the ideal time to buy a new home in Franklin MA. Interest rates are at an all time low; and new construction prices are at a lower figure than we've seen in over … (6 comments)

new construction in franklin ma: New Construction Is Like A Magnet To Active Buyers And Sellers - 08/12/12 04:05 AM
New construction has been a great source of business for us.New construction is the first stop that potential buyers make in their journey to finding a home. The potential buyer may not know the asking price of the new construction, but they want to visit to see what is included in the package; to view the options and the upgrades; and to become familiar with the price point and what new homes look like today.
New construction is a magnet for buyers who are just starting their voyage of finding another home. When an agent has new construction, the agent will also … (28 comments)

new construction in franklin ma: Selling A Custom Home With No Home To Show..Proof Of A Rallying Market - 07/13/12 11:57 PM
The real estate market in our area is continuing to gain strength.  New construction is the barometer that measures the pace of progress in real estate.  Agents who do not participate in new construction may not be aware of how this actually happens.
New construction is the upper limits of real estate.  No one will pay more for something used if they can secure that same product newly built for the same price.  When buyers search for property, they usually start with new construction and work their way down the ladder, unless they are in a low end price range.

new construction in franklin ma: Builders Partnering With Landowners Takes Some Risk Out Of the Deal - 06/19/12 10:26 PM

New construction continues to gain strength and popularity in our marketplace.  We are now experiencing small custom builders going partners with land owners.  This is a safer way for a small custom builder to return to new construction with minimal risk and for land owners to sell their land.
There are land owners who were previously drooling just thinking about the income from parceling off some of their land.  Once the market tanked, the chins were dabbed and the wait began for the market to rally again.
The time has come and small builders are eagerly searching for the … (6 comments)

new construction in franklin ma: Builder and Buyer...A Marriage From Heaven When the Lot's Affordable!! - 06/10/12 05:46 AM
Land is experiencing a new life compared to the past several years.  Land was “dead in the water.”  Builders are purchasing lots today for prices that are allowing them to build and make a profit without having to build a "monument to themselves."  The homes that builders are selecting to build now on speculation are much smaller than homes that were under construction years ago.
Previously, individual lots were so expensive there were no starter homes to be found in the new construction category.  The homes were all high end luxury homes.  Today, lots are affordable and builders are constructing three … (16 comments)

new construction in franklin ma: There Are Many Pieces To This Puzzle We Call Brokering....Connect Many Of Them - 05/07/12 12:54 AM
As the residential resale market continues to improve, we need to continually keep in mind that the new construction market will follow suit.  In order to purchase that new home, most buyers need to sell their existing owner occupied home.
This is a perfect opportunity to revisit the builder/developers who have been in hibernation waiting for the sun to shine again.  The sun is not necessarily beating down unbearably hot rays of heat, but there is warmth and a more comfortable feeling than we have experienced in the past several years.
Now may be the perfect opportunity for a builder … (7 comments)

new construction in franklin ma: Buyer Agents Must Become Familiar With Existing New Construction Inventory - 04/12/12 09:26 AM
Buyer Agents, listing agents are experiencing a shortage of resale listings.  Do you know what that means to you?  It means you need to become familiar with the new construction inventory in your area.
Builders are putting in foundations to take advantage of the increase in activity and the number of pending sales of their new products.  Builders want the momentum to continue and that will happen only if they continue to build and replenish the pending inventory.
Buyer agents must become familiar with the products that are available.  If new construction has never been your favorite sale, start … (15 comments)

new construction in franklin ma: The New Construction Market Is On Fire....Sell It Before The Fire Is Out!! - 04/05/12 01:19 AM
New homes are selling and if anyone is in need of business, the blog posts should focus on new home inventory.  Visit subdivisions in your area and familiarize yourself with the products that are under construction.
Introduce yourself to the on-site marketing team or the builder, if he’s selling his own product.  The new construction market has come alive again.    There are many new starts; small builders are buying individual lots; and banks are finally experiencing a reduction in their new construction inventory.
This market may change again, but I have a feeling we’re good through the end of the … (20 comments)

new construction in franklin ma: Timing Is Everything In Real Estate.....Now Is The Time To Buy A New Home - 03/30/12 10:24 PM
I’m reading blog posts from agents across the country, and many of the stories are similar.  Real estate agents are busy, and it’s a welcomed change from previous years.
I had a brief discussion with an agent in my office about his level of activity in this market.  His response was that “in order to be really busy you needed to have a subdivision in your inventory.”
New construction communities are experiencing a great surge in activity and new transactions.  Last year it would have taken all year to sell a new home after dropping the price a number … (34 comments)

new construction in franklin ma: It's Time To Think About Your Next Niche Area in Real Estate...Start Marketing Now - 03/19/12 12:20 AM
New construction has been experiencing a great comeback recently.  For those agents who have a niche of short sales and REO properties, this might be a good choice for an additional area of concentration.
We need to prepare for the future, and distressed listings will not be plentiful forever.  As banks clear their inventory, real estate agents who have not selected an additional niche will be floundering.  Now is the time to decide what you will focus on in the near future.  Now is the time to start marketing for that next specialty.
New construction is on the move again.  … (13 comments)

new construction in franklin ma: Price...Mortgage Rates...Energy Efficiency...Sustainable Materials.....Reasons For Purchasing A New Home - 03/02/12 03:13 AM
The new construction real estate market is rallying nicely.  There’s an increase in the number of visitors to our open house events; we have had more inquiries from potential buyers; and there is discussion about the new home market with homeowners during listing presentations.
We have several new visitors expected this weekend at our open house events, and we know this because they call us to verify the day and times for the events.  These calls are not only from adult community buyers but also single family home buyers.
Buyer agents would be wise to introduce their buyers to new homes … (10 comments)

new construction in franklin ma: It's A Great Time To Buy A New Home....The Price Is Right....The Homes Are Loaded!! - 02/23/12 07:33 AM
We’ve seen a great increase in the number of visitors to our new construction communities.  The subdivision that really opens my eyes to the rally in the market is the subdivision of single family high end homes in Franklin MA.  We have seen many new visitors at the open house and with much interest.
This is a positive sign that indicates families are considering moving to a new, larger home and selling their existing property.  These families have confidence in the market and realize that the resale market in Franklin MA has a shortage of inventory.  The majority of our resale … (8 comments)

new construction in franklin ma: New Construction Transactions....Enjoyable and Rewarding....Try It Before You Eliminate It!! - 02/07/12 07:52 AM
Do you avoid showing new construction?  There are many real estate agents who eliminate showing new homes to potential buyers because of the time it takes to build a custom home and the intensity of the participation.
New construction is one of the easiest sales an agent could ask for.  All of the communication is done by the listing agent to the builder with copies via email to the buyer agent.  New construction is the easiest deal a buyer agent could find for their buyer client.
If a home takes seven to nine months to build, the buyer agent … (24 comments)

new construction in franklin ma: The Time Is Right For New Home Construction....Find The Lots....Builders Will Come!! - 12/18/11 08:45 AM
After reading a post by Scott Godzyk that discussed his search for new construction, I thought I’d share my thoughts on this topic.  There are too few real estate agents who participate in listing and selling new homes.  This is a void that needs to be filled in 2012.
Our area has a shortage of fresh inventory on the market.  There are not enough new listings of resale properties available right now.  This is an ideal time for a builder to buy a lot and build a new home.
Lot prices are at an all-time low, and that affords the builder the … (14 comments)
