In the Ocala Florida Real Estate Market, We are currently experiencing a Buyer's market. A Buyer's Market is where inventory is high and there are few active qualified buyers. There are more homes listed for sale than there are buyers. Because of this, the market moves at a slower pace. The homes listed for sale are staying on the market longer. This basically means that buyers now have a greater amount of choice. Buyers can be more picky and choosy.

Some buyers may put the current market condition to the test. They may give low offers to find out how low a seller may go. But the truth of the matter is that the market is always the market.

Yes, some sellers who are still caught up in the sky-rocketing values from the recent hot market are beginning to realize that they need to bring their asking prices down. Some buyers believe prices should come tumbling down. But sale value statistics and economic factors are good and still show true value in real estate. According to Freddie Mac , the annual appreciation of homes in the United States over the last 40 years has been 6.4 percent annually. Any investor will tell you it normally takes time for value to show a substantial increase. Real estate is a sound investment. In today's current market condition, the value is simply gaining at a slower percentage rate. It is a great time to buy!

There are many homes on the market today that are priced to sell. So why aren't they selling?

Properly priced homes are selling! According to The National Association of Realtors, there will be more than 6 million home sales in 2007, and 2007 is expected to be the fourth or fifth best year in history.

Selling a high inventory of homes, takes more work than selling in a Seller's Market. In a Seller's market, homes are sold quickly. Sometimes they are sold in hours.

In a Buyer's Market, the REALTOR needs to spend more money advertising and more time marketing. Approximately 86 percent of homebuyers begin their search on the web. Having several good web-sites would be one of the first things to do. Getting your web-sites optimized on search engines would be second. Placing listings on web sites should contain Visual Tours - very important. Buyers want to see pictures.

Next, I suggest very creative marketing. Creating networks and continuing to market within these networks.

One of the most important factors that I am currently finding is the need to provide more education to the seller. The seller not only needs to be educated in market conditions, but also needs advice.

Sellers need to understand these important factors:

1. Buyers have choices in today's market, therefore they are very choosy.

Sprucing up the yard, entrance, and inside will make a big difference. The first step is going to be to get the buyers inside.

New paint, less clutter, a little staging and take down the family photo's. Buyers want to imagine themselves in a home.

Clean kitchen, clean bath, beds made, & sparkling windows. Replace dingy door knobs and light fixtures.

2. Make a Buyers consession.

Offer a Home Warranty, Free Landscaping certificate, or Home Improvement store gift certificate at closing. Pay for part of the buyers closing costs or association fees, etc.  Be creative. Buyers are looking for a deal.

3. Get a Pre-Home Inspection.

It is better to find out now if there are problems and to do repairs in order to get top dollar. Providing a buyer with report and repair receipt will provide a competitive edge.

4. The most important advice for sellers in a buyers market is to follow some of these guidelines, have a little patience and don't get spooked by national media.
