Why do some folks like new homes, and other's like "well worn" homes? This question occurred to me yesterday during a marathon showing session with a couple and their children that were being transferred to the area this summer.
A few days before, we refined our list of homes and were careful to make sure the homes were in safe neighborhoods with good schools. On the day of showing, about 8 homes in, we turned in to a neighborhood that looked different from the previous neighborhoods. All the tree's were young, the yards were all perfectly manicured. We've seen the pricing strategy of pricing a home undermarket to solicit multiple offers gain steam over the past 6 months. The bank owned properties really got this strategy moving about the middle of last year. Since then , we've seen property owners using this same strategy with success. Not only are these properties selling quickly, in some cases, they are selling for more than list price. Buyers need to be aware of the strategy, and be sure to fully investigate market value before making an offer.

We've seen sizable increases in the number of sales happening, as well as some price stabilation in areas of Ventura County. Housing affordability in Ventura County has increased dramatically according to the California Association of Realtors. C.A.R.'s First-time Buyer Housing Affordability Index measures the percentage of households that can afford to purchase an entry level home in Ventura County. C.A.R. reports that the Index is the most fundamental measure of housing well-being for first-time buyers.
In the second quarter of 2007 First-time Buyer Housing Affordability Index shows that only 25% of Ventura County residents could afford to buy an entry level home. ventura real estate: FHA Foreclosure Rescue - Will It Really Help? - 08/21/08 12:10 PM
FHA foreclosure rescue is a refinance program for homebuyers with problematic subprime loans. Here's the specifics: Lenders would write down qualified mortgages to 85% of the current appraised value and qualified borrowers would get a new FHA 30-year fixed mortgage at 90% of appraised value. Borrowers would have to share 50% of all future appreciation with FHA. The loan limit for this program is $550,440 nationwide. Program is effective on October 1, 2008.

Remember that commercial a few years ago for an office supply chain where the parents were skipping happily through the isles and the kids had sour looks on their faces?
