Are you getting ready to sell your house? You probably have a very good reason for considering a home sale. Employmnet Relocation. Downsizing. Buying more space for a growing family. Escaping a tough mortgage situation... the reasons for selling are as varied as the population is large.

How can you determine the right asking price for your home in what we know to be a volatile and constantly changing financial environment? The first and most frequent question is, "What's my home worth?" And yet that's a dangerous question because it leaves the most important factor out of the equation.

Price and Value...How these two concepts have morphed in the recent real estate world. Today the concept of "what's a property worth" depends entirely on the buyers in the market at any moment. The question that you as a Seller need to have answered by your agent is, "What is the Market for my home in the next 90 days?" not, "What do you think my home will sell for?"

It's important not to get bogged down in the subjective "value" of a property. Anytime we opine on the price for a property, it gets us all in trouble: the Seller as well as the agent! The only relevant factor relates to what the Market indicates, and that means what properties are buyers buying and for what price. This has everything to do with the market and very little or nothing to do with an agent's opinion. Many times agents fall in love with a property, or at least allow themselves to be sold its special merits by the seller, and, then they assign a price that is a "wish price." There was a time when that strategy could succeed; unfortunately it's not a wise tactic in 2012.

Today when you speak with your agent, there's a third party in the room and it's "The Market." In my opinion, the one in the room who should be doing the talking is "The Market." After all, it's The Market that determines everything about what sells and for what price.

Your agent has promised you a Public Open House, and now it's the day before and you're wondering, "How do I prepare for this important event in finding a buyer for my home?" Here are some tips for putting the best face on your home:

Exterior –

· Remove all clutter including children’s riding toys, yard tools, ladders… anything that doesn’t create a pretty picture of your property

· Ensure your gutters and downspouts are clean and attached

· Remove any cobwebs from around the front door

Sweep out the garage

Ensure driveway and walkways are clear and easy to navigate

Interior –

· Make sure all light fixtures have working bulbs

· Windex glass light fixtures

· Shine up your stove, removing any drips & clean the oven

· Polish up the bathrooms and clear the counters

· Empty all waste baskets

· Let in the light by opening all blinds and curtains

· Turn on soft music

· Lock up valuables or take them with you

· If weather permits, open the windows to let in fresh air

· Make sure thermostats are set at comfortable temperatures for winter or summer

· If rain or snow is predicted, place a doormat at the entry for visitors to wipe their feet

· Let your agent know if you prefer that shoes be removed for showings

So the big day has arrived, and your house is about to become someone else's home. What should you expect?

All of the pre-closing preparations are done (see The HomeVision Group's document: Countdown to Closing), the boxes are packed and on the truck, and it's time for one last look around before you head out to the closing.

Whether your closing is scheduled for 9am or 3pm, it's a good idea to have the majority of your possessions out of the house the night before. This allows time for the last details of making sure you have enough time to finish cleaning. If it fits in the budget, we strongly recommend that you hire someone to do your final cleaning. You will have worked hard to get to this point and, frankly, once you land in your new home you'll have plenty to do!

You do not need to be present for the Buyers' walk through prior to closing. You do need to be sure that:

the attic has been emptied
the refrigerator has been emptied
you have removed everything that was "excluded" in the sale
you have not removed anything that was "included" in the sale
utilities should be in the name of the Buyer and should still be turned on

Collecting Food for the Ridgefield Food Pantry

Continuing a five year tradition, the agents at Keller Williams Realty, Ridgefield & Danbury, CT recently conducted a food drive to stock the Ridgefield Food Pantry and with the generosity of our neighbors shopping at Stop & Shop, we contributed over one ton of non-perishable food.

As we all know, in these challenging economic times, more families are finding it hard to keep the lights on and food on the table. In a conversation with Carol Konner of Ridgefield Social Services, I just learned that the state's subsidy for those who need help paying their heating bills has been cut to such an extent that people who collected $800 last year to pay for heat will only be eligible for $100 this year.

In all likelihood, the Ridgefield Emergency Fund which contributes to those in need will require an infusion of donations to keep up with the need this winter. I was totally unaware of this. My request is, "Do what you can" to assist your neighbors in need, wherever you are. Keller Williams Realty will be actively contributing to both Danbury and Ridgefield organizations, continuing our company's tradition of KW Cares: helping people where they live.

Buyers Market; What are you waiting for?

All the media say it over and over again...it is a buyers market, but some buyers are still holding back. Heres the current stats of our market;

Prices are down. In Ridgefield, your can consider a 4400 sq ft house for $900,000! Gee, in 2003, that house could have been $1.2M!
Inventory is up..currently 275 Single Family houses to choose from..the more the merrier, right!
The Mortgage crisis is settling down and many "see the light at the end of the tunnel!". Not to mention the fact that conforming mortgage limits have been raised allowing for MANY purchases here in Fairfield County, and buyers are much more "REAL" and qualified these days.
I have read some polls lately that some 75% of people think the Real Estate world will start to improve and be back on track where appreciation will be realized in 2 years.
SELLERS are MOTIVATED and really do want to sell. Some sellers are more realistic and have adjusted their prices to todays world...AND, in just the last 2 weeks, I have been involved in 2 MULTIPLE OFFER situations and heard of several others!! When was the last time we had that??? 2-3 years ago, maybe....

Some buyers are out there saying, " I am waiting for the bottom", then I will buy. Unless they have a real crystal ball, who can predict the future? We do know how far "real" prices have adjusted, and things are moving(As of 4.4.2008, there were 10% homes under agreement in Ridgefield...we havent been that high in over a year! And, an additional 27 homes pending to close!) If a typical buyer were to keep waiting, there is no guarantee prices will continue to adjust, and they could miss out on the extension by the Feds to increase the Conforming Mortgage limits through the end of the year.

October celebrated National Fire Prevention Month. Our sales team had reason to take extra note of this event. One August 1, one of our team members lost her home in a quickly moving electrical fire. One minute they were packing for vacation, the next minute they were on the front lawn watching their home engulfed in smoke. Everyone escaped because they simply left the house as soon as they realized it was on fire.
