No doubt about it.  A good looking virtual tour is an essential element to any marketing plan.  At the same time, it's important that what they see is what they'll get when they step our of their car and into the house or condo - or at least very close.

Today on our brokers' tour I saw a pretty house in Woodley Park, one of my favorite neighborhoods.
The MRIS information had a very well-done virtual tour, with professionally done photos taken of very well-staged rooms. If I were a buyer doing an on-line search, these photos would certainly get my attention and make me want to put this place on the top of my list.

Here in DC, it hasn't snowed a whole lot this winter.  But yesterday, as I was looking out my office window at the blooming azaleas and dogwoods, I found a virtual tour for a hugely expensive house, and there was snow on the ground from - last December?
Even the ice bridge to Erid Kodner's Madeline Island  has melted!   So it's time for us to melt the ice on or winter vitural tours, especially if we live someplace where everyone really remembers that day it snowed way back when!

In my office we have a professional photographer on staff, and he is the God of Photoshop.  I get a new listing, finish up with the staging, then our guy goes in and takes the photos – and he is really, really good.   He has a fabulous camera and lens as well as good lighting equipment.  And he knows how to use them like a virtuoso musician plays a fine instrument.
When he returns to the office, he downloads them onto his computer and begins to work his magic.  And he does it with integrity.

I just finished putting together a market analysis for a listing appointment.  It's a great condo near Dupont Circle, and I'd seen (even sold) a few of the comps.  There were a few, however, that I needed a virtual tour to get an idea of what the place looked like.
Well, one thing I was checking was designer vs. your run of the mill builder's bathroom.  And at one shot, I burst out laughing - the agent who took the tour photo forgot to put the seat down - must have been a guy colleague!

virtual tours: Do Your Virtual Tours Play That Eerie Background Music? - 08/20/07 04:44 AM
Earlier this morning, I clicked on a colleague’s virtual tour.  Like many tours these days, it had background music.  Now, I am an occasional professional musician and have pretty eclectic but strong tastes.  But no matter how diverse one’s musical tastes might be, my bet is that most people would find the background music on most virtual tours to be weird and distracting.  Before I could focus on the photos, I had to find the sound button on my computer and turn it off.  It sounded like The Twilight Zone!This is just my opinion, but I think that background music on … (15 comments)

Tomorrow, I am showing properties beyond my own back yard, in Leesburg and in Fairfax County, Virginia.  In the old days, I would have referred these buyers, but they are in a price range where it makes sense to show homes out there.  Also, the buyer offered to drive!  And like me, she has a navigation system in her car!

Last weekend, I had an Open House in a price range I don't usually work in.  It was very busy, and I picked up several buyers who came by and who were not already working with an agent.  This means that I have to do some homework to figure out what to show these people.
