first time home buyer: Tips for a Painless Closing - 12/16/07 07:09 PM
The search is over, the negotiations have ended, the home inspection was a success, and the mortgage has been set. Finally, you come to the last step in the home buying process– Closing, or some call it Settlement. This is where the house transfers ownership and the title is in your name, home owner’s insurance is verified, you agree to the terms of the mortgage, and the keys are put in your hands. Once you leave the closing table, you can go to your new home as a homeowner! The build up of all the anticipation for the past few weeks

first time home buyer: When Making an Offer - 12/14/07 06:27 PM
In this market , it’s your game now Mr. Buyer. The offer that you decide to make only needs to make sense to you. Don’t worry about the thought of being rejected. The reason why, it doesn’t cost you a thing! However, an offer that doesn’t make sense to you could end up costing you a great deal of time and energy. Problem properties usually can be purchased at great prices, terms or even both at times. When a property goes into foreclosure or has been sitting on the market for months, any offer may look reasonable to a seller. Especially

first time home buyer: Times Are a Changing - 11/12/07 02:35 PM
As much as we don’t want to admit it, the Great Bob Dylan said it first, “The Times Are a Changing”. Can you believe how much has changed just in the past ten years? Just think back to 1997. People didn’t even think about having a cell phone on them, email was only used by computer geeks talking to their cyber buddies, and the only popular thing on the internet was AOL. Nowadays, people can’t leave the house without carrying their cell phones on them. Checking email is a daily routine and to some it’s a drug, checking their inbox at

first time home buyer: You Gotta Believe! - 11/12/07 02:05 PM
One of the best feelings in the world is somebody telling you that you were right. Well this has been pretty standard for me recently<sigh>. The reason being is the fact that we are in a full blown buyer’s market. I don’t know what it takes to get people to believe me, but the people taking advantage of the situation, love me. I get at least 1 phone call a day, with people asking me is it the right time to buy. My answer to them is, “There are a lot of homes on the market right now, which means you

first time home buyer: Great First-Time Home Buyer Loan! - 11/10/07 04:03 PM
From my experience, many first time home buyers out there are too unfamiliar with what loan options are available. Looking for a home is the first thing most home buyers tend to do (I’m guilty myself). We do our searches, make a list of the properties we want to see, and then go take a look. Somehow, by taking our income and other expenses, we come up with a formula that shows us how much we can afford. Come to find out that, when we want to write an offer on that perfect home, we can’t even afford the payment..”that’s weird,

first time home buyer: The Time is Now cont... - 10/17/07 01:00 AM
Last week we talked about getting into your first home and depending on your age and current situation I have outlined several different ways to make this work. 1. Getting a second job: Now this method isn’t for everyone but if you have a strong work ethic and an understanding of the benefits of home ownership this may be for you. 2. Roommates: This one isn’t for everyone either. Roommates if not selected carefully, can be a problem as opposed to a benefit. If they don’t clean up after themselves or pay their portion of the bills, there can be problems.

first time home buyer: The Time is Now! - 10/09/07 03:53 PM
If you are a renter wondering when you will ever be able to own a home, I have good news for you, the time is now. Between a large inventory of homes and interest rates still low, you can buy a house you could not afford for the last few years for a reasonable price. If you do your due diligence (research), you may be able to find a home that needs what we refer to in the industry as, lipstick or minor repairs. Repairs such as paint, carpet, minor upgrades and a good cleaning, can take thousands off of the
