      <title>Tips for having an Open House</title>

You will definitely get a lot of curious neighbors coming into the home which is a great way to get the word spreading.&lt;/p&gt;
&lt;p&gt;To prepare for the open house make sure the home is as clean as possilbe and free of clutter. Turn on a few lights and open the curtains to assure a bright feeling to the home. Would not be a bad idea to bring along a bottle of air freshener to give the home a nice smell.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The outside of the home is the first thing your potiental buyers will see. Make sure the lawn is cut and the bushes are trimmed and there is no clutter in the yard. &lt;br /&gt;Park the cars along the curb if you can, free up the driveway. &lt;br /&gt;&lt;br /&gt;Let the neighbors know, they will no doubt wonder why there may be a bunch of people coming and going from the home. &lt;br /&gt;Have a sign up sheet ready at the front door. You want to get their name, address, phone number, email if possible and how they heard about the Open House. &lt;br /&gt;&lt;br /&gt;You are going to run across buyers who may not be serious but just looking. Making a good impression without giving out too much of your valuable time will give you opportunity.They may call a friend who is looking for a home and recommend you. Have your business cards ready.&lt;br /&gt;&lt;br /&gt;Your buyers will arrive with questions. Make notes of key places and the distance, like grocery stores, schools, malls, airports ahead of time. &lt;br /&gt;Inside the home will bring questions as well, how old the air conditioner is or the roof, make sure you have an estimate time frame for this as well. &lt;br /&gt;&lt;br /&gt;Give your buyers reasons for the homes potential . Maybe it has a bonus room that could be used as another bedroom or office. A garage turned into a game room. &lt;br /&gt;Let them know that any large or construction improvements will need to be checked with the county or city permit office and they can answer questions too.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Other key tips are:&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;o Have the Open House on the Weekend&lt;br /&gt;o Keep the Hours between Noon and 5PM&lt;br /&gt;o Advertise the Open House with Flyers and Classified Ads&lt;br /&gt;o Place signs along the main roads leading to the home&lt;br /&gt;o Bring Drinks and Snacks for you and/or your Guests&lt;/p&gt;

      <title>Best Source for Pre-Foreclosure Info is at Your County Court House</title>
      <description>&lt;p&gt;The best source for pre-foreclosure information is the county courthouse. &lt;br /&gt;Real estate transactions are recorded in the county in which the property is located.&lt;br /&gt;&lt;br /&gt;You will need to look for the pre-foreclosures in the county you are interested in. A property in residing in county #1 cannot be found by looking in county #2. This information is public record and anyone can simply go and look at it.&lt;br /&gt;Most county courthouses are big imposing buildings filled with lots of official departments and offices.&lt;br /&gt;&lt;br /&gt;The first trip to the courthouse can be intimidating to the nervous visitor. Make the process easier by getting some information in advance. &lt;br /&gt;Call and ask which office or department handles real estate transactions. Generally, it is the county clerk or county recorder&amp;rsquo;s office. &lt;br /&gt;Call this department and get some basic information such as where in the courthouse they are located, what hours they are open to the public, etc. &lt;br /&gt;&lt;br /&gt;Courthouse records have valuable information for pre-foreclosure investors. &lt;br /&gt;What exactly are you looking for? &lt;br /&gt;That depends on what phase of pre-foreclosure you are dealing with and the state in which &lt;br /&gt;you are located. In trust deed states, for example, you will look for Notices of Default.       <title>Extension of First Time Homebuyer&#8217;s Credit</title>
      <description>&lt;p&gt;A one year extension of the first time home buyer tax credit bill has been passed by the House of Representatives unanimously, for service members serving overseas. &lt;br /&gt; This will apply for men, women and their spouses of the Foreign Service and intelligence who served outside the US for at least 90 days in 2009 and served an official extended duty. &lt;br /&gt; Another benefit to this bill is that if the service member sells their home within three years of purchase because of deployment, it will eliminate the repayment penalty for firt time home buyers. It is now in the Senate for consideration after passing 416-0. &lt;br /&gt; &lt;br /&gt; Updates on the first time home buyers credit does not stop there though.       <title>We took a weekend Get Away at the Bahama&#8217;s Atlantis </title>
      <description>I gave Debbie a birthday weekend get a way in one of the most beautiful places Bahama&#8217;s &lt;br&gt; Atlantis. We had a great time and enjoyed the waterfall just out side our room, the crystal clear &lt;br&gt;ocean and golfing off the 6th hole. The golf course at Ocean Bay Golf Club where Michael &lt;br&gt;Jordan holds his charity tournament events once a year was stunning.&lt;br&gt;&lt;br&gt;

