For the past couple of days, one of my favorite colleagues has been helping his sellers choose among three good offers on their house. And like many multiple offer situations, each buyers had strong and not so strong elements to the contracts they had written. In this case, an otherwise strong offer was weakened by, not just the financing, but also the choice of lender. My seller just signed one of the offers that came in on her adorable house in Brookland. And they were both strong. One agent is had a lucky day, and the other, well, didn't.It was just one tiny, but at the same time huge difference in the offers.Lucky Agent’s offer included a lender’s letter is from a medium size local lender. The loan officer has been in the business for longer than I have, and when I called to ask how they would handle the appraisal, I liked his answer. They use a local appraisal firm familiar with in-town neighborhoods. Unlucky

OK, there is supposed to be a declining market in Washington, DC. Really? You coulda' fooled me! During August, I was involved on the losing side of a couple of bidding wars. Declining market? multiple offers: Is 'You Snooze, You Lose" Returning To The DC Area? - 01/26/08 10:56 PM
Earlier this week, I got a call from an agent who showed a listing I have last week. His people loved it, he said, but the husband was out of town until the end of the week. They planned to make an offer Friday or Saturday. This afternoon, Saturday, as I was driving to my Mother's 85th birthday party, he called to say he was sending it via MongoFax and would like to present it over the phone. I explained that I'd be available late this afternoon to take a look at it and would call him then. Then 20 miles
