I took this photo from the tea room area of DC's National Cathedral. 
On any trip to Washington, the National Cathedral is a great place to visit.  The church itself is amazing.  So is the gift shop - a great place to stock up on gargoyles.  But don't miss the tea room!  It's a quick elevator ride to the most spectacular views of Washington from anywhere in the city.

If you like woods, you'd love Forest Hills.  And if you like to be near great restaurants, book stores and other fun, you'll really like Forest Hills.  It's a neighborhood just north of the Van Ness Metro station east of Connecticut Avenue.

The homes in this neighborhood are quite spectacular.  One even has it's own ballroom!
Here is the basic sales data comparing 2011 with the prior year:ore homes sold in 2010:
More homes sold in 2011, and they sold in much less time than in 2010.  But the prices tended to be lower.

One of the things I love about selling old houses in Washington, DC is detail.  I to this photo, for example, at a very old house at 1 Logan Circle that is now amazing condos.  And as I was leaving, I was struck by the beauty of the staircase.  Some artisan sometime during the 1800's crafted this beauty, and it will remain stunning well into the 2100's.  Now if they could preserve women of a certain age this well...

It wasn't a whole lot.  Just enough to make the ground white and blow around to the sides of some of the trees.  It did not close down anything in the city.  By the time I woke up, the streets throughout Washington, DC were completely clear.
So this month, we are not complaining about the Washington, DC winter weather.  These storms seem to be dumping the white stuff to the south of us, then waiting until they are further north before turning into a serious blizzard.

Early this morning, I was on my front porch with a neighbor when I saw a stranger walking up the steps with something in his hand.  He introduced himself, and my first though was, "Oh, dear!  The Jehovah's Witnesses are getting an early start in Crestwood today!"
But this was not about the world ending or the salvation of my soul.  This was a little history lesson.

In Sequim, in Washington state's Dungeness Valley, the main crop is my favorite plant, lavender.  I took this photo at the Purple Haze Lavender Farm just outside of the utterly charming town of Sequim.  There are twelve acres of lavender, (organic, of course), and the place smells just heavenly!  The gift shop sells all things lavender, including soaps, oils, and even salad dressing!
And if you are planning a vacation, they also have rentals available that look like they'd be great fun! 
Oh, and they also have those monster crabs that taste amazing!

Their real name is Lagerstroemia, but we know them as crepe myrtle trees.  They get their name from the crepe-like texture of the flowers at the end of their branches.

  There must be a dozen of them on my block, with colors ranging from white to a deep red.  They seem to love the heat here in DC, and they even seem to thrive on neglect.    Crepe myrtles originally came to this country via Korea and China back in the 1700’s when a Frenchman named Andre Michaux imported some to Charleston, South Carolina.  Today, there are many varieties, … (25 comments)

Question #1 -My market area is...
It's sort of moderate, at least compared to last month, which was pretty crazy. Maybe it's giving me a breather before the famous Washington, DC summer market revs up.
Question #2 - My Current Housing Market Conditions... 
Our prices are holding and buyers are buying, although the May numbers are way down compared to last month, at least for homes priced under $800,000, which was the most you could pay and still get the $8000 federal income tax credit.

About ten years ago, a nice neighbor asked me for a favor.  His friend needed someplace to store some used appliances for a few months and he wondered if my empty garage that I've never used.  Being such a nice person, I said sure.
Four years later, they were still there, and I tried to call the friend, only to learn that he had left the area and joined some religious cult.

Like most world capitals, Washington, DC has many amazing homes.  Right now, there are 247 residential properties on the market with a price tag of over $1 million dollars. And during the 1st quarter of this year, there were 71 shown as having sold on the MRIS multiple listing service.  And here are the top five of those sales, in reverse order:

Rosalinda Morgan, this post is for you!  Just a few short weeks ago, this was bright and white and fluffy.  It looked sort of like the snow in the beautiful photo you posted today!  And now it's piled really, really high and melting really, really slowly and getting really, really dirty!

January was another interesting month for the luxury home market here in Washington.  If, for example, you look at the ten highest priced homes for sale in the District, you will find prices ranging from a low of $8,500,000 to a high of $39,500,000 (and that one debuted on the market for $49,000,000 over a year ago).  But the highest priced homes that actually sold were showing much lower numbers.

I used to have issues with Zillow.  Even wrote a couple of blog rants about them.  But I got to like these guys a lot more after I met Sara Bonert at an Inman Connect a few years ago.  And today, I started to like them even more, especially now that I have Spencer Rascoff's email address. 
When National Public Radio did a piece on Zillow.com a few years ago, I thought "No freakin' way!"  And they will convert me to a real fan the day they get the Zestimate on my house within 20% of it's actual value.  And I'll … (12 comments)

Sunday, driving home from my Open House, there was a news item on NPR that there were going to be 15,000 journalists covering the Democratic National Convention in Denver this week.
Can that be right, I asked myself?  That's a medium sized town in Kansas!  Where are they going to put them all?  Where are they going to sleep?  The delegates are taking up all the hotel rooms.  And why do they need so many?