We also went to the Underwater aquarium tunnel at Atlantis in the Bahamas and saw up close &lt;br&gt;the  swordfish and barracuda swimming right before our eyes.&lt;br&gt;&lt;br&gt;

      <description>&lt;p&gt;When preparing for a closing with your BUYER you will need to do the following steps with the Title Company.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;TITLE WORK:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;What is Title Work? There are three stages to Title work which is as follows:&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;1. Preliminary Title Search - The initial stage of researching the property history. You can ask the title company you have partnered with to pull the Title.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;2. Title Commitment - When the Title Company insures the New Buyer that there are no liens or encumbrances against the subject property or Seller.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;3. Title Policy Transfer - When the Title is transferred to the New Buyer which usually takes 2 to 4 weeks.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;SUPPLYING THE PURCHASE AGREEMENT TO THE TITLE COMPANY:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;It is important when you order Title Work you immediately submit a copy of the Purchase Agreement signed by YOUR BUYER to your Title Company.&lt;/p&gt;
&lt;p&gt;The Purchase Agreement tells the Title Agent exactly what the terms and conditions of the transaction are and what the Title Company needs to do to prepare the closing documents.&lt;/p&gt;
&lt;p&gt;The Title Company should also do a name search on the Seller and the Buyer of the property. If you are selling in a corporation or a limited liability company (LLC), they will need a copy of your corporation papers.&lt;/p&gt;
&lt;p&gt;Some Title Companies will go on the internet and pull that information off the public records for you.&lt;/p&gt;

      <title>This BPO worked just like Hunter teaches&#8230; to the letter</title>
      <description>&lt;p&gt;&lt;strong&gt;My Students, Jeff and Earnie were paying attention!&lt;br /&gt;How rewarding to see them succeed!&lt;br /&gt;Here is what they sent to me after preparing and doing a BPO with an agent.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;1. I reviewed the 12 steps of a BPO that you instructed after I was informed from Hunter&amp;rsquo;s office of the BPO to be scheduled.&lt;/p&gt;
&lt;p&gt;2.     Prepared the BPO package.&lt;/p&gt;
&lt;p&gt;3.     Called the BPO agent and went over the qualifying questions as instructed from the 12 steps and gather information&lt;/p&gt;
&lt;p&gt;4.     Set the date and time to meet at the property and exchange contact information with the agent&lt;/p&gt;
&lt;p&gt;5.     The day of the BPO I arrived at the property 30 minutes early and open the property up and removed signs and flyers&lt;/p&gt;
&lt;p&gt;6.     I laid the BPO package on the kitchen counter so the agent would see it&lt;/p&gt;
&lt;p&gt;7.     The agent arrived and we introduced ourselves and began to make small talk about the weather, and etc&amp;hellip;&lt;/p&gt;
&lt;p&gt;8. I introduced myself as the gopher guy for the company that was working for the bank to liquidate the property&amp;hellip; and just laughed&amp;hellip; then she laughed and said me to.&lt;/p&gt;
&lt;p&gt;9. I told her this was a nice property and shared with her that I had heard the sad story of the lady that lived here&amp;hellip; worked on the agent&amp;rsquo;s emotional side&amp;hellip; we connected&lt;/p&gt;
&lt;p&gt;10. I let the agent go through the house on the main level by herself the first time, then asked her if she seen some of the problems with the home and she said no, so I walked her through the whole house and started pointing out problems and save the MOLD for last. The MOLD nail the coffin s&lt;/p&gt;
&lt;p&gt;hut!&lt;/p&gt;
&lt;p&gt;11. Helped her measure the home on the outside and as we walked we discussed the market, years she was in the business and what she thought of the MOLD in the house. She said, it will most likely need to be addressed.&lt;/p&gt;
&lt;p&gt;12. As we walked back into the house she asked me about the file on the kitchen counter and I said, oh! That is for you&amp;hellip; the company working with the bank prepared it for her&amp;hellip; and asked me to deliver it&amp;hellip; again I am just the gopher&amp;hellip; and laughed. I said I think there is a contract, repairs, and some comps or something like that. She said GREAT, and grabbed the file and walked out with it. As she walked out she opened the file and browsed through it and then said thanks for the information, my time and working with her and she would be in touch if needed. Then she left.&lt;/p&gt;
&lt;p&gt;13. This BPO worked just like Hunter teaches&amp;hellip; to the letter of the text book, which Earnie and I invested in.&lt;/p&gt;

