Every once in a while, I catch a colleague doing such a good job that she teaches me what a really good agent looks like.  And this week, KC Chronopoulos of Llewellyn Realtors, Inc. did just that.

Back in the day, when I was going to rookie school at the Shannon & Luchs Academy of Real Estate, they spent a lot of time on the rituals that ensue once we'd written a contract.  We were taught to call the listing agent, who would almost always arrange a meeting with her and the sellers so the selling agent could "present".

My stomach is in a huge knot.
My favorite buyers are at the gym distracting themselves by lifting weights, and I'm going to guess that they are using the really heavy ones.
Why?  Because we have spent the past 36 hours in that awful limbo between the time the offer is presented to the listing agent without yet being presented to the sellers.  It's the time during which several other offers have come in on "their" house, and my clients had to agree to raise their price to make theirs as competitive as they could without doing something stupid.  And it's … (17 comments)

I’m sitting in the lobby of a Long & Foster office in Bethesda at a contract presentation.  And, yes, I’m a little retro, but I decided to do it the old fashioned way.It’s multiple offers – but not too bad.  Just two of us.  The other agent emailed his offer earlier this afternoon.  I schlepped myself (and my MacBook Air) to the office to meet in person with the listing agent and the sellers.  Of course, you never know if you have the best one.  I know my buyers are well qualified (they have a lenders letter from a conservative local … (20 comments)
