florida real estate: Foreign buyers picking up Florida real estate - 01/31/10 12:09 PM
Much of the recent increase in Florida home sales can be attributed to foreign buyers. These investors are cash buyers and can usually only purchase homes because of this; otherwise they are excluded from financing because of their nationality. “Sixty percent of our buyers are foreign,” said Joe Milton, president and chief executive of J. Milton & Associates in Coral Gables. Milton wants to see more financing options for foreigners, as he predicts that real estate investment will increase even more if this happens.“International buyers are activating this market and reactivating sales,” said Jenny Huertas, the international sales director for Condo Vultures,

florida real estate: Nothing has changed, except the price! - 05/11/09 01:45 PM
Buyers, you have no doubt heard that sales are moving again in southwest Florida. What an understatement! Sales are moving in a big way. In March of this year, home sales in Lee County accounted for 1,504 transactions versus 564 for March 2008.Now anyone can argue that foreclosures contributed to this. They did! Record low pricing also contributed, so did historically low interest rates, and so did the $8,000 tax credit to homebuyers. But the single biggest contributor was the area itself. It is still sunny, warm, beautiful southwest Florida. It is the same place that people aspire to retire to, that

florida real estate: News from southwest Florida - 03/18/09 01:34 PM
Competition is really heating up in the southwest Florida market. During a recent buying tour with an out of state client, we encountered multiple offers on nearly every property that we placed offers on. My client, like many others, was looking to pick up a great second home at a very good price. Not very difficult you might think, considering the number of homes for sale in our market.Once we waded through the overpriced listings and discarded the short sales (short on sales, long on time!) we came to the bank or corporate owned homes. Now my buyer thought that just

florida real estate: Finding the market bottom-Did you miss it? - 03/06/09 10:57 AM
Having a somewhat analytical mind, I have understood why people have been patient and even hesitant to get in the real estate game. Now the practical side of my mind has come to the surface and I decided to share some of my current thoughts as to when really is the right time to buy.Well we all know about interest rates by now. They continue to remain near record lows. And despite many lenders attempts to not want to share their bailout money, (FHA minimum credit score requirement is 600, many lenders carrying FHA raised their requirements to 620!), financially it's

florida real estate: The buyers are out there! - 03/01/09 09:54 PM
This is the first opportunity I've had in nearly a week to sit down and compose my thoughts. We have been showing property every day this week. I could have sworn that someone said real estate was a bad business to be in right now. To be completely honest, I've never enjoyed it more! There are no gimmicks. Lenders are working with realistic rates and terms, not ridiculous meltdown mortgages. People can actually afford to buy a home as sales are up and prices are down. The median price of an existing single-family home in Lee County fell to $94,900 in