      <title>As Seen On What?</title>
      <description>Researching the internet I come across websites that have banners stating as seen on CNN or MSN or ON TV. &lt;br&gt;
I try to click on them and find the there is no link to tell me what they did.&lt;br&gt;
I wonder if some are really associated with those company's or just using them for hype.&lt;br&gt;&lt;br&gt;

      <title>What is a BPO Appraisal?</title>
      <description>&lt;p&gt;A BPO stands for Broker&amp;rsquo;s Price Opinion. A Real Estate Agent or Broker performs it. The purpose of the BPO is to determine the value of the property. The fee from to the Mortgage Company is between $50.00 and $75.00 versus an Appraisal that ranges from $250.00 to $300.00.&lt;br /&gt;&lt;br /&gt;BPO&amp;rsquo;s can be done by Drive By, where the Real Estate Agent drives by and takes pictures of the outside only or it could be a full interior BPO is where the &amp;ldquo;Agent&amp;rdquo; physically goes into the property and takes pictures. A drive by BPO consists of approximately 3 pictures. Picture 1 is the front of the property, picture two is the side of the property, and picture three is the street scene of the property.&lt;br /&gt;&lt;br /&gt;An interior BPO is more extensive and includes pictures of the entire property, including all interior damage, which can affect the value of the property.&lt;br /&gt;&lt;br /&gt;The Mortgage Companies have BPOs done on properties when the Borrower/Seller becomes delinquent on his payments.       <title>TYPES OF FORECLOSURE </title>
      <description>&lt;p&gt;&lt;strong&gt;Judicial Foreclosure &lt;/strong&gt;&lt;br /&gt;A judicial foreclosure is a judgment ordered by a court in favor of a lender, ruling that the real property securing the debt should be sold under the foreclosure proceedings in order to satisfy the debt. This method is practiced in lien theory states, or those that use a mortgage to secure a lien against real property. The lien theory requires that a borrower hypothecate, or pledge, title to the property to the lender and that in the event of default, the lender, through court action, seek repayment from the borrower. The judicial foreclosure process is used in those states recognizing mortgages as the primary legal instrument securing a lender&amp;rsquo;s interest. A judicial foreclosure is a process involving the courts and is typically more cumbersome and costly than a non-judicial foreclosure. Furthermore, under this method lenders or lien holders are only allowed to recover the amount actually owed to them. In other words, lenders are not allowed to profit from the sale. Any overage that may occur because of competitive bidding must be returned to the original owner or borrower. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Non-judicial Foreclosure &lt;/strong&gt;&lt;br /&gt;A non-judicial foreclosure, unlike a judicial foreclosure, does not occur in a courtroom in the presence of a judge, but instead, occurs in the presence of a third-party trustee as previously set forth in the deed of trust. This method is practiced in title theory states, or those that use a deed of trust to secure a lien against real property rather than a mortgage. Recall that in title theory states, the deed is placed in trust with a third party until all terms and conditions contained in the promissory note have been satisfied. If at any time the borrower becomes delinquent on the loan, the beneficiary can instruct the trustee to file a notice of default in the county in which the property exists. The deed of trust contains a power-of-sale provision that expressly authorizes the lender to sell the borrower&amp;rsquo;s property through a trustee rather than a judge. The primary advantage of using a trustee rather than a judge is the ease with which this can be done.       <title>WHAT IS AN APPRAISAL? </title>
