Sellers of acreage in Polk County Oregon finished 2010 with a strong December compared to most of the year.  Property took on average 98 days to sell, while most of the year took an average of 200 days.  Seven acreage homes closed in December, the highest number since January.  However, the average sales price was the lowest since June at $259,285, or 98% of the asking price.

Things are looking up in Polk County!  With just 100 active listings currently on the market, inventory has reached a 4 month low!  There are currently 5 properties pending in escrow, and 6 were sold last month with an average sold price of $294,083.  Those sold properties took an average of 231 days to close, which is 17 days faster than the homes on acreage sold in September.

Sellers in September waited a long time to close.  Their average market time was 248 days!  But like Marion County, the wait may have been worth it.  The average sold price for homes on acreage in Polk County Oregon last month was $423,460!  This is the highest it has been all year.

West of the Willamette, the Polk County area sold just 4 acreage properties in July, a repeat of June's performance.  The good news is that the acreage properties that did sell, took just an average of 87 days to do it.  The seller's received 94% of their asking price, which was up slightly from 92% in June.  The 4 properties that did sell averaged $332,225.  The average asking price of the 18 new listings to the market for Polk County Oregon was $408,330.
