When we are called to list a horse property for sale here in Oregon, the first thing we want to do is preview the property.  Why take the time?  Because we know that if the home owner takes a little extra time to prepare, stage and possibly do a few improvements, it will sell fast and for full price.

Have you decided to sell your Oregon Horse Property this year?  2015 is proving to be hot market, so it shouldn't matter who you hire to get the job done, right?   WRONG!
 
If you have small acreage or horse property to sell in Oregon, or anywhere, you need to find an agent that knows how to market and sell your type of property.  You wouldn't go to a dentist to fix your back ache, and you wouldn't see an optometrist for foot pain.  So why would you hire a "city" agent to sell your "country" property?

Have you ever tried to sell your Oregon real estate yourself?  Can it be done?  Sure, it can be done.  Can you make your flyers, hold open houses and run ads in the local paper and Craigslist?  Sure you can.  Is that all it takes to sell property?  No, that just gets them to the door, if you are lucky.  Then what?  

Buyers need to feel comfortable looking at your home and property.  When they arrive, they will feel like they are intruding as you open the door to greet them.  It's your house, you are strangers to them. … (1 comments)

Selling Oregon horse property is different than selling your typical house in town.  Arena size, flat ground and the safety of the barn become more important than granite counters, stainless steel appliances and proximity to Starbucks.  (OK, having a Starbucks nearby is still nice to grab a latte before cleaning stalls, I confess.)

So, why would you hire an agent that does not specialize in Oregon horse property to properly market your place?

Finally!  After 2 other agents, these sellers tried me as their 3rd agent.  It's a long story, but the bottom line is, the first two agents did not tell them the truth.  They just wanted to be nice to the sellers.  Well, that got them no where.  Not even one offer.
 

Then they decided to hire me to market and sell their Salem Oregon Horse Property.  I told them to do a few things they didn't want to do, but they did them anyway.  And guess what?  It sold!!!!  I just wish they would have called me first, years … (0 comments)