      <description>&lt;p&gt;An appraisal is the practice of developing an opinion of the value of real property, usually its Market Value.&lt;br /&gt;Usually, an appraisal expert has attained some type of designation through formal study and examination by a recognized body.&lt;br /&gt;&lt;br /&gt;&lt;a href=&quot;http://www.appraisalinstitute.org/ &quot; target=&quot;_blank&quot;&gt;The Member of the Appraisal Institute &lt;/a&gt;(MAI) and Senior Residential Appraiser (SRA) designations are awarded by the Appraisal Institute to those who pass certain tests, prepare detailed sample reports, demonstrations and complete years of appraisal experience.&lt;br /&gt;&lt;br /&gt;Other highly credible organizations that award appraisal designations include the National Society of Real Estate Appraisers, the American Society of Appraisers, the International Association of Assessing Officers, and the National Association of Independent Fee Appraisers.&lt;br /&gt;&lt;br /&gt;Designations from these associations assure that the appraiser understands the principles of appraisal and subscribes to a code of professional ethics.&lt;br /&gt;All states are now required to license appraisers of real property. You can find local appraisers in the phone book, online, through your local Real Estate board or usually by word of mouth.&lt;br /&gt;&lt;br /&gt;Value should be qualified as well. There are different types of value. The majority of appraisals seek to find market value. This is what the property is&lt;br /&gt;worth to typical purchasers in a normal market. The Appraiser will always request a copy of the Purchase Agreement so they know what the&lt;br /&gt;Buyer is willing to pay for the property.&lt;br /&gt;&lt;br /&gt;If you are interested in what the property is worth under your personal circumstances, an appraisal can be made for investment value. An appraiser should be able to give an opinion of value under any conditions, as long as they are spelled out at the outset.&lt;br /&gt;Most appraisals are used for factual support.&lt;br /&gt;&lt;br /&gt;During the time that you negotiate with the Lender, they require either a BPO or an Appraisal.       <description>&lt;p&gt;It is important that you know what a property is worth so that you can negotiate with the Seller/Bank. &lt;br /&gt;There are many different ways to determine the approximate value of a property. &lt;br /&gt;If the value of the property is close to what is owed on the property you will have to obtain a short sale in order to purchase the property. &lt;br /&gt;The property values in Florida are changing daily like many other States. &lt;br /&gt;Knowing the condition of your market whether you are in a hot market, down market, slow market or fast market is an important factor. &lt;br /&gt;The true value of the property comes into consideration when dealing with the Mortgage Companies. &lt;br /&gt;Below is a list of ways that you can determine the value of the property. &lt;br /&gt;Please note that when considering comparables on the property you will need to look at houses that sold within 1 mile radius or less&amp;nbsp; with no more than a sale date of 6 months back from the date you are analyzing the property. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Multiple Listing Services (MLS): &lt;/strong&gt;&lt;br /&gt;Having access to the Multiple Listing Services is a great way to determine the true value of the property. &lt;br /&gt;You should build rapport with a Realtor so that you can have access to the MLS if you are not a Realtor yourself.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&lt;strong&gt;Property Appraisers Office: &lt;/strong&gt;&lt;br /&gt;This information you would obtain from your Property Appraisers Office, in the County which the subject property is located. &lt;br /&gt;Usually you can find this information on the internet.&lt;br /&gt;When on your Property Appraisers website, look up the subject address and search for comparable sales in the neighborhood. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Zillow: &lt;/strong&gt;&lt;br /&gt;This information you would obtain from &lt;a href=&quot;http://www.zillow.com&quot; target=&quot;_blank&quot;&gt;www.zillow.com&lt;/a&gt;. In the search field, on the website, type in the address of the subject property.&lt;br /&gt;It is OK if you do not have the zip code but it will probably work better if you did. Click on GO.
