A lot of people seem intimidated by the absorption rate which is used to determine how long it might take real estate in a given area to sell.  Below is the formula I usewhich comes right out of the relocation industry.  Typically the number of sales in a 6 month time frame is used along with the number of active listings in a market area. Here's the formula, after trying it a few times, you'll wonder what all the hoop-la is all about.INVENTORY

If you see this on your property    It means this is living there!!!   THIS is a Gopher Tortoise and in Florida it is a protected, endangered species.  A friend of mine found out just how serious Florida takes it's job in protecting this turtle.  I won't mention the vendetta taking place, but when a clean-up of the area was attempted by the owner it took less than 5 minutes for the Florida Fish and Wildlife people to arrive on the scene.  My friend, a veteran of 2 tours in Iraq and currently going through the police academy was stunned at the uncompromising … (15 comments)
