New York is a big and diverse state. Regions are almost like different countries and counties have neighborhoods that are islands of luxury. If you are doing a comp for a home in some areas you'll find 2 1-family homes (same type) a couple of houses apart with a $100,000 price difference and the owner swears that that's his selling price.
You cannot blame the listing agent for pricing the home because the owner have to agree on the selling price. Painfully I know a broker that had to reject a listing because the owner wanted a price that was not appraising at the value that he wanted, so he went an got his own appraiser for that price and not amount of talk will move him. After a while you'll see a "for sale by owner" sign in the lawn and then another bigger one in the fence and a month later another one in the window. Brave man this owner, he already move his family before putting the house on the market. The signs are gone, the house is empty but is not sold.
